investing guide now first of all I'll

time if you've got enough time to go out

there and find property deals you can

find some fantastic investments you can

negotiate some great deals with

motivated sellers but if you're short on

time then these are going to be some

very quick and easy tips that you can

use and to really just leverage the time

that you do have while still finding
[43]
those very best potential property deals
[45]
as source of those very best
[46]
opportunities so the first one is

looking at auctions now this is a very
[56]
easy way to buy properties in your local
[58]
area you're targeting kind of town or
[60]
city and auctions will happen regularly
[62]
to usually around every eight weeks or
[64]
so there'll be a local auction in most
[66]
areas sometimes maybe even six weeks in
[68]
it's a more popular area and auctions
[70]
give you a wide variety of property
[72]
deals as well everything from
[73]
development properties through to ready
[75]
to go talented opportunities and all the

way through to kind of more speculative

kind of land type sites as well so

auctions kind of run the full kind of

spectrum if that were potential

opportunities but from a suppose a time

perspective you then can just open the

auction catalog see what properties

areas price ranges work for you and

really just kind of shortcut your your

time taken to the potentially find some

deals now a quick caveat to that

auctions don't always mean a bargain

there are some properties that sell the

auctions aren't always the best maybe

there's a problem with the title or with

the property or the location or the

neighbors that type of thing so still

need to run your own due diligence on

any auction listing and but it can be a

band might be a small company or might

be a large kind of investment company

but they should all have opportunities

in that area and again that will change

depending upon the company or the

individuals who speak to but it might be

a biter lair it might be an HMO it might

be a development opportunity lots of

different strategies you can use but by

very often they'll have deals that are

ready to go now and you can look at that

opportunity and see if it's right for

opportunities crowdfunding is a great

way to kickstart your portfolio building

or growth and with very low investment

costs as well it's it's quite low to get

started which is potentially and great

for a lot of investors that ordinarily

might not be able to look at property

investing as an opportunity so

crowdfunding are safe is another

opportunity to kind of get started and

quite quickly with your property

portfolio and finally number four the

quickest way to kind of get started with

growing a portfolio and will be with

working with receivers or repossessed

type property stock and a property like

any industry like any asset is geared by

supply and demand if you have a property

to being solved by a receiver by a

mortgage company they have to sell that

property they don't want to kind of keep

all that over the long term the client

is defaulted and they take him back that

property and then they're selling it

that property will be sold within a set
[355]
timeframe

whether it's firing option company or

directly by the receiver or fire an
[360]
estate agent there's usually a defined
[362]
timeframe in which that company wants to
[364]
sell a property
[364]
so because of supply and demand if
[366]
you're looking at properties that fit
[369]
that criteria not only can you buy them
[371]
quickly because they need to sell
[372]
quickly but also you can buy them at a
[374]
good price because they have a very
[376]
motivated reason to sell that property
[378]
and they can make very good
[380]
opportunities to add to your property

portfolio now there are some downsides
[384]
to repossessions and in the UK that can
[387]
be clusters come as ghazan ping is the
[389]
terminology used where you might get an
[391]
offer agreed on a property let's say
[393]
you're buying it by real estate agents
[395]
or more traditional route rather than
[396]
buyer and auction or tour directly with
[398]
a receiver where you would usually
[400]
transact that property and exchange much
[403]
quicker but auction sale if you were to
[405]
buy a property let's say today you may
[407]
have four to six weeks before you
[409]
exchange on that deal which gives time
[411]
for another buyer potentially to come in

and buy that property from underneath
[416]
you so you could have spent time and
[418]
costs and stuff on that deal so it's not
[420]
perfect there are some risks with
[422]
repossessed type properties and what
[424]
from a speed point of view they're very
[426]
good because the agent wants to sell it
[428]
quickly the mortgage company or the
[430]
receiver wants to sell it quickly in
[431]
their view as a buyer you
[432]
by quickly as well so hopefully that
