so let's talk about the steps you'll need to take聽 in order to get your property listed for rent聽聽

here's a quick outline of what i'll be聽 explaining one clean and declutter the property聽聽

two take bright high quality pictures three聽 research local rental rates and determine your聽聽

rent for this property four set up free accounts聽 on various free listing websites that i will list聽聽

tenants lease clauses you need and much more聽 to start we need to ensure the property is聽聽

clean both for pictures and throughout the time聽 you are showing the property i don't mean just聽聽

inside the rental the outside and common building聽 areas are also critical as they set the tone for聽聽

each showing if the prospective tenant arrives at聽 the property and sees the outside is not clean and聽聽

well maintained they may already have a negative聽 feeling about the property or your ability to聽聽

maintain it before even setting foot inside the聽 cleaning process should include decluttering if聽聽

other tenants have left things in the yard or聽 common areas please ask them to put those items聽聽

away decluttering will make the space feel larger聽 and well managed which are both good things in the聽聽

minds of most prospective renters i understand聽 that it may not be possible with current tenants聽聽

in place but you want to try if possible i also聽 let the current tenants know that if they can聽聽

keep the rental looking nice for showings we聽 should get it rented faster which will reduce聽聽

need to take pictures for the outside pictures聽 be sure it is a bright day you want your pictures聽聽

you'll need to create accounts on the聽 websites where you'll be listing the rental聽聽

i'll start by reiterating that i don't like to pay聽 for any listing sites so here are 10 free websites聽聽

i recommend setting up accounts on in order of聽 where i personally get the most qualified leads聽聽

from each year apartments.com which recently聽 bought cozy facebook avail turbo tenant聽聽

zumper rentable which was formerly adobo rental聽 ads rent barry real rentals and rent digs i have聽聽

listed the website addresses in the description聽 below this video for you to copy if you'd like聽聽

i'm sure you've noticed that i didn't include聽 zillow which owns trulia and hot pads zillow聽聽

is also in my opinion the best rental site in聽 terms of generating the most qualified leads聽聽

however they charge 9.99 a week so they didn't聽 make my free list if you have never listed a聽聽

rental on zillow you do get one free listing there聽 so definitely take advantage of that when you go聽聽

to list it again next year or if you have another聽 property zillow will charge 9.99 per week so i聽聽

don't advise anyone to start with zillow until聽 you have already listed with all the free sites聽聽

and haven't been able to rent it of course聽 that may be due to your price being too high聽聽

but you should add zillow if you think you're聽 priced right and you aren't getting it rented聽聽

now that you have an active account at these sites聽 you'll need to create the listing when you create聽聽

a listing you need to be aware that you can't be聽 discriminatory you can't say that you don't allow聽聽

kids or anything to do with age race or anything聽 similar what you can say is that is bright open聽聽

updated cute high ceilings ceiling fans gourmet聽 or stainless steel appliances granite countertops聽聽

central air parking large yard or anything like聽 that you can say what pets are allowed or not聽聽

generally the pictures will speak for themselves聽 but you want to highlight the nicer things聽聽

about the property be sure to share common area聽 amenities such as a bike room or guest parking聽聽

include what utilities are paid for by the聽 tenant versus the landlord you should also聽聽

include the terms such as the length of the lease聽 security deposit or move-in fee and if there's an聽聽

application fee how much also be sure to say when聽 the rental is available of course you'll also聽聽

want to include your pictures in the listing i聽 personally place the exterior photo first followed聽聽

by the kitchen living room dining room bathrooms聽 bedrooms laundry parking and any other common area聽聽

photos last you can copy and paste your listing聽 to each website for the posting and hopefully聽聽

you'll get a bunch of leads be prepared to get聽 a lot of leads from people who clearly have not聽聽

read the listing anecdotally i get the most聽 unqualified leads from facebook and the best free聽聽

leads usually come from apartments.com avail turbo聽 tenant and zumber zillow has the best paid leads i聽聽

have found that it will save you a lot of time by聽 creating a standard response for any lead you get聽聽

and you can send it in response to every inquiry聽 to screen the leads in this email response i say聽聽
