newer agents coming in or maybe agents

who still don't understand because

they're hard-headed or for the consumer

who has no idea I wanted to make a clear

distinction between what a listing agent
[28]
is in a buyer's agent because I still
[30]
see a lot of complaining in the realtor
[32]
world every once in a while as well from
[34]
the outside the consumer because they
[36]
don't know they or have a true
[38]
understanding they feel like one of them
[40]
isn't necessary or whatever it is I just
[41]
want to clear that I want to break it

down I and my team our listing agents

I've been taught to be listing agents so

some people may say I'm biased right but
[51]
I'm just going to give you the truth and
[52]
the facts as simply as possible so

whether you're an agent or a consumer

you can understand okay so let's get

down to the nitty-gritty what is the

difference between a listing agent and a
[61]
buyer's agent a listing agent is the
[62]
agent who represents and is contracted
[65]
by the seller of the house the owner of
[67]
the home so this home that I made if I
[69]
decide to sell it I sign a contract with
[71]
an agent right and then he's the one who
[73]
puts the sign in the front yard and
[75]
represents the seller he stipulates all
[77]
the the the price the total Commission

how much Commission later on he's going
[82]
to offer the buyer's agent who brings a
[84]
buyer etc etc you can picture the
[86]
listing agent as the captain of the ship

basically okay now the buyer's agent is

the agent who represents the individual

or couple or whoever it is who's going
[94]
to purchase the home so when they send
[96]
in an offer and we go under contract

it's the listing agent who represents

the seller Bars agent represents the

buyer I want to make this video because

that's still - a lot of people isn't

clear you don't get another license to

be a listing agent or a buyer's agent

you just pick typically most agents when

they come into the business a lot of
[113]
brokers and people steer them towards
[114]
being a buyer's agent because it's

easier you know a buyer wants to buy a
[118]
house it's a lot easier to talk to them
[120]
you just basically run around with them

looking at homes you find them homes on

the MLS you talk to them you set up

showings it's a lot easier than being a
[130]
listing agent that this is the first
[131]
myth that I want

to to destroy as people will try to say

that being a buyer's agent is more work

than listing right being a listing agent

right and me personally I find

door-knocking calling marketing and

generating leads especially if you're

doing it like we are which is active

marketing that we're actually getting

out there and hustling I find that work

to be much more strenuous and difficult

than you know showing a buyer homes yeah

is that time consuming absolutely right

am i saying I'm better than you no it's

a different type of work I just you

don't you never hear me complain I just

see a lot of people who work with buyers

complain especially let's say if I'm the
[170]
listing agent and I take the listing at
[172]
6% they will complain that I will keep
[174]
three and a half percent for myself and
[176]
my team and only give out two and a half
[177]
which by the way in California is
[179]
standard and a very state-by-state but
[181]
like I mentioned the beginning the
[183]
listing agent brought that listening to
[186]
the market right that's a different
[188]
skill set it takes skill and ability
[190]
time and patience to contact the seller
[193]
right and a lot of times people nowadays
[195]
especially they're very closed off I
[198]
have to be able to establish rapport
[199]
with them make them comfortable get them
[201]
to give me the information expressed to
[203]
me that they're interested in selling
[204]
meet with them now and in most cases
[206]
compete with other agents get them to
[208]
sign with me which is one battle and the
[210]
second battle is actually getting them
[212]
to price it fairly at market value okay

that is an entirely different and much
[217]
more difficult skill set to have than
[219]
just working with a buyer right now
[220]
working with a buyer at times objections
[223]
come up it's a little bit tougher
[224]
sometimes to get them to write an offer
[225]
but that especially from my point of
[229]
view it's a lot easier than working with
[230]
the seller right because it's not only
[232]
getting them to work with you but
[233]
actually put the home at a price that's
[235]
fair and we know right if your consumer
[237]
watching this and you don't about more
[239]
than two-thirds of the homes that go on
[240]
the market will require price reductions
[242]
meaning the realtor who represented them
[244]
was not strong enough in their
[246]
conviction to get them to price it
[247]
correctly right which is a different
[249]
battle now I want to talk something real
[251]
quick about this misconception that the
[254]
listing agent isn't needed okay from
[257]
homeowners they say oh you know we can
[258]
just you know go with the buyers they
[260]
just want to go with people who have
[261]
buyers look Realtors are running around
[263]
buyers some realtors my
[265]
a few buyers that they've generated but
[267]
no one stopped and thought about this me
[269]
putting a listing on the market I'm
[271]
creating inventory I'm creating the
[274]
product that the buyer wants without
[275]
listing so you have no buyers let's
[278]
let's analyze this what would happen
[280]
back in the days most people would be
[282]
driving around right they would either
[284]
look in the local newspaper or drive
[285]
around and see a sign in the yard and
[287]
call on it and that would generate their
[289]
interest to buy they would talk to an
[290]
agent and get qualified and all that
[292]
would start in most cases and now where
[294]
do people look online who provides the
[297]
listings online the listing agents I got
[300]
the listing and put it online people
[301]
aren't just out of nowhere going online
[303]
and saying I want to buy a house some
[305]
people will I'll give you that right but
[307]
I think they said 87 or 88 percent of
[309]
homebuyers their search starts online
[311]
but without me
[312]
hello the listing agent putting the
[314]
house on the market right putting good
[316]
pictures putting it at a fair price the
[318]
buyer isn't generated so I want to
[321]
squash that myth that the listing agent
[323]
isn't necessary right and especially
[325]
when you're talking about the skill set
[326]
anybody can just list a home but it
[329]
takes a very very fine-tuned skill set
[332]
to convince people to put their home on
[334]
the market right at the right time
[336]
because if I'm noticing that the person
[340]
isn't really motivated or they're not
[341]
realistic or right now is it the time
[343]
I'm gonna turn them away and say no
[344]
don't put your home on the market that's
[345]
not gonna stop the next bozo realtor
[347]
from coming in and just putting it up
[348]
for sale because they want their face
[350]
off and a commission but that's a
[351]
separate conversation but number two is
[353]
getting them through price set fairly
[354]
for the market to move for the buyer to
[356]
buy and the seller to sell the property
[358]
has to be priced correctly at fair
[360]
market value and I mentioned it earlier
[362]
a lot of Realtors don't have the
[364]
conviction or skill to get somebody to
[366]
price it correctly because by you
[368]
putting a listing over price you're
[369]
frustrating the buyer you're frustrating
[371]
the agent you're frustrating the seller
[372]
and you're doing everybody a disservice
[374]
okay so again buyer's agent works the
[377]
buyer listing agent versus the seller we
[379]
are more listing centric in my business
[381]
that's why I'm talking more about the
[382]
listing side but I just I want people to
[384]
be absolutely clear that both are
[388]
necessary

I need a buyer's agent to sell my
[390]
property which 90 percent of the time or
[392]
more an outside agent happens to have
[394]
that buyer right and additionally the
[397]
listing agent is very very vital
[399]
I'm not going to sit here and make an
[401]
argument which one is better that's
[402]
irrelevant but the listing agent is just
[404]
as necessary as the buyer's agent I want
[406]
to make that very clear
[406]
additionally let's look at something
[408]
like an open house I think statistically
[410]
1 to 2 percent of people who walk into
[412]
an open house as somebody who's looking
[414]
to buy will actually buy that house
[417]
right so they're gonna end up buying
[419]
another house but why am I saying that
[421]
well without the listing there's no open
[422]
house so even if that person came off
[424]
the street and suddenly expressed
[426]
interest in buying without that me
[428]
listing that home and putting it for
[429]
sale it's not gonna happen so let's say
[431]
they came off the street or with an
[432]
agent right you see what I'm saying here

I just I want you guys to understand
[436]
that there's a harmony here it's not
[437]
like oh I just want to go with the
[439]
buyer's agent and I don't need a listing
[440]
agent or I just want to go with the
[442]
listing agent now I could generate my
[444]
own buyers right so if we're talking
[445]
from an agent standpoint me having a
[448]
listing means I have the opportunity to
[449]
now generate a buyer off the online ad
[451]
and the sign in the front yard they can
[453]
call me so there's more opportunity for
[455]
an agent to be a listing agent but I
[457]
just wanted to discuss this briefly
[459]
especially for the consumer but mainly
[463]
also for the agents I'm still seeing a
[465]
lot of videos on YouTube and a lot of
[466]
people complaining from the buyers side
[469]
trying to you know put the magnifying
[471]
glass on us as listing agents when we're
[473]
actually doing everybody a good service
[475]
here right and we're just as necessary
[477]
as you as the buyer's agent ok here's
[480]

necessary right a lot of people out

there who are buying are just

talking to the listing agent because and

they think they can get a better deal

which isn't always the case right but

you have to remember that the listing

the product right we're talking about

the product and real estate the product

is the listing without a product there's
[545]
no demand and it creates no buyer so

we're very pivotal in the process but

then again people are going to make the
[552]
argument what came first the chicken or
[553]
the egg and they're gonna go back and
[554]
forth again I'm not making an argument

to see who's better I want to make that
[558]
very clear because a lot of people know
[560]
that I'm on the listing side and they
[561]
feel that I'm biased all I'm saying is

you need both components both pieces to
[565]
the puzzle I just want to make that

clear because a lot of especially the
[569]
consumer for the consumer they think

that just the buyers they just necessary

because they have the buyers

newsflash ladies and gentlemen we don't

run around with buyers some people have
[577]
buyers they have a database of people
[579]
who may be buyers but we don't just run
[580]
around with buyers and then you shop
[582]
like that because a lot of people will
[584]
say well they want to work with an agent
[585]
who has a buyer that's an incorrect way
[587]
of thinking you want to work with the
[589]
agent who has the best negotiation
[590]
skills and can best strategize and put
[592]
your home in the best position to sell
[594]
for the most money and here's the kicker
[596]
- the best buyer because that's who you
[597]
want you just want buyers who want the
[599]
best buyer okay so that's it for that
