Channel: JJ THE CPA

[0]
jj the cpa here hope you're doing well
[2]
for the self-employed those that file
[5]
schedule c or schedule f
[7]
be sure that you're really analyzing can
[10]
you take advantage of the home office
[12]
deduction
[13]
the home office deduction the irs a
[15]
number of years ago came out with a
[17]
simplified method and it's this
[20]
it's how many square feet in your house
[23]
are you using and dedicating to a home
[25]
office how many square feet is it
[28]
you take that times five bucks and
[31]
that's your home office deduction
[33]
now it is a maximum of 300 square feet
[35]
that you get to include
[37]
so if you're using 400 square feet well
[40]
for the simplified method you only get
[42]
to include up to 300 feet
[45]
times five bucks which is then a fifteen
[47]
hundred dollar deduction now on form
[50]
8829 that's where this is in essence
[52]
tied into which is the home office
[54]
deduction but where you see this in that
[56]
calculation is directly on schedule c
[60]
and it's on line 30. now on schedule f
[62]
it's pulled from the form 8829 and it's
[65]
then reported as another deduction on
[67]
line 32.
[68]
now i don't want to deter you
[71]
from if you want to do the long method
[73]
as they would say
[74]
you can pull together what your
[76]
utilities are and your mortgage interest
[78]
and real estate taxes and the insurance
[79]
on your house and the maintenance and
[81]
the utilities other than your first
[83]
phone line and pull all those expenses
[85]
together
[86]
you can do the direct or indirect method
[88]
on form 8829 which in essence takes a
[92]
percentage that you're using for
[93]
business purposes compared to the total
[95]
percentage of your house it takes a
[97]
percentage of those and all that good
[99]
stuff but i'm just telling you i've been
[100]
practicing for 29 years
[102]
and i've never one time seen a home
[105]
office deduction no matter how big the
[107]
house is if you're doing the home office
[109]
correct the calculation correct i have
[112]
never seen a home office deduction more
[116]
than fifteen hundred dollars if it's
[118]
more than fifteen hundred
[120]
i don't know how you're getting there
[121]
not saying that you did something wrong
[123]
but you probably you probably should
[124]
really be double checking your number
[126]
there but what i'm telling you is the
[127]
simplified method isn't something that
[129]
you then just get to go and say oh well
[131]
yeah i'm just going to take the fifteen
[132]
hundred dollars you actually have to
[134]
have a home office okay that is in
[137]
essence something you're using and
[139]
dedicating to in essence run your
[142]
self-employed business but the
[144]
simplified method then you don't have to
[147]
pull together all the receipts and all
[149]
the things and do the big calculation
[150]
not saying you shouldn't do it all i'm
[152]
saying is that if i have a client and
[154]
they have a schedule c or schedule f
[156]
we're using the simplified method how
[158]
many square feet are you using for
[159]
business purposes in your house for the
[161]
home office
[163]
we're taking that square foot no more
[165]
than 300 times five bucks and we're done
[168]
with it it's a big deduction but don't
[170]
miss it it's not a flag i am telling you
[173]
that probably back in the 80s and the
[174]
90s there was some
[177]
people would call audit flags related to
[180]
taking the home office deduction it's
[181]
not the case anymore now i'm not telling
[183]
you well because it's not an odd flag
[185]
just take it i'm telling you is if you
[187]
have it do not be afraid to take the
[190]
home office deduction take it okay
[193]
and the reason for that is that it
[194]
reduces down your taxable income it
[196]
reduces down your income subject to
[198]
self-employment taxes fifteen hundred
[200]
dollars easily saves you fifteen point
[203]
three percent in taxes for
[205]
self-employment purposes alone
[208]
and then that fifteen hundred is going
[209]
to save you whatever your applicable
[211]
federal tax rate is and honestly
[214]
down at the state level if you have a
[215]
state income tax don't be afraid to take
[218]
it as long as you just i do have one i'm
[220]
looking at it okay i'm in my home office
[223]
right it's dedicated now if you want to
[225]
get into the nitty-gritty rules i'm
[227]
going to give you a link to the form the
[229]
instructions and the faqs by the irs
[231]
that's your best source
[233]
of finding the answer because i will
[235]
tell you this
[236]
sometimes you have to catch yourself
[238]
are you just trying to find the answer
[239]
that you want because you're just going
[241]
to do it anyways don't find those
[244]
answers don't just find the answer that
[245]
you want find the real answer and the
[248]
real answer
[249]
is put out by the irs because the irs
[252]
actually
[253]
provides wonderful information on all
[255]
subjects including this they go through
[258]
scenarios there's a lot of information
[260]
out there that's the source that you
[261]
want to go but more what i want you to
[263]
know is if you have it take advantage of
[266]
it especially in this day and age many
[268]
many more people than ever are working
[271]
from home now if you're an employee
[272]
there's no way to take this okay
[275]
there's a very sliver that no one would
[277]
really qualify for
[279]
but i'm going to give you a link to that
[281]
sliver which would be uh it's not you i
[284]
promise you but i'm going to put i'll
[286]
make a note right here just because i
[288]
know there's going to be a few tax pros
[290]
that say oh no there's that one sliver
[292]
that's probably like 0.0001
[296]
of the population that could take
[297]
advantage of the sliver
[300]
so i'll put the sliver it'll say sliver
[303]
and i'll give you a link to where you
[305]
can go look at the sliver you'll just be
[307]
wasting your time most likely because
[308]
it's not going to be you that qualifies
[310]
for it
[311]
all right
[313]
i think that's all i wanted to say on
[314]
this
[315]
because it's getting missed and it's
[317]
because people think it's an audit flag
[319]
or oh my gosh you know they're going to
[320]
do and if your tax professional is
[322]
telling you that this will be the last
[324]
year you're using them because any tax
[326]
professional that says to you well it's
[328]
an irs flag
[329]
so what i mean can you take it or not is
[331]
it a real deduction or not because if
[333]
it's a real deduction
[335]
then doesn't matter if it's a flag
[336]
because the irs they come and question
[338]
it yeah i can take it here's my
[341]
documentation the irs goes away the irs
[344]
is not a big bad wolf and scary but for
[346]
some reason on the home office deduction
[349]
it's a
[350]
ridiculous uh folklore related to this
[354]
okay simplified method the irs is like
[356]
okay simple live management took it this
[358]
day and age like everybody's working
[359]
from home this is not me telling you
[362]
just do it even if you don't have it no
[364]
if you have it take it
[366]
but back to tax pros okay cpa ea tax
[370]
world they've been doing it a long time
[371]
i don't care they ever tell you
[373]
any any circumstances
[375]
well that's an audit flag or the irs is
[378]
going to question that they're lying to
[380]
you
[380]
lying
[382]
there are no audit flags or your stories
[385]
prove it there are no audit flags you
[386]
know what audit flags are your return's
[388]
wrong the math is wrong you have an
[390]
idiot preparing your return and they did
[392]
it wrong and the irs caught it because
[394]
the math don't work or they're taking
[396]
advantage of stuff that doesn't make any
[397]
sense it doesn't match up with their
[400]
uh other information
[401]
right if you're self-employed and you're
[403]
working from home
[405]
it's not not a flag and even if it does
[406]
get questioned and i'm telling you in 29
[408]
years i've never had a home office
[409]
deduction
[410]
question which doesn't mean well then i
[412]
can just take advantage of it any way i
[414]
want just telling you
[416]
even if they question it
[417]
here's the documentation well how do i
[419]
prove it pictures i mean showing it i
[422]
mean
[423]
how else would you how would you prove
[425]
it to a friend that's how you prove it
[426]
to the irs
[428]
okay your tax bros should be saying
[429]
here's how we prove it or this or that
[432]
if you have tax pro that they feel their
[434]
job is to tell you no
[436]
get rid of them
[438]
because their job is to tell you the law
[441]
their the job is to tell you how it
[442]
works it's not just for them to take the
[445]
easy way out and feel all powerful
[448]
that's an auto flag you can't take
[449]
advantage of that
[451]
get out of here what do i even prepare
[453]
in returns
[454]
okay just frustrating and it's on this
[457]
subject that i hear it still to this day
[460]
oh you know on the home office it's
[462]
north when
[465]
when is an audit flag take advantage of
[467]
it all right i made the video too long
[470]
which means not as many people will
[471]
watch it but i'm glad you made it to
[473]
here all right hey thanks for tuning in
