We got Mike here he's with SwimCo Pools and the pool that we came out today was
[4]
green so as soon as our company comes out we see the pools green we no longer
[8]
try to take on this ourselves and we try to call out an expert so or we tell the
[13]
agent or the client to call it an expert so they called out Mike and he's going
[17]
to walk you through some of the signs of the things he saw on this pool
[26]
Going with a pool looks like this when you walk up to it the first thing you
[30]
see is oh my goodness I've got a cleanup job in hand and that that would be
[36]
basically a good thing in most cases if it was just a cleanup but a lot of times
[40]
there's so many other things that are going on with a swimming-pool like this
[42]
that the expenses get what quite a bit larger depending on what kind of
[48]
problems you experienced if one of the good things about this particular pool
[53]
is that it is still pretty level and it is still pretty full of water as well so
[57]
you wouldn't expect any major structural leaks at this point in time there are a
[63]
lot of cracks that are noticed around the perimeter of the pool and those
[69]
cracks are in an area that's caused a bond beam area which is a separation at
[74]
the top wall of the pool where the deck makes contact to the pool and it's a
[81]
common area when there's been some movement around the pool that that area
[84]
will separate but to repair it we requires removing all of the coping and
[91]
all of the tile and reworking all of that area so it's a fairly significant
[98]
remodeling piece of work so what would you recommend for cost efficiency for
[104]
cost on something like this I typically recommend when it's this bad anyway that
[109]
you're going to have to drain it and clean it and look at the plaster look at
[114]
drain covers look at lights all of those things that you can't really determine
[118]
whether they're working now or they're installed properly you would really
[123]
probably plan it as just sort of a complete renovation project okay
[127]
draining it replastering tile copping the whole shootin match basically which will
[134]
make it look like a new pool when it's done but it's a significant amount of
[138]
work to take on usually just to do it draining clean somewhere about thousand
[143]
dollars and when resurfacing resurfacing for this sort of pool you're probably
[148]
looking at somewhere like four to five thousand dollars with a basic finish and
[152]
then you're probably looking at a similar number do the tile
[156]
okay so just a basic project you walk up and the pool is green and you got some
[163]
cracking the equipment looks a little bit older you're looking at it maybe
[166]
about a 10,000 dollar project to get it up and running and looking good again
[170]
typically that's the case and then you know a lot of it depends on once you get
[176]
outside the pool you start looking at the decking you know how how bad does
[180]
that deck look to you to comparison to the rest of the pool that I
[183]
pressure-wise didn't clean it does it need to be resurfaced are there areas
[187]
where there's been significant movement and just this there's a little bit
[192]
around the tree but most of it is active ship but on the far side of the pool
[195]
where it's actually settled away and that's probably an area that you would
[200]
probably have to rework too so now you've got some concrete work nice
[206]
looking at the equipment on this particular pool that's very simple
[211]
because it just has a company filter and both of those pieces of equipment seem
[217]
to be okay and I was able to run it because the house does have a little
[221]
labor to run it long enough to make sure that they do work okay a little bit of
[225]
cleanup there so look like a lot enough not a lot of expense in the equipment
[229]
area but most of it is out here I've always been taught whenever you're
[234]
running the equipment on a green pool if you have a lot of air bubbles after a
[239]
certain period of time you have a lot of air leaks or sealing leaks going to be
[243]
true but they're come from a lot of different sources and especially when
[246]
you get with a dirty pool you're not sure how the water okay really on a blue
[252]
pool it's more even supposed to be working properly and stuff if you see
[256]
air bubbles that's typically something that's my net but is that typically
[261]
underground or is it normally at the equipment many times I find them at the equipment
[266]
pick up the equipment or they're cool but when I usually have looked at a pool
[272]
and I can't find anything that caused me to believe it's a leak at the equipment
[276]
area the skimmer so that's Mike with Simcoe poles if you
[286]
have any pull questions I recommend a call and that's it go check out the
[291]
rest of the house
