so let's get in to my budget聽
report and net worth update聽聽

it is one of the key tools to building wealth and聽聽

to mastering your money and i do it every single聽
month even if i don't always i'm not always great聽聽

at reporting it to the internet every month聽
i get there eventually however i track every聽聽

single dollar that i make and every single dollar聽
that i spend and i put it all in this spreadsheet聽聽

and it helps me meet my money goals if you need to聽
master your money or want to get better at it what聽聽

net worth for tracker so in april i made eight聽聽

thousand three hundred and sixty five dollars聽
total the split on that was i made about four聽聽

grand on budget girl 3 100 at my day job and then聽
i actually didn't have jacob pay any rent because聽聽

he had done so much to help with the renovation聽
the month before that that was worth far more than聽聽

his half of the rent so that's where that went and聽
then i did make 12.50 from my renter because this聽聽

was the first month that my new renter was聽
in i also spent 435 dollars on tax services聽聽

and had 4 214 taken out in business taxes because聽
small businesses are taxed insanely and yes that聽聽

is after my quarterly estimated which is now 500聽
bucks a month and my also my refinance mortgage聽聽

started being paid this month so those are my聽
notes and uh oh and i also took a trip to arizona聽聽

with my friends kelly and whitney you might know聽
them from the youtubes and the instagrams on the聽聽

personal finance space and it was an absolutely聽
wonderful trip and i'll get on all the expenses聽聽

there as well personal expenses pretty normal聽
here i went over in personal that was some聽聽

planting stuff that was a new box spring for our聽
bed phone case some other miscellaneous stuff for聽聽

travel and that's all fine and i also went over聽
a little in groceries the previous month we had聽聽

our fridge go out and we're out of fridge for a聽
month and so we had to restock some necessities聽聽

but we were only 15 over in a restaurant so i also聽
bought some clothes this month had an oil change聽聽

and had some miscellaneous expenses including聽
getting a pedicure and going to the chiropractor聽聽

made two grand i made about 250 doing some money聽
coaching uh 29 from amazon associates 139 from聽聽

adsense which was awesome and then i made 625 and聽
528 off of etsy uh oh and another 235 good month聽聽

on etsy and uh made some affiliate money as well聽
that totaled out to 4 000. and then my expenses聽聽

for budget girl were almost half that 500 is the聽
biggest one saving for quarterly estimated taxes聽聽

and then i had to renew my po box i paid for some聽
articles and some templates video editor the tax聽聽

prep uh business portion of my tax prep other聽
regular subscription expenses for budget girl and聽聽

then for budget girl properties i actually only聽
spend an additional 35 bucks on some new smart key聽聽

locks that i really like i decided to put them on聽
side b as well and i actually have a whole amazon聽聽

shop of all of my favorite rental and house聽
tools that i use during the reno those videos聽聽

are coming i swear they just take a while it's a聽
lot of footage and uh yeah i put all my favorites聽聽

this final one this is actually the tracking for聽聽

my future short-term rental property so i bought聽
just a couple of things totaling 59 bucks and that聽聽

came out of just what was essentially my regular聽
budget for uh my future short-term rental airbnb聽聽

unit a couple of things all second-hand kind of聽
stuff and then up here you can see where i tracked聽聽

how much the airbnb and food and all that jazz was聽
for my grand canyon vacation and that totaled out聽聽

to just under twelve hundred dollars which聽
i just cash flowed right here under travel聽聽

costs i did actually have a thousand dollars聽
in a travel sinking fund we'll get to that in聽聽

a second but i switched up the way i did sinking聽
funds actually let's do it now so as you can see聽聽

last month i actually had seven sinking funds聽
in my budget it's been that way for a long time聽聽

they were for rory medical care christmas travel聽
replace long-term save and of course my big money聽聽

goal my future real estate investment property聽
sinking funds are an absolutely fantastic tool but聽聽

i don't think i need as many anymore and i was聽
on a bigger pockets money podcast recently and聽聽

it was really really cool they assessed my聽
situation i'll have it linked below and they聽聽

actually recommended that i potentially move聽
some of my cash which i have large cash reserves聽聽

because i came from a place where it's very聽
money insecure and they might be better used聽聽

just kind of putting them in bigger buckets so聽
after much consideration what i decided to do聽聽

was essentially have a long-term savings and聽
a short-term savings and i am keeping my car聽聽

insurance sinking fund because that's a bill that聽
comes out every six months and i am keeping my聽聽

youtube sinking fund because that is a聽
bill that comes out every four months聽聽

and then i'm also gonna be continuing to save for聽
my future short-term rental our next real estate聽聽

property in here but other than that i've deleted聽
the rest of my sinking funds because i can usually聽聽

cash flow stuff like this now back when i had very聽
very little money i'd you know 1400 a month that i聽聽

had to do everything with bills expenses debt all聽
of that syncing funding was the only way that i聽聽

was able to prepare however now i have more money聽
so that i can generally just cash flow things聽聽

so i used a thousand the thousand dollars in that聽
sinking bun i was able to just put the additional聽聽

174 bucks into a new travel listing under聽
expenses that's not going to be something that聽聽

i budget for every month but if i do need to do聽
something outside of my normal monthly budget i'm聽聽

just going to stick a line in my budget and cash聽
flow it which is wonderful it's such a privilege聽聽

and i just don't think i necessarily need聽
seven sinking funds anymore so you'll see聽聽

how that looks in my net worth tracker now i moved聽
everything from those sinking funds either to my聽聽

short-term savings which will take care of聽
anything that pops up that isn't like an emergency聽聽

so the things that used to be there christmas i'm聽
just gonna cash flow travel i'm just gonna cash聽聽

flow medical i'm just gonna cash flow rory聽
i'm just gonna cash flow and i put all of聽聽

what was in those thinking fund accounts into聽
either my short-term savings or into my rei fund聽聽

and now so my oreo if i got just a little bit of聽
boost and now i have fewer buckets but they're聽聽

going to make a bigger impact i have fewer more聽
targeted buckets and i think that's going to work聽聽

for me and it's very important to reassess your聽
personal finances every once in a while to see if聽聽

something that you're doing is no longer serving聽
you i've had these thinking funds for seven years聽聽

and it took a little bit for me to figure out no聽
they're not really serving me anymore it doesn't聽聽

make sense for me to put stuff into a travel fund聽
every single month and then move it back when聽聽

i travel when i can just cash flow it now which聽
once again huge privilege so yes now we just have聽聽

future rei and short-term save and also i do still聽
have my emergency fund but that's not something i聽聽

contribute to every month since it's full here's聽
all the things that i spent on during the vacation聽聽

i just totaled those out and totaled them here聽
and then put what was left right here you'll see聽聽

it happen again next month so my total income was聽
eight three six five my main expenses were 51.52聽聽

my budgetable expenses 1638 property expenses聽
384 because jacob didn't pay this month and then聽聽

short-term rental expenses 59 so total take-home聽
is 1130.93 that is what is left that is what聽聽

i didn't spend of what i made and i decided to put聽
130 of that into the short-term new account and聽聽

a thousand dollars into my rei fund so that is聽
what that month was let's bump over to next month聽聽

so may i made nine thousand six hundred and聽
six dollars um jacob paid rent again and i made聽聽

forty five hundred dollars on budget girl so let's聽
scroll down and i did have a vacation in tennessee聽聽

with some girlfriends from college so here's聽
all of the money that was spent there this was聽聽

less free stuff in arizona we did a lot of like聽
hiking in the grand canyon and free stuff in聽聽

tennessee we did all like the touristy things聽
that's who i was with so that ended up costing聽聽

280 for the flight 461 for the airbnb it was going聽
to be cheaper but one girl dropped out and then聽聽

228 on food 48 on miscellaneous 27 on souvenirs聽
and 171 on activities and that is all broken down聽聽

there so that is just coming out of my budget here聽
for travel as you can see i actually spent less聽聽

this month than i did the previous month so all聽
these are normal i went over a little on gas just聽聽

because i spilled more and we went over again聽
on a restaurant but you know what it's fine i聽聽

spent 545 total on food some people i've seen聽
recently have been just combining their grocery聽聽

and restaurant just like how we eat but i don't聽
know i still like to separate it just to keep聽聽

also had some like gifts this month that were聽聽

a little bigger so i made 45 26 on youtube 16聽
on adsense and then 100 money coaching 49 on聽聽

having some issues and hopefully it's back up聽聽

so not a lot of fees on that here's where it gets聽聽

a little less fun so as you know in april my聽
new renter moved in the place was beautiful you聽聽

haven't seen it yet or i did post some pictures聽
on instagram but beautiful we spent a month at聽聽

the very beginning when we came in there was smell聽
there were bugs the people i ran into previously聽聽

weren't as hygienic as we would prefer we聽
even found like a mouse bugs but we used聽聽

an ozoner which is supposed to like kind of kill聽
everything clear out the air get rid of the funk聽聽

and then we repainted the entire apartment we聽
scrubbed the entire apartment we sprayed for聽聽

bugs twice at the beginning and at the end weren't聽
seeing any when we turned over the keys but once聽聽

my renter moved in apparently bugs lay eggs and聽
the eggs take time to hatch usually there's like聽聽

an incubation period of like 20-something days so聽
towards the end of april she started seeing bugs聽聽

in her kitchen which is horrifying so what we did聽
we immediately called organ out like professional聽聽

pest services i don't mess with this kind of聽
thing and we got them to we sealed all the holes聽聽

that they could be getting in we sprayed the聽
heavy duty stuff all that jazz and that cost 216聽聽

and we did it on my side too even though we聽
weren't seeing any bugs over there and then聽聽

we had them come out a week later because she was聽
still seeing some bugs but fewer what happened was聽聽

they got like in the back of her fridge which is聽
disgusting and i would be so mad and i was because聽聽

i didn't know they were there and we cleaned but聽
you don't like rip off the back of the fridge聽聽

i hate this for my renter who was getting out聽
of like a bad renting situation i'm like and聽聽

now you move in you've got bugs in your kitchen聽
like no we're going to take care of this until聽聽

even if we have to get you like a new fridge we're聽
going to take care of this so organ came out twice聽聽

everything's solved now but because she had to聽
deal with that for the end of april and may i聽聽

gave her 200 off of her rent just out of pocket聽
as like a thank you for she was so reasonable聽聽

and understanding and she actually told me聽
like i didn't have to do that but i thought聽聽

it was important that she get something back for聽
having to deal with that because the house wasn't聽聽

in the condition that i wanted it to be and i聽
didn't know i didn't know and i feel terrible聽聽

but the bugs are gone everything is gone it's聽
clean and now i know for next time to get like聽聽

the professional pest people in immediately and聽
maybe treat all throughout the vacancy month聽聽

i didn't know now i do okay and also we did聽
lawn and i had the trees on her side trimmed聽聽

and like branches taken off of her root from the聽
previous storm so that was 95 so we had 503.93 of聽聽

expenses at the rental that were unanticipated聽
except for the lawn that was anticipated but聽聽

that's fine i want to make sure that's as nice聽
a place to rent as possible and i don't want to聽聽

have any bugs in our kitchen that's terrible i've聽
had to deal with that as a renter before and i've聽聽

had to just deal with it on my own the place i聽
lived in in louisiana when i started this channel聽聽

had little like little roaches in the kitchen聽
when i moved in and i had to use like borax聽聽

and just try to kill them and seal everything up聽
myself because the landlords wouldn't do anything聽聽

about it and i don't want to be that kind of聽
landlord we're good and then for the future airbnb聽聽

i ordered a bunch of kiln pillow covers they're聽
actually really gorgeous off of etsy and they came聽聽

in and those are going to be beautiful and then聽
i ordered a couple of blankets so that was 200聽聽

and i just cash flowed both of those things聽
i didn't actually bother to take them out of聽聽

the uh bg property savings account it's fine聽
so total income 96.06 oh 6019 i did spend more聽聽

expenses minus 503 in property expenses聽聽

i'll figure out where i moved that a second ago聽
and i had 2065 left in my budget of income minus聽聽

expenses which is great and i just threw all of聽
that at my rental property so let's move on over聽聽

to my net worth tracker and don't be shocked okay聽
so for the month of april i'm hiding may so we can聽聽

do a reveal i was actually down net worth for聽
4 232 part of that was taxes i had it saved but聽聽

your savings are part of your overall net worth so聽
savings went down and i didn't quite make enough聽聽

to make up for it also a lot of the expenses that聽
i had spent or a lot of the money that i had spent聽聽

on the renault in march i used a business聽
credit card for the bills for that came聽聽

in april and i have my credit card set to聽
automatically pay in full but that just聽聽

overall knocked my net worth down a little bit so聽
it was paid for it was accounted for in my budget聽聽

last month but it hadn't been taken out of my聽
checking account yet so last month was just a聽聽

little bit artificially inflated because it hadn't聽
come out yet and i hadn't had that big of a thing聽聽

happen before so because usually my spending聽
is very regular so these are just the reasons聽聽

why it was down four thousand uh going back聽
up a little you can see how my sinking funds聽聽

changed here so now i no longer have anything聽
here the amount stayed fairly similar 17 to 19.聽聽

that's just because i had that two thousand聽
dollars left over this month that went to the聽聽

renault fund or the the property fund but all of聽
these either went to uh what used to be long-term聽聽

savings is now short-term savings and that just聽
has three thousand dollars in it now and that's聽聽

gonna handle kind of these regular expenses so聽
i have my youtube savings card rental insurance聽聽

and new home and those are just all of my regular聽
savings accounts now which is exciting it's a聽聽

little bit less to deal with and then retirement聽
went up just kind of marginally yeah down four聽聽

thousand but it happens i spent four thousand聽
dollars on taxes so yeah we're revealing may okay聽聽

so now that we have uh may revealed um i have my聽
checking account is back up again so i put in a聽聽

few invoices um so i've got about eight grand聽
in my two checkings my 10 grand emergency fund聽聽

15 grand eve um duplex fund and three聽
grand in short-term savings totaling 27聽聽

000 in cash savings and checking and then in my聽
sinking funds i have 19 000 in my next real estate聽聽

adventure fund which is so exciting like you聽
can do something with twenty thousand dollars聽聽

in the real estate world uh so who knows it's聽
probably gonna take a while longer but that's okay聽聽

making progress 470 in rental and car insurance聽
and 2500 in youtube taxes then no other sinking聽聽

funds however my total savings is 50 grand cash聽
liquid some people may think that's too much聽聽

that's a that's a nice that's a nice little聽
security chunk for me i may make future changes聽聽

but i um i'm pretty happy with the way it is right聽
now i mean 20 grand of that is for my next home聽聽

purchase and or my next real estate purchase and聽
you're supposed to keep that in liquid anyway i聽聽

don't want to invest that in case i need to聽
access it so all right next up i have forty聽聽

thousand dollars or forty thousand four hundred聽
sixty six dollars in retirement funds twenty five聽聽

hundred in other investments and my duplex and car聽
worth the same my mortgage went down marginally聽聽

four hundred dollars and my new and my new net聽
worth is a hundred and twenty one thousand seven聽聽

hundred and twenty two dollars which is up nine聽
grand from the previous month i know it see i聽聽

checked this a couple of times now so i wouldn't聽
have another like weirdo thing where i make a聽聽

mistake in the middle of it but yeah that's that聽
was just the swing there of down 4k and then up 9k聽聽

as the bills fell and everything i am still moving聽
upwards nobody panic which is another reason i'm聽聽

kind of glad i'm doing these two videos together聽
and yeah my net worth is continuing to grow so聽聽

cash flowed some stuff as for the year i am up 26聽
000 and we are we're halfway in which is which is聽聽

not bad that's how much i used to make in a year聽
and now it's that's how much my net worth has聽聽

grown in half a year i'm really excited and it's聽

rich quick things things are a scam you can do聽
it slowly marginal progress every single month聽聽

tracking your money makes a huge huge difference聽
and i honestly believe that you can do it聽聽

i did it i'm not a math genius i'm not amazing聽
at any of this it's entirely possible i believe聽聽
