be doing a review of the realty mogul

crowdfunded real estate investing

platform now I've been researching and

studying these different crowdfunded
[10]
real estate platforms for the last year
[12]
and a half or so and writing about them
[15]
over on my blog investing simple and we

actually have a pretty comprehensive

2020 so that's a great resource if you

guys are looking to navigate these

different platforms and you know see

which one is a good fit for you but

realty mogul is one that is on the list
[34]
and it's near the top of our list and
[36]
one of the reasons for that is because
[39]
they have options for both accredited
[40]
investors and non-accredited investors
[44]
one of the issues a lot of people run
[46]
into with these different platforms is
[48]
that they are limited to just accredited
[50]
investors but the good news is here we
[53]
have options for both with realty mogul
[55]

Realty Mobile essentially offers

investments in portfolios of real estate

through non-traded wreaths now most of

us are familiar with the publicly traded
[94]
REIT where you're able to buy shares on
[96]
a major exchange this is similar but
[99]
it's a non-traded REITs
[101]
so you don't buy shares on a major
[103]
exchange you buy them directly through a
[105]
platform like realty mogul fundrise or
[108]
other options out there and these
[110]
non-traded REITs often come with a
[112]
number of benefits one of them being
[114]
that in most cases they see better
[116]
returns than publicly traded investments
[119]
and one of the big reasons behind that
[121]
is that they are not susceptible to the
[123]
same panic selling that you tend to see
[126]
with the stock market so changes in
[128]
legislation allowed for these
[130]
crowdfunded real estate platforms to
[131]
emerge
[132]
and they are rapidly growing in
[134]
popularity so investors from all over
[136]
are pooling money together and that
[138]
money is being invested in different
[140]
real estate portfolios through these
[142]
non-traded REITs
[144]
now these non-traded REITs are available
[146]
to all investors both accredited and
[148]
non-accredited however Realty mobile
[151]
also offers a different type of
[153]
investment called a private placement
[155]
and these private placements are where
[157]
you're investing in one specific
[158]
property rather than a portfolio of
[160]
different investments and because this
[163]
is a higher risk higher potential return
[165]
investment the SEC limits these private
[168]
placements to accredited investors only
[171]
but there are two non-traded REITs
[174]
available on the platform for all
[176]
investors and we're going to cover what
[178]
those are right now and both of these
[180]
REITs have a minimum investment of
[183]
$5,000 that is one of the downsides to
[186]
this platform is the minimum investment
[188]
is quite high there are some platforms
[190]
out there that let you invest as little
[192]
as $5 or $500 so that minimum investment
[196]
is a little bit high the Mogul REIT 1 is
[199]
the income oriented REIT and this one
[201]
pays monthly distributions so it's meant
[204]
to generate income for investors and it
[207]
pays those distributions monthly the
[210]
objective of the Mogul REIT one is to
[212]
pay attractive and stable cash
[214]
distributions and this is accomplished
[216]
by holding a blend of debt and equity
[218]
investments where the interest payments
[221]
allow them to pay monthly distributions
[223]
so you still do have some growth
[225]
potential here because of the equity
[227]
investments but you also have that
[229]
consistent cash flow from the debt
[232]
investments held in this portfolio the
[234]
current yield on this REIT is seven
[236]
point eight one percent on an annualized
[238]
basis after fees next up we have the
[241]
mogul REIT - which is a growth oriented
[244]
portfolio but it still pays quarterly
[246]
distributions so that's one of the main
[248]
differences here is that mogul REIT 1 is
[250]
going to pay monthly distributions mogul
[253]
REIT 2 is going to pay quarterly
[254]
distributions and then do keep in mind
[257]
just like the stock market just like
[259]
other platforms out there these
[261]
distributions are not guaranteed now the
[263]
objective of the mogul REIT - is to real
[266]
long-term capital appreciation while
[269]
still paying attractive and stable cash
[271]
distributions and this is accomplished
[273]
by primarily making investments in
[275]
equity and preferred equity investments
[278]
in apartment buildings across the u.s.
[280]
so the goal for this REIT is not to
[282]
generate as much cash as possible in
[285]
terms of distributions the goal is to
[287]
make money by buying into a property and
[289]
selling it for more money down the road
[291]
making the majority of their money from
[294]
capital appreciation but the good news
[296]
is that quarter to quarter they are
[298]
still paying you those distributions to
[300]
reward you as an investor the current
[302]
yield for mobile Ritu is four point five
[305]
percent on an annualized basis after
[307]
fees so speaking of those fees let's
[310]
talk about the fees for the Realty
[311]
mobile platform they do range based on
[314]
the investment whether you're doing you
[316]
know mogul REIT one mogul Ritu or a
[318]
private placement but they tend to range
[321]
between 1% and 1.25 percent which is
[324]
typical among different platforms out
[326]
there this is definitely an option you
[328]
should consider if you're looking for a
[330]
passive way to invest in real estate
[331]
because it's one of those investments
[334]
where they do all the work for you they
[336]
vet the properties they build the
[337]
portfolio's handle all the documentation
[340]
and you simply invest your money and pay
[343]
them a small fee for taking care of all
[345]
of that legwork for you and the other
[347]
good thing here is that they do offer
[349]
two different portfolios one being
[351]
growth oriented and one being income
[353]
oriented it would be nice if down the
[356]
road they offered more of a blended
[358]
portfolio that had both growth and
[360]
income potential and my other complaint
[362]
with them is that that minimum balance
[364]
of $5,000 is a little bit high and out
[367]
of reach for many investors now it's
[370]
important to remember with any
[371]
crowdfunded real estate platform that
[373]
this is a long-term investment and you
[375]
should not be investing in these
[377]
platforms if you don't have a minimum
[379]
time horizon of five years or more so if
[382]
you're looking to invest your money for
[383]
one year or two years or something like
[385]
that this is not going to be the
[387]
investment for you but if you are
[389]
somebody who's looking to invest in
[390]
private real estate deals for the long
[392]
term in a passive way Realty Mobile is
[395]
definitely a platform you should
[396]
