So, I've done a lot of note hypothecation in my聽聽

days. Note hypothecation is a form of leverage.聽
And leverage can always change your ROI.聽聽

But besides changing your ROI, this episode offers聽
a revelation that can change your financial life.聽聽

Let's walk on over to the white board.聽
Alright. In this example, you buy a property聽聽
[59]
for $175,000 with your own cash, right here.聽
Then you sell the property for $275,000.聽聽

Seller financed with 30,000 down. And you carry聽
the $245,000 balance at 7% for 30 years. Now,聽聽
[79]
this means you have a principal and interest聽
income coming in every month of $1630聽聽

per month. Now, that translates into $19,560 per聽
year. So, if you're leaving your $175,000 in the聽聽
[98]
deal and you're making $19,560 per year. Then the聽
math is easy to figure out the ROI. You take your聽聽
[107]
annual income of $19,560 divided by 175,000 and聽
it turns out that your roi on this transaction聽聽
[116]
is 11.18%. It's not bad. It's not bad at all. The聽
problem is how many $175,000 do you have? Is that聽聽
[128]
one deal for you? Can you do that twice? Can you聽
do it three times? Let's suffice to say no matter聽聽

how much money you have at $175 a clip, you'll聽
be out soon enough. Now, let's solve that problem聽聽

of running out of your own money by hypothecating聽
your note. What note do you own? You have a聽聽

245,000-dollar note right here. It's at 7% for聽
30 years and it has an income. We're going to聽聽
[154]
hypothecate it. Which again means we are going to聽
pledge it as collateral for a loan from more of聽聽

an institutional lender or a private lender.聽
Now, remember, institutional lenders will do聽聽
[166]
this too. Not the big box guys. But we're going to聽
talk about that later. So, we're going to pledge聽聽
[170]
this 245,000-dollar notes for 175,000-dollar聽
loan from a private lender at 8% for 30 years.聽聽

And we're going to have a payment of $1,284聽
per month. That's $15,408 a year that you're聽聽
[189]
still going to make, okay? But you're not going to聽
have any of your money in it. So, you can choose聽聽
[196]
to have $175,000 in the deal and make an 11.18聽
rate of return. Or you can hypothecate your note.聽聽

Pledge 245,000 here for 175,000 loan. And you're聽
still going to clear 15,408 a year instead of 1900聽聽
[218]
because you got a payment here. So, you're not聽
going to make 19,560. But you will still clear聽聽
[224]
15,408. But you'll have none of your聽
money in it. So, if you're clearing 15,400聽聽
[230]
a year with none of your money in it, what's that聽
rate of return? Well, you just went from 11.18聽聽
[236]
return on your investment to infinity. Infinite.聽
There's no way to calculate a return on your money聽聽
[242]
when you don't have any money in it. And that's聽
the power and the revelation of hypothecation and聽聽

using opm or other people's money to buy houses.聽
And the biggest revelation is how many houses can聽聽

you buy with your money. I don't care who you are聽
out there. Just think how much money do you have,聽聽

start figuring out how many houses you can buy.聽
And eventually, you're going to run out of money.聽聽
