Welcome back. I'm Ted Thomas. And you're聽 probably wondering why I'm speaking to you today.聽聽

Well, for a lot of people, I'm America's tax lien聽 and tax-defaulted property expert, but I'm going聽聽
[10]
to give you some real insight. I've been doing聽 this for about 30 years. I started out working聽聽
[15]
with tax-lien certificates, and then I kind of聽 graduated to doing tax-defaulted properties.聽聽
[20]
I'm going to give you an insight into both聽 of those, but today's lesson, this episode,聽聽
[24]
is going to be how to buy a property by paying聽 the back taxes. So let me say that again,聽聽
[29]
for the edit, how to buy property by聽 paying the back taxes. I'll be right back.聽聽

Okay, well, I'm back. Okay, now, here's some聽 facts, and I'll give you a little background聽聽
[46]
about this tax-lien certificate business, and tax聽 deed business. There's 1,000s of these properties聽聽
[52]
that are auctioned nationwide every year, but聽 it's always done at a county, at a local level.聽聽
[57]
Now there's a reason for these properties going聽 to auction at such low prices. They go to auction聽聽
[63]
because people haven't paid their taxes. So聽 there's over 3,000 counties across America.聽聽
[68]
Now half of those counties approximately, will聽 sell tax liens; the other half of the counties聽聽
[74]
will sell tax deeds. Now tax lien simply means聽 that you're going to pay someone else's taxes,聽聽
[81]
tax deeds mean, you're going to actually聽 get a property. Now why on earth would the聽聽
[85]
county be selling these properties? They're聽 selling the property because someone hasn't聽聽
[91]
paid their taxes. Now, it's amazing, but there's聽 over 5,000 tax auctions every single year.聽聽

1,000s of people do not pay their taxes, at聽 least on time. And so in half of the states,聽聽
[105]
they sell a tax-lien certificate. When they聽 sell that, you go in and buy the certificate.聽聽
[110]
And when you do buy that certificate, you聽 basically pay someone else's taxes. That聽聽
[115]
way the people stay in the property. You聽 don't get possession when you do that.聽聽
[118]
What happens is the people stay in the property.聽 So it's very benevolent. They leave the people聽聽
[122]
there. But now those people owe you whatever聽 you paid, plus maybe 16%, or 18%, or 24%,聽聽
[127]
all the way up to 36% interest. Now, that means聽 there's big money to be made in the tax lien,聽聽
[133]
and the tax deed business. Now, if you are聽 buying tax deeds, you'd be able to buy those聽聽
[139]
for sometimes 5, 10, 20 cents on the dollar.聽 In both cases with tax liens and tax deeds,聽聽
[146]
there's no mortgage on the property when you get聽 it. So as I say, there's 5,000 auctions a year. So聽聽
[151]
not to worry, there's going to be plenty of these聽 for everyone. So it's a huge, huge business. Now,聽聽
[156]
how are you going to find out about it? Well, I'm聽 going to teach you a lot about it in this series,聽聽
[160]
but you could, of course, go online and research聽 them there. You can go to the local county and聽聽
[165]
research them there. And then in many cases, the聽 local county will advertise in the newspaper. But聽聽
[170]
most people don't know what the newspaper means.聽 Now, I don't know your county, and I don't know聽聽
[174]
where you are right now. But sometimes there's聽 only five properties at an auction. Other times,聽聽
[178]
there will be as many as 2,500. Now you can聽 imagine when they're trying to sell 2,500,聽聽
[183]
that's going to be a big auction, a lot of people,聽 lots of activity. I can't get all that done today.聽聽

But in a future lesson, I can tell you a lot more聽 about that. But one of the things I want to make聽聽
[193]
sure you do is I want to make sure you don't make聽 some big mistakes. So let me tell you about the聽聽
[197]
big mistakes before we go any further. Now, this聽 is important to you, because people make these聽聽
[202]
two mistakes all the time. And then instead聽 of the auction being something where they go聽聽
[206]
home with a big check and make themselves lots of聽 money, they end up getting their hand slapped and聽聽
[211]
something goes wrong in their life. So big mistake聽 number one is people go to an auction, they raised聽聽
[216]
their hand, they want to buy an auction property.聽 However, they haven't looked at the property. Now,聽聽
[223]
I'm going to teach you how to do this online. So聽 wherever you're watching me right now, you could聽聽
[227]
sit there and buy in all the different counties聽 in the United States. I'm also going to teach you聽聽
[231]
how to do it when you actually go to the physical聽 auction. But either way, you need to look at the聽聽
[236]
property, so that you know what you're buying. You聽 don't want to buy something that you don't know聽聽
[240]
what you're getting. Now you're saying, "What do聽 you mean, Ted? It's an auction. It's going to be聽聽
[243]
a great deal." Maybe you think there's a picture聽 of it. Well, it could be a picture, but how old?聽聽
[248]
Towns and communities have hurricanes go on.聽 Buildings have fires. All kinds of things happen聽聽
[253]
on property. So you want to make sure that you've聽 looked at the property before you buy. You'd hate聽聽
[258]
to buy a property, and then find out when you got聽 there, it had burned down the night before. So you聽聽
[262]
always need to look at the property. Now what's聽 the next thing you want to do? The next thing聽聽
[266]
that's a big mistake people make is they haven't聽 thought about what they're going to do to sell it.聽聽
[270]
So if you're going to sell a property, I don't聽 want you to assume that you know what the price聽聽
[274]
is you're going to sell it for. I don't want you聽 to assume that that it's a good property or a bad聽聽
[278]
property. You need to have looked at the property.聽 And now you can determine how that you're going聽聽
[282]
to sell the property. That's going to determine聽 your exit strategy. So if you don't have an exit聽聽
[288]
strategy, you really need to think thoroughly聽 before you go to this auction. So those are the聽聽
[293]
