Real estate professionals go by
[31]
different names. There are agents, brokers,
[34]
Realtors, associate brokers, sellers
[37]
agents, buyers agents, the list goes on! If
[41]
you're entering the real estate market
[44]
for the first time you may find real
[46]
estate professionals various titles a
[48]
little confusing. Sometimes we use these
[51]
titles interchangeably but there are
[54]
some important differences between the
[56]
roles of various professionals as well
[59]
as different requirements for using
[61]
particular titles. The real estate
[65]
profession is regulated by state
[67]
governments which have different
[69]
requirements for earning a license. In
[71]
general though, the titles you may come
[73]
across include a real estate agent.

Anyone who earns a real estate license
[80]
can be called a real estate agent
[82]
whether that license is as a sales
[85]
professional and associate broker or a
[88]
broker. State requirements vary but in
[91]
all states you must take a minimum
[93]
number of classes and pass a test to
[95]
earn your license. Real estate
[99]
salesperson another name for a real

estate agent. A salesperson must take 60
[104]
hours of classes and pass an exam with

both state and national sections. Realtor,

a real estate agent who is a member of

the National Association of Realtors

which means that he or she must uphold

the standards of the Association and its

code of ethics. Real estate broker, a

person who has taken education beyond

the agent level as required by state
[130]
laws and has passed a broker's

since exam brokers can work alone or

they can hire agents to work for them.

Real estate Associate Broker, someone who

has taken additional education classes
[143]
and earned a broker's license but

chooses to work under the management of

a broker. Well, you are more likely to

work directly with a real estate
[152]
salesperson or an Associate Broker some

brokers provide services for buyers and

sellers themselves like my broker Gary

Palmer. If you have hired a real estate

agent to help you buy or sell a home,
[166]
that agent typically reports to a broker.

The broker handles the earnest money
[173]
deposit and establishes the escrow
[176]
account in addition the broker bears
[179]
responsibility for the actions of the

real estate agents under his or her
[183]
supervision while the majority of real
[185]
estate transactions go through without
[188]
any glitches. A broker will step in if

there are any problems with your home
[193]
purchase if you are unhappy with your
[197]
real estate agent and cannot resolve the
[198]
issues directly your next step should be

to talk with a broker to ask for help
[203]
and perhaps another agent for you to
[205]
consult. Real estate brokers not only

have higher education requirements than
[211]
real estate sales persons. They also must

have experience working as an agent, for
[216]
example, in Virginia the license
[219]
requirements are that a broker must take
[225]
pass an exam with both state and
[227]
national sections and have actively
[230]
worked as a real estate salesperson for

36 of the previous 48 months. When you

are looking for a real estate
[238]
professional it is wise to work with a
[241]
member of the National Association of
[243]
Realtors who is committed to maintaining
[245]
the professionalism of the real estate
[247]
business you can choose to work with a

salesperson or a broker but in any case
[253]
you should take the time to interview
[255]
your agent and ask for references. If you

want to work with someone new to the
[260]
profession you may want to ask to meet
[262]
the broker as well so you can feel
[263]
comfortable that someone with experience
[265]
will be
