So, what's a CMA? A comparative market analysis,聽
often referred to as a CMA, is a real estate聽聽

agent's professional estimate of your home's聽
value based on recent sales of similar homes聽聽

in the same neighborhood. A CMA is useful for聽
sellers to determine a list price for their home聽聽

and helpful for buyers when submitting an offer聽
to purchase. The key to an accurate CMA is finding聽聽

comparable sales, known as comps, that are as聽
similar as possible to the home being valued.聽聽

Unless the subject property is in a cookie-cutter聽
neighborhood with identical floor plans and聽聽

features, finding good comps can be challenging.聽
A good real estate agent will use the details聽聽

and photos in the multiple listing service and聽
in the tax records to identify both public and聽聽

non-arm鈥檚 length transactions. This way they聽
find the most accurate sales. Properties that聽聽

are the same type and that are within 15 percent聽
of the square footage of the home being valued.聽聽

Comps must also be similar in terms of the聽
number of beds and baths, the year built,聽聽

the type of construction, the lot size, and the聽

with an HOA, it is best to stay within that聽聽

community. The closer to the subject property the聽
better, but a general rule of thumb is to stay聽聽

within half a mile from the property in the same聽
city and school district. However, if the home聽聽

is located in a rural area, the agent may need to聽
go much further to locate relevant comps. Another聽聽

important consideration in finding good comps聽
is the sale date. The more recent the better,聽聽

especially in a changing marketplace. Ideally聽
there will be enough recent sales that your agent聽聽

will only have to go back three to six months.聽
However, if there haven't been a lot of sales in聽聽

the neighborhood, your agent might need to look聽
at sales over the past year. Only properties聽聽

that have closed, not those that are for sale,聽
can be used as a true comparable. However, it's聽聽

a good idea to look at active listings to check聽

An appraisal is conducted by a neutral third party聽聽

market value. Oftentimes, cash buyers will order聽
