a list of the seven most affordable

places where you can buy a house in

but cheapest and affordable are two very

different questions small town

saskatchewan there's tons of really

cheap houses to be bought it's not a lot

of jobs there affordability is your

income compared to the house price so

we're going to be looking at how

affordable these cities are

not just how cheap their house prices

are we're looking at cities they would

have a wide variety of job opportunities

and services and amenities available to

you has to be independent separate

cities we're not looking at suburbs or

cities in a larger metro area like the

greater vancouver or greater toronto

areas the way i calculated affordability

was looking at how much of somebody's
[159]
monthly income would go to owning a
[161]
house so i use cmhc's data on average
[164]
household pre-tax income the reason i've
[166]
used pre-tax is because every province
[169]
in canada has different tax laws and
[171]
benefits which will make this more
[173]
complex and as well every person's tax
[175]
situation is going to be different my
[177]
wife who's a contract employee has a
[179]
very different income tax bill than
[181]
myself as a small business owner even if
[183]
we had the exact same pre-tax income so
[187]
i'm just using pre-tax to make it simple
[189]
here and i'm just using the mortgage
[191]
costs and property taxes i'm taking out
[194]
utilities because again utilities can
[196]
vary wildly based on your usage a couple
[199]
other quick things i used for
[200]
calculations a 2.25
[202]
interest rate that's a pretty common
[204]
five-year fixed rate at the time of
[206]
recording this video i pulled property
[208]
tax information from all the different
[210]
cities to make sure we can accurately
[211]
put that in there and for prices i'm
[214]
using the composite benchmark price
[216]
composite meaning all property types
[218]
together so houses townhouses and condos
[220]
all lumped into one metric the benchmark
[223]
price is going to be a more accurate
[224]
measurement of house prices than the
[227]
average house price because average
[228]
house price can be skewed up or down
[231]
based on high value sales or low value
[233]
sales benchmark price gets rid of those
[236]
variations based on high or low value
[239]
sales just for quick reference the
[241]
average household income in canada is
[243]
under a hundred thousand dollars and the
[246]
national benchmark price is
[248]
730 000

meaning just the mortgage not even

including property taxes just the

mortgage payments on that will eat up 37

of the average household's monthly

now let's go look at what are the most

affordable cities in canada to buy a

starting off this list at number seven

is calgary alberta and no matter how you

slice it consistently alberta has the

highest average household income in

canada i've always found a really

interesting highest average household

and nowhere near the highest household
[284]
prices and calgary offers pretty much

everything job opportunities amenities
[289]
services you name it calgary's got it

average household income in calgary is

about 132 000 a year and the benchmark
[298]
price is 460 000 a year it's gonna mean
[301]
you're going to need about 23 000

for a down payment to buy a house in
[306]
calgary your monthly mortgage payment is

going gonna be just shy of two thousand
[310]
dollars then your property tax is about

285 dollars per month meaning that your

monthly mortgage and property tax

dollars a month you're on average gonna
