The land record details consist of ownership details

Through which you will know who is the owner of that land

What is the area of that land or what type of land is that?

Whether it is agricultural land or gram panchayat land or it is some land in the route

You'll get all these details

In Bihar, the land record details are called Khatian information or Khata Khatoni details

So in the olden days, if you wanted to know about the land record details

Then you had to go to the local district office

Give an application to the Patwari(Village Registrar)

Then only you get the authorized copy of land records

But now under National Land Record Modernization Program,

All the land records are starting to be modernized

In Bihar too, you can check all the land records online

So in this video, we will see

How can you check the details of any land online

At home

Let's go straight to my computer screen

In Bihar, if you want to check the details of any land

You have to go to Google,

You can open Google on your computer or mobile

After that, you'll type "LRC Bihar" on the Google

When you press enter after typing LRC Bihar

Then these results will be shown

You have to click on the very first result

lrc.bih.nic.in

This is the official website where

You get all the land records and Khatian information(land record certificate)

This is a website of the state government

So we will click here and this window will open on the website

You have to click on "Apna khata dekhein"(View your account)

As soon as you click on this

Then you will see all the districts on the map

You can select your district

I will select Muzaffarpur as an example

As soon as you select Muzaffarpur, you will get all the zones

Muzaffarpur is divided into a total of 15 zones

We call them Anchal

After that, you will select your Anchal(zone)

I will select Minapur as an example

In this way, you can see that you can change the district in this interface too

You can change your subdivision and your Anchal too

Once you have selected this and reached to Anchal

After that, you have to select your village

So these are all the villages given in this particular Anchal Minapur

You can shortlist your village if your village name starts with A

Then you will click on (A)

Then your village will be shortlisted, village name starting from (A)

We will select Ali Neura village

After that, you have all these options that you can search in this way

First is you can search all the accounts of the village

Or if you know the account number then you can search it by account number

Or you can search by Khasra number or by the name of the owner

So for example I'll search here by account number

If we enter 10 account number

After that what you have to do is

Click on the खाता खोजें(find your account) button

As soon as you click on the find your account button,

These details will show up

The owner's name will show up, father's name, account number, how many Khasras are there

And to see other details, there is an option called Adhikar Abhilekh(Record of Rights)

We will click on that

So all your land details will come up

So all this is Adhikar Abhilekh which we call Khatian information

So in this, you'll get all the details of the owner, there is an account number

This is the owner's detail, here is Khasra number

And then there is Khet Chohdi

What is there on all the sides of the field

On the east , west, south, and north

Then in its north, there is a field of Ram Kailash

All this information has come

After that, what type of land is that?

That is given here

How much area is that?

That is given

How is the property transferred? All these details are given here in this column

Or assume that the property is mortgaged to take a loan

These details come here, or it has been on a lease, these details come

So three details are very important for you in this

First is the name of the owner, whoever is the owner of that account number, and Khasra number

After that, what is the area of that land?

The third is this remark column

Through which you'll know if the land is mortgage or not

Whether it has a court against it or it has been on lease or not

Or there is the claim of the third party

So in this way either you can find your land's details

Or you can find the details of the land that you want to buy

Or you can find the details of any land

So this was all about Khatian information

That how can you check the details of your land

Now let's see how can you use your land record

One thing that you have to keep in mind is that

Online land records are only for information purposes

These are not legally valid

You cannot produce them in court as evidence

So if you want an authorized copy that you can officially consider legal

Then you have to generate it from the Revenue Department by giving an application

Tehsildars(sub divisional magistrate) and Patwaris(Village registrar) are there

Then you have to give an application to the District Office

A nominal fee is charged on that

20 Rs or 25 Rs in different states

You have to deposit the fee

And after that, you will get an official copy

Then our next point is how the land records are helpful?

How can you use it, the first thing is that if you want to check your details

You had bought land before or if you have an ancestral property

You can check your name and you can check all your details

Like the area, and what type of land is that, you can check all these things

Second, if you want to buy a property then you can be saved from the property fraud

You can check properly the details of the property whatever property you want to buy

That whoever owner you are buying from is the right owner or not

His name is reflecting or not ?

In your land records, your settlement, or your Khasra Khatauni

After that what is its exact area, we will know that

What type of land is that? Is it agricultural or non-agricultural?

Whether it is a gram panchayat land or someplace in route

You will know that

After that, you will also know if there are any encumbrances or not

Encumbrance means if there is a claim of the third party on that land

Like if there is a loan or it is given on rent or lease

Or there is a stay order of the court

You'll know all these things by the land records

The third point we have is whenever you buy a land

You have to do two things in that

First, you should register the sale deed

After registering the sale deed, you have to do a mutation

Mutation means the name will be changed in the property

Your name will come in place of the former owner

In that settlement or khasra khatauni

Your name should be in the land records

We call this process mutation

Many people think that by getting the sale deed done

They became the owner

But the process doesn't end there

Many times the fraud happens because people do not get mutation done

So what happens is the previous seller can sell the property again

So to avoid these types of property fraud

Please get your mutation done after doing the sale deed
