distressed properties i think that's the聽 topic for today um let's talk about what聽聽

the stress properties means um to me what聽 the stress properties might mean to you so

um what you might think a distressed聽 property means is that beaches right聽聽

behind me it looks nice but you know聽 get a really good feel for it okay um

you probably think the stress property means聽 a property that's like falling apart right聽聽

i look at it as distressed properties i don't聽 i don't really call them distressed properties聽聽

right because the problem with wait a second i聽 didn't even introduce welcome to the flipping and聽聽

wholesaling houses in new york show i'm michael聽 pentore teacher to start flipping wholesaling聽聽

houses in york or if you're already doing a great聽 business i'm sorry i'll do it all the time um so聽聽

i don't necessarily only buy distressed properties聽 right i buy properties at a discount and the way i聽聽

buy properties at a discount is there's usually a聽 problem either with the property so it might be a聽聽

really distressed crappy property or there聽 might be a problem that sun is killing me聽聽

or it might be a problem with the owner's聽 situation right the property might be fine聽聽

you're looking at my shorts聽 hanging over there okay聽聽

um but he's in some kind it may not be the stress聽 right it may be a situation where the owner just聽聽

um understands that because of the condition聽 of the property or something to do with the聽聽

municipalities let's say an open perimeter聽 or an open violation or his situation聽聽

maybe he lives far away and doesn't want to deal聽 with a lot of the [ __ ] that goes on with listing聽聽

a property he is willing to he is willing to sell聽 the property a discount really i don't so i don't聽聽

really say i buy distressed properties i say聽 i buy a discounted properties right and people聽聽

go why why would anybody sell a property to you聽 a discount and there are a lot of reasons right聽聽

so i mean some of the obvious reasons there's a聽 time reason right maybe they need to close fast聽聽

more likely they need to close slow right they聽 don't want to be on a buyer's timeline they may聽聽

have no place to go so they want to buy from聽 someone who can wait for them there could be a聽聽

condition reason right that's the most obvious one聽 properties in horrible condition they feel that聽聽

whoever they sell to is going to ask them to make聽 repairs they don't have the money to make repairs聽聽

that's it it can be um condition situation that聽 there's an illegal unit and there or there are聽聽

tenants that don't want to leave that's part of聽 the condition um those are reasons why i buy what聽聽

else there is um sometimes there's a compelling聽 reason right they need they need to bail out their聽聽

son and they need immediately uh the house is um聽 been vacant for four years and it's costing them聽聽

money there's things like that happen all the time聽 so i don't say i buy the stress properties i say i聽聽

buy discounted properties now if you want to find聽 distressed properties really i think the best way聽聽

is to do simple driving for dollars um so driving聽 for dollars means you drive around an area and聽聽

you make a note of the properties they look like聽 crap right they look distressed they look terrible聽聽

and a couple of things with that number one is you聽 should be able to do research on your local county聽聽

a clerk's website before you try to find the owner聽 and send them a letter so you want to look on the聽聽

county's website and you want to look for one聽 of four things that would make it in my opinion聽聽

uh not worth my time but it may still be worth聽 your time so the first is you want to look for聽聽

if it's um if it's bank owned right the bank take聽 possession of it in which case it's usually not a聽聽

deal anymore because the bank's gonna try to get聽 squeeze every dollar out of it that they can um聽聽

you don't want to see two at some point number聽 two is you wanna see if it's investor owned聽聽

um so that's not a deal anywhere some investor聽 has it already you know it's impossible the聽聽

investor will try to sell you this kind of聽 anything's possible possible the bank will聽聽

sell you discount as possible but for me聽 it's very unlikely especially in new york聽聽

the third thing is that it's way under water so聽 it's got like a list pendants from 12 years ago聽聽

so it's been a foreclosure for 12 years and聽 um it's been a foreclosure for 12 years and

um there's just tremendous amount on it聽 relative to what you can pay so if that happens聽聽

it's not worth it for me can you go and聽 try and get a short sale done for sure聽聽

you can it can work right for me i don't want聽 to go down that path because firstly you have to聽聽

find the owner and then you have to convince the聽 owner to sell it to you and then they usually want聽聽

some money and then you got to find the lender聽 sell to you at the price you want to me it's聽聽

too many levels now again it might be something聽 you want to do it's not something i want to do聽聽

the fourth is that it's a reverse mortgage so if聽 you see lenders like financial freedom or lenders聽聽

like that it becomes a very difficult situation聽 because usually the means the borrower's dead聽聽

and you don't know what the balance is because聽 the balance it shows is nothing to do with聽聽

what is actually owed so just a quick primer on聽 reverse mortgages even though this is not about聽聽

risk mortgages the way i i know reverse mortgage聽 i did them for many years is that the used to get聽聽

um we used to record 150 150 percent of what聽 the maximum allowed to the borrower so borrow聽聽

was allowed to get 400 000 would record a mortgage聽 for 600 000 now that doesn't answer any question聽聽

about what the balance owed because sometimes the聽 bar would take nothing or take minimal amounts of聽聽
[295]
money twenty thousand dollars so the balance聽 could be much less sometimes a lot of times聽聽

the bar is maxed out and if the bar is maxed聽 out and haven't made payments in a long time聽聽

the interest has been accruing on interest so聽 instead of being six hundred thousand dollars聽聽

they may owe a million dollars or it might say聽 six hundred thousand thousand they owe a hundred聽聽

thousand dollars so you don't know and for me聽 that's too much work now you may still want to聽聽

do that you may still want to try to find the聽 heirs and go through that i'm not doing that聽聽

so i would advise you on any driving for dollars聽 looking for distressed properties go through the聽聽

county clerk's office almost every count my county聽 which is bad really bad with um really really bad聽聽

with public information my account that gives you聽 all the information now so can't deal shows you聽聽

everything and suffolk can give you some things聽 but you got to pay more to see the documents聽聽

but new york city you can see everything so these聽 are places where public admission is tough to come聽聽

by i'm sure wherever you are your county clerk can聽 probably show you what was recorded over the last聽聽

30 or 40 years so you want to do that research聽 first when you find a distressed property and see聽聽

if it's something worth pursuing now are there聽 other ways to find the stress property sure now聽聽

if you want to say just distressed properties i聽 again i personally think you should take the words聽聽

distressed properties out of your vocabulary聽 you're looking for discounted properties you聽聽

look at properties where you can buy them at聽 enough of a discount to make money on them聽聽

whether i bought a lot of properties that were in聽 decent conditional good condition at a significant聽聽

discount and you again people who don't really聽 understand what we do say how is that possible聽聽

but it happens all the time for some of the聽 other reasons could be a time reason it could be聽聽

uh maybe it had a an issue with um with a聽 municipality maybe it's got unpermitted editions聽聽

maybe it's got violations or things and and i was聽 able to fix those things up and take care of them聽聽

and i can make money on it so it's really聽 just a matter of finding discounted properties聽聽

doesn't matter if it's distressed but if it's not聽 distressed i prefer buying properties that are not聽聽

stressed they're really distressed i'm going to聽 try and wholesale them right because i don't like聽聽

doing a lot of construction i did that for the聽 first four years of this business and i don't want聽聽

to do construction massive construction anymore聽 i'll do minimal construction but that's my opinion聽聽

maybe you want to do major renovations that's your聽 opinion but for me take out the word distressed聽聽

properties out of your vocabulary and you really聽 you're just looking for discounted properties and聽聽

you're looking from very often just reasonable聽 owners not owners who you know when you're聽聽

starting this business you think you're going聽 to buy a list you're going to skip trace a list聽聽

all those numbers are going to be right or most of聽 them you're going to people against the phone and聽聽

they're going to say something like i need to sell聽 this house in the next 24 hours i don't care what聽聽

price it is no one says that right that doesn't聽 happen right everybody's got a number in mind聽聽

usually there's something they owe usually there's聽 a number that they want and they um you just need聽聽

somebody reasonable that understands that as聽 an investor and i'll say to them listen if you聽聽

want to max out every dollar you should list this聽 property right you you're going to sell to me it's聽聽

going to be at a discount and i'm going to provide聽 you with certainty and convenience my price is聽聽

going to be the price it's not going to change聽 i'll close whenever you want you want to show聽聽

it 100 times right maybe once or twice and that's聽 and and that's what you're going to pay for you're聽聽

going to pay for that right and you can leave聽 all the stuff here you don't have to clean it out聽聽

that is the convenience that i provide and people聽 will pay for it people will give up money for聽聽

that and if you think about it we're not taking聽 advantage of anybody it's the same thing when聽聽

you go into starbucks but eight dollars for a cup聽 of coffee right that cup of coffee because then聽聽

starbucks four cents they're 14 cents so what聽 are you doing you're paying for the certainty聽聽

and convenience of knowing it's there you don't聽 want to buy the beans you don't want to grind the聽聽

beans you don't want to frot the milk you don't聽 want to get the ice you don't want to blend that聽聽

crap you don't want to buy stirrers you don't聽 want to buy cups and you're willing to pay an聽聽

exorbitant amount of money for that right seven聽 bucks in profit 750 in profit you're willing to do聽聽

that for the certain and that's how every single聽 transaction if you think about it works everything聽聽

it all works uh the same way we pay money or聽 give up money for certainty and convenience

helpful that's how i would find distressed聽 properties i'd drive for dollars if i could聽聽

um just to know that in areas聽 with driving for dollars聽聽

under a hundred thousand dollars you're聽 going to need like 600 properties to get聽聽

a deal in areas in uh like where i am with聽 the property values over 500 thousand dollars聽聽

um studies have shown you about 1200 properties聽 to get a deal so understand that there's a lot聽聽

of it and please do the research i told you first聽 i'll save you a tremendous amount of money uh just聽聽

keep tracing and contacting and mailing people who聽 are not going to be able to sell you the property聽聽
