What to know when buying a flipped聽 house? I've done hundreds of deals聽聽

and I know exactly where people are cutting聽 corners and what you need to look for.

In today's episode, what we're going to go聽 over is how to tell if a house was flipped聽聽
[24]
correctly and what I mean is was it done right.聽 I'm going to give you certain things to look for,

whether corners were cut or shoddy work was聽 done. Stay tuned through the end and I'm going

to introduce somebody that is critical that you聽 bring on when buying a flipped house. First of all,
[40]
did they just do a hack job or did they hire a聽 general contractor to do the work? We get a lot聽聽
[45]
of fly by night people that are doing bad jobs聽 that you want to pay attention to. You do not want聽聽
[51]
to be buying one of those. Here's the things that聽 I look for when I'm looking at a house that maybe聽聽

was being flipped. I want to know is the person聽 that did the job licensed and bonded? Did they聽聽

do the job correctly? Is it more of an independent聽 person? Is he licensed and how many properties has聽聽

he done? Are the things that they touched, do聽 they need permits? So, typically what I'll do聽聽

also is I'll look at before and after photos. Maybe聽 you could find an old MLS photo versus the new聽聽

where walls moved. If so, did you need a permit聽 to do that? Was it a structural wall? These are聽聽

load-bearing. If it's load-bearing, these things聽 need to have new structural supports done and聽聽

you'll need a structural engineer to sign off on聽 it. A lot of people just start removing things and聽聽

they don't necessarily know if they can or cannot聽 be, that's why you need a licensed contractor聽聽

or a structural engineer and or a permit for聽 all of these things. So, if you go into a house聽聽

and you essentially see a lot of work done like聽 new electrical panel, you have new plumbing, walls

have been removed, HVAC systems, things like that,聽 maybe there's an addition, these are things that聽聽

could hinder it if you go to sell this property聽 or you may be forced as the new owner to pull the

permits and do all these things so make sure you聽 check these things ahead of time versus getting聽聽

yourself into a headache later. As an investor and聽 flipper myself, I know what to look for. You want to聽聽
[142]
make sure you're looking for the finished product.聽 Are there big gaps? Do the doors not shut right? Do聽聽

the cabinets not shut right? Are things off? You'll聽 start calculating these as you walk through the聽聽
[153]
property. These are a sign of things that are done聽 behind the walls if you're seeing them in front.

If you're seeing issues as you walk through the聽 house, what you're not seeing is behind the walls聽聽

and what kind of issues could be lying there. One聽 of the things that I like to do for the new owner聽聽

is I put together a binder. This binder consists聽 of the contractors that we used. It consists of聽聽
[174]
any permits that needed to be pulled, all of聽 the warranty paperwork. It could be the color聽聽
[179]
palettes that we have throughout the house where聽 we bought these things, so they know and understand聽聽

where their warranty paperwork is so if they ever聽 do have an issue, they could contact them directly聽聽

versus contacting you and if you're looking聽 at a house that has that binder put together,聽聽

it usually means that person's pretty organized聽 and has done this quite a few times. What I often聽聽

ask for and what I recommend people do is pull the聽 last 4 or 5 properties that they've done, ask聽聽

for them. You could also just look it up by their聽 LLC if they're flipping them under their LLC's,聽聽

you could look up those and even contact those聽 people if needed. Ask for a referral. I gladly聽聽

give people referrals to the properties I flip. In聽 fact, sometimes people people even say hey, if you聽聽

have someone that is looking at buying one of your聽 properties, we'd be more than happy to talk to them.

If it's an older house, things that they've聽 replaced, has the electrical been updated?聽聽

Is there a new panel? How much of the electrical聽 was replaced? Do they have photos of the stuff聽聽

that was replaced? Plumbing. Plumbing is a big one.聽 Sometimes I see people, they rehab the entire house聽聽

electrical everything and then they get to the聽 plumbing and they cut it short. They don't get聽聽
[251]
rid of the galvanized metal leaving it cracked,聽 it could be brittle. I've made that mistake once,

I'll never do it again. Now, when I go in, I replace聽 the galvanized steel and make sure that we have聽聽
[264]
brand new sleeves throughout the house and to the聽 street. What I recommend everybody do when they're聽聽

buying a house that's been flipped, you want聽 to make sure that you hire an inspector to go聽聽

through that house and inspect everything. They're聽 experts at this, they've done this before, they're聽聽

going to catch stuff that you and your agent聽 have not. These people do this all day long, you聽聽

want to do this for a few reasons. 1, you want to聽 determine if what you're buying is actually a good聽聽
[288]
product or if you're going to have a headache聽 in the future. You don't want the headache and聽聽

if there are issues, you want them fixed by the聽 contractor, by the seller prior to closing. Doing聽聽

this is going to help you flesh out any potential聽 issues that are unforeseen, could be the things聽聽
[305]
behind the walls, under the ground, in the ceiling,聽 that you cannot see. Hiring a licensed professional聽聽
[311]
to come out and flush those things out is going聽 to help you in the long run. Some of the stuff聽聽
[315]
that I see that I just don't understand is I'll聽 walk a property that's just being flipped and the聽聽
[321]
floor is popping up or these all these different聽 things that are issues, the handles are falling off.

These are probably properties that you want聽 to avoid. I went to go buy a property one time,

it's under contract and I noticed there was an聽 addition done so I couldn't find any paperwork聽聽
[336]
on it so I went down to the city to find out聽 that this addition was done without permits, that聽聽
[342]
was a pretty decent size square footage of the聽 house so that had- that deal needed to be totally聽聽
[347]
renegotiated and they did come down significantly聽 on the price. This is something you need to look at.

These are things that can potentially happen聽 so luckily by doing that and doing my due聽聽

diligence, I was able to save a lot of money on聽 that and then turn it for a win in my favor later.

of the craziest stuff that you've seen people do聽 when flipping a house in the finished products or聽聽

lack of finished products that you've seen. So I'm聽 going to go back to the contractor because I think聽聽

it's important. If the property's been flipped聽 and they hired a general contractor to be able聽聽

to look at the work that that person's done and聽 look up their license and look at any complaints聽聽

that they may have, these are things that if other聽 people are complaining about certain things, you're聽聽

probably going to be complaining about them too.聽 Anyways, things to look for in the contractor聽聽

when buying a house that's been flipped. So, some of聽 the stuff that I notice when I walk through houses聽聽

and that I've seen throughout properties is maybe聽 the floor is popping up, baseboards coming off,

the doors don't even sometimes close correctly,聽 water is not working in some parts of the house,

windows don't close, maybe they even have聽 different types of paint on the same wall,聽

not intentionally. And one of the craziest聽 things I saw was an addition that was done,聽聽

it was permitted but it was at an angle聽 and so they just tiled it and kept going.

There's some crazy things that you see when聽 people flip houses and sometimes you could聽聽

tell they just weren't paying attention to the聽 details. Maybe you're buying this property as a聽聽
