Infrastructure Projects are of two types - Greenfield Projects and Brownfield Projects.
[4]
let's 1st talk about Greenfield Projects.
[6]
Such Projects which are started afresh are called Greenfield Projects.
[12]
Whatever work is done in these projects starts from the ground level wholly.
[17]
As the name suggests, green means fresh and untouched.
[20]
Similarly, such land on which no other project has been built so far, if a new project is started there, then it is called Greenfield projects.
[28]
If we take an example of Greenfield projects then,
[31]
In the year 2007, Mercedes-Benz bought 100 acres of land in Pune, Maharashtra to enrich its hold in the Indian market.
[39]
So that they can set up a new manufacturing unit in India.
[42]
And the land they were selected for this, was an entirely unused and undeveloped plot of land at that time.
[49]
Earlier nothing was there. It was unconnected with the city and there were no utilities at that time.
[53]
There was no facility even like water and electricity.
[56]
And it was developed in that place. It was also considered as one of the fastest Greenfield projects in India at that time.
[62]
and globally it is one of the top-most CKD plants of Mercedes-Benz.
[68]
Now, let's talk about Brownfield Projects.....
[71]
Unlike Greenfield projects, brownfield projects are such where development already exists.
[77]
This means that the brownfield projects do not start from the ground level.
[80]
Any bulging, airport, bridges, or any other similar infrastructure projects, which is already built,
[86]
a new project is started by upgrading, modifying, or breaking them, then these types of projects come in brownfield projects.
[93]
Site use for these projects has already been made.
[98]
For example, a few years back, Mumbai's International Airport underwent a major redevelopment.
[104]
and this was the brownfield project in which existing development was revamped.
[109]
It is more important to understand the advantages and disadvantages of Greenfield projects and brownfield projects than to know about them.
[116]
first, let's talk about the design flexibility of both projects.
[121]
Greenfield projects offer maximum design flexibility for infrastructures.
[124]
Because everything starts from the ground level that's why there is the freedom to design anything new.
[129]
On the other hand, the design flexibility is minimal in brownfield projects because there is a limited scope and it starts on developed land.
[136]
there are many such things like roads, residential complexes, commercial projects, or any other utilities which can not be modified.
[144]
and that's why the planning and execution of brownfield projects are difficult.
[149]
Tax breaks and other incentives such as subsidies are available in Greenfield projects while not in brownfield projects.
[155]
Establishment costs are higher in Greenfield projects whereas, liabilities and clearances costs are higher in brownfield projects.
[166]
If we talk about maintenance costs, it is very less in Greenfield projects while it is much higher in brownfield projects.
[173]
because in this, old and existing things always have to be taken care of.
[180]
If we talk about approval and permission,
[183]
then a lot of approvals and permissions need to be taken in Greenfield projects.
[188]
because it starts from the initial level, it requires a lot of clearances.
[197]
On the other hand, big approvals are not required in brownfield projects but still some small approvals are necessary which makes it even more complicated.
[205]
If we talk about environmental concerns then...
[208]
Greenfield projects to be commissioned on new, fresh, and undeveloped land increase urbanization.
[213]
There is a negative impact on the environment due to the acquisition of agricultural land, free zone land, etc in Greenfield projects.
[222]
But in the brownfield projects, there is a kind of way of recycling and reuse techniques due to which its negative impacts on the environment are comparatively less.
[229]
Work flexibility....
[231]
Greenfield sites are mostly away from the developed cities.
[237]
In the initial stage of Greenfield projects, It has to face many problems due to connectivity issues
[244]
but not in the case of brownfield projects.
[247]
Presently, many Greenfield projects are being built-in our country.
[252]
Many expressways, industrial parks, even many cities are being built, come under the Greenfield projects.
[257]
And behind this, the major reason is that many cities, highways, and roads in the country have reached such conditions
[264]
that further modification or up-gradation cannot prepare them for the future.
[270]
If we take examples of Greenfield cities, Dholera, Gift city all these are being built anew.
[278]
And all these are being built keeping in view the future.
[282]
And none of the current cities can be modified to meet the requirements that these new cities will meet.
[287]
Delhi Mumbai expressway, Mumbai Nagpur expressway, and many other new expressways, whose current alignment completely passes through the outside.
[294]
because of the need, a speed during make them.
[299]
Currently, land acquisitions are very costly in the cities. They will face a lot of bottlenecks.
[306]
because of which a lot of things will get disturbed and problems will arise.
[310]
For why many times to start big, new, complicated, and expensive projects then...
[315]
Presently in India, Greenfield projects are considered better than brownfield projects comparison.
[320]
And the most important thing is to understand that every project has its advantages and disadvantages.
