So, today's question comes ... Let me pull it up,聽聽

from Michael, and Michael wants to know about聽
starting up a property management company. And聽聽
[95]
this is an interesting conversation and Michael聽
is even more specific on what he wants to do. So,聽聽
[98]
we'll get to his question in a minute, but聽
let's talk about property management first. So,聽聽
[103]
property management is a necessary,聽
don't want to use the word evil,聽聽
[107]
but it's a necessary side of the property聽
of the ownership of real estate business.
聽
[111]
If you buy a rental property, at some聽
point the tenants are going to move out,聽聽
[114]
they're going to need a repair. They're聽
going to be a little bit late on the rent,聽聽
[119]
or unfortunately God forbid, you may have to evict聽
them or something like that. All those activities聽聽
[123]
are taken on by the property management side of聽
the business. Now, if you're a smaller landlord聽聽
[129]
that could be you, so you really are a property聽
manager, you're just doing the property management聽聽
[133]
types of responsibilities on your own.
Some larger companies have third-party property聽聽
[139]
management companies to do all those things for聽
them. Here's what I think ... And I used to have聽聽
[145]
a property management company, we managed about聽
115 units on our own. And I think that property聽聽
[150]
management is something that a lot of people聽
should do. If you have it in your wheelhouse,聽聽
[154]
if you have it in your time constraints聽
to be able to manage your own real estate,聽聽
[159]
there is no better lesson out there. There's聽
no weekend. There's no guru class. There's聽聽
[164]
no run to the back of the room session that聽
you can do that will teach you any more than聽聽
[169]
managing real estate on your own will.
So, there's no better classroom. So,聽聽
[173]
if you can swing it, do it. So that's the聽
education. That's why it's a yes. And you'll聽聽
[180]
also learn the business. You'll learn the ins聽
and outs, and you'll be able to watch your real聽聽
[185]
estate like a hawk. You'll be able to see every聽
nickel come in and out the door and you'll be聽聽
[189]
able to run it at a high level of integrity for聽
yourself. Now, that's the good side. The bad side聽聽
[194]
is property management can be very time-intensive聽
and especially if you've got a full-time job,聽聽
[199]
like today's question-asker Michael does, then聽
it can be a time constraint. It can hold you聽聽
[207]
back in growth of your business. And that is聽
why we ended up getting out of the management聽聽
[211]
business because it enabled us to grow.
I'm grateful we did it. I learned what I needed聽聽
[216]
to learn, but now we are not property managing聽
because really I'm focusing on growth. You will聽聽
[222]
get to that point as well, or you could just聽
business-ize your property management company聽聽
[227]
and get enough under management that聽
you can start making money from it as聽聽
[232]
part of your business. Now, let's get to today's聽
question. Those are the pluses and minuses of it,聽聽
[236]
but let's talk about Michael here. So, "My name is聽
Michael and I'm a commercial real estate agent. I聽聽
[242]
would like to start my own property management聽
company as a side hustle with one other partner聽聽
[247]
and we'd love any tips you can provide."
Now, first of all, running a property management聽聽
[250]
company as a side hustle is like ... Well, it can聽
become big quick. Michael, you would need to build聽聽
[256]
a really good system around management. So, you聽
would need to have an administrative assistant.聽聽
[260]
Some people involved that are doing some of the聽
doing and really good systems and processes,聽聽
[266]
like if this then that, type of thing. Now, I love聽
that Michael is a commercial real estate agent,聽聽
[271]
because that means that he can sell a building聽
to an investor and also say, "Oh, by the way,聽聽
[275]
Mr. Investor, I can manage that for you." So,聽
he can build his management company through聽聽
[279]
his core business of selling commercial real聽
estate. So, I should also mention the rest聽聽
[284]
of Michael's question here, because it's just聽
interesting and I don't have much that I can聽聽
[288]
say about it, but it's just interesting.
"Myself already being in the business," good聽聽
[292]
enough, "and meeting everyday people is聽
something that I would think would give me聽聽
[295]
an edge, but this would be the first business聽
either of us has started on our own." Still,聽聽
[299]
I think that you'll be a lead source for business.聽
This is where it gets interesting. "I specialize聽聽
[303]
in industrial buildings, but would like to聽
eventually end up owning a few of those." And so,聽聽
[308]
that's such a niche inside of a niche, inside of聽
a niche, Michael, and industrial buildings have a聽聽
[313]
few thoughts. I don't know if owners of industrial聽
buildings even use property management companies,聽聽
[318]
or if they just manage with an in-house team. I聽
don't know how many leads you're going to get for聽聽
[324]
people that want to have buildings like that聽
managed. But the fact of the matter is it's a聽聽
[328]
niche inside of a niche, inside of a niche. So, if聽
someone needs a service like that, you are going聽聽
[333]
to be the go-to and that's something to you guys聽
that they say, "The riches are in the niches."
聽
[340]
So, if you're wide and you provide everything to聽
everybody, you're going to be a commodity. But聽聽
[345]
if you are a super specific ... Like if Michael聽
decides to only manage commercial real estate,聽聽
[349]
that it's in industrial stuff, then there's not聽
that many companies doing that. And so, he's going聽聽
[355]
to be able to really focus inside that niche. So,聽
that's my thought on it, Michael, I don't know the聽聽
[360]
logistics of managing industrial because I don't聽
own any industrial. So, it's hard for me to speak聽聽
[363]
on that, but I do think that that is such a niche聽
that you might do well on it, just for that.
聽
[368]
So, bottom line, guys, property management聽
is something that you guys could look into,聽聽
[372]
there's pluses and minuses to it. But unless聽
you're looking to build a long-term business聽聽
[378]
around it and have hundreds and hundreds, and聽
maybe thousands of units under management as a聽聽
[382]
company that you own as your profit center. Unless聽
you're planning on doing that, you need to have an聽聽
[386]
exit strategy lined up if you're going to manage聽
yourself, to eventually hand it over to third聽聽
[390]
party-management, because [inaudible 00:06:32]聽
management will eventually stunt your growth. So,聽聽
[395]
