it's to create a lot of video video is

key you can even do live videos when

you're doing walkthroughs of these

properties but outside of just videos

about properties think about the

questions that people ask about your

niche maybe it's the the neighborhood

that you serve or the neighborhoods that
[252]
you're targeting what are the power tips
[254]
on those neighborhoods what are the
[255]
insider information on those
[256]
neighborhoods

how can you share more of this
[259]
information out into the world on social
[261]
media those are great video ideas as
[263]
you're doing these walkthroughs and
[264]
talking to your custom
[265]
they're gonna ask questions and those
[267]
questions you should write those down
[268]
because you can do tips and quick videos

answering those questions on social
[272]
media if somebody has a question about
[274]
something somebody else has that same
[276]
question right and you can answer that

question for multiple people but posting

these videos online as you create this

video content you're gonna start to

develop a brand and you're gonna build

your brand and people are going to

become aware of you as an agent and

they're gonna trust you because there's

a certain amount of personality that

comes through a video that doesn't come

through on written form or static

pictures on the video they're gonna have

more of an understanding and a

relationship with you so when they're

ready to move to whether they're buying

or selling they're gonna think of you

first and you're gonna earn their

business tip number five is to use a CRM

CRM is essential to business today and

for agents it's extremely powerful

because you can store all kinds of
[315]
information about your customers and
[317]
your leads and your prospects in there
[319]
outside of maybe just the types of
[321]
properties are listed they're interested
[324]
in the numbers of bedrooms the price
[325]
ranges the neighborhoods those things
[326]
are all important but you can also store
[328]
things in there like their birthday you
[330]
can store things in there like the
[332]
children's names and their interests and
[335]
things like this it's gonna give you a
[337]
better relationship with that customer
[339]
and you're gonna be able to do some
[340]
sorting and some filtering based on this
[342]
information for example if a new
[344]
property becomes available in a nice
[346]
neighborhood that a lot of people are
[348]
interested in with four bedrooms you can
[350]
quickly jump into the CRM and you can do
[352]
some filtering and sorting it and get a
[354]
nice little list there of people that
[356]
that's a perfect fit for you can jump
[358]
right in and start calling them start
[359]
setting up walkthroughs you could even
[361]
generate an email campaign that sends
[363]
them an email with the video that you
[365]
made about that property talking about
[367]
it and requesting if they need more info

to hit you up so you can do a
[370]
walk-through so a CRM allows for all

this it just makes you a better business

person it's gonna make you more revenue

long-term and a lot of real estate

agents they send like an annual gift

card and kind of a thank-yous on

Christmas you know after you've

purchased a home with them or something

like that and that's all great and fun

but with a younger demographic they're

looking at their mail less a lot of
[392]
times they're not even looking at it
[393]
right you want to send them digital
[395]
messages if you can send them automated
[397]
email

with little thank-you messages maybe

gift cards you can even send them text
[401]
messages at these times or jump in and
[404]
direct message them on social media
[406]
because you save their social media
[408]
information your CRM think about how
[410]
much more modern this makes you and the
[412]
more modern you are the more you're
[413]
gonna get referrals and recommendations

from that past customer base that's
[417]
going to continually grow your business

tip number six is to invest time and

money in building your online reputation
[424]
online reputation is huge you should ask
[427]
for a review from every buyer and seller
[430]
that you work with get a review from
[432]
them and even the ones that don't end up
[434]
buying maybe get a review from them if
[436]
the experience was good the more reviews
[438]
you have online and the higher your
[440]
ratings online the more business you're
[442]
gonna get a lot of times when people are
[444]
in research mode they're in research
[446]
mode for quite a while in real estate
[448]
and a lot of times before they reach out
[450]
to a new agent or something like this
[452]
they're gonna quickly do a spot check on
[454]
Google or something searching that
[456]
agents name and the word reviews and if
[458]
you have a ton of reviews when people do
[460]
this and you have high ratings you're
[462]
gonna win that business because they're
[464]
gonna probably compare you with a couple
[465]
other agents and if you have more
[467]
ratings than them and you have a higher
[468]
number of reviews you're going to get
[471]
the business and so it's just so key to
[473]
get those reviews it doesn't take long

it's just a simple ask of the people
[477]
that you've worked with that had a good
[479]
experience and they're happy to do it
[480]
tip 7 dominate the first page of Google
[483]
for your niche keywords so you're gonna
[485]
want to have niche keywords for your
[488]
niche so if you're marketing to a
[490]
particular neighborhood or you're
[491]
selling a certain type of commercial
[493]
property whatever it might be there's
[495]
keywords people are searching on Google
[498]
to find properties when they first start
[500]
researching figure out what those
[502]
keywords are if you need help with

and understand what those are once you

figure out what those are you're gonna

want to invest money and being on top

for those so that's called paid ads

you're gonna want to run ads on Google

enough budget and then in addition to

that you're gonna want to rank high or

which means you're just gonna have to
[524]
build a lot of content on your website

about those search terms so figure out
[529]
what those search terms are then build
[530]
landing pages on your websites that
[532]
highlight the properties in those areas
[534]
and then write additional content on
[537]
those pages and then on an ongoing basis

think about doing some blogging about
[541]
those particular areas and adding that
[543]
content to those pages as well we call
[545]
that a monster page because the page is
[547]
a monster in terms of content but that
[549]
means it's gonna rank high and if you
[551]
can rank on the first page twice for
[553]
those very niche keywords I can just
[555]
tell you this you're gonna grow your
[556]
business tip number eight is to do
[559]
retargeting retargeting is like the
[561]
biggest no-brainer in the history of the
[562]
world like you absolutely have to do
[564]
retargeting it will change the game if
[567]
you're not doing retargeting because
[568]
people are in research mode when it
[570]
comes to real estate for so long that
[573]
you can stay in front of them during
[575]
that entire lifecycle and just rent
[578]
space in their mind by retargeting so
[580]
that when they're finally ready to make
[582]
a buying decision or do a walkthrough
[584]
they think of you they reach out to you
[586]
and it's because you've been retargeting
[587]
them so the way retargeting works is if
[589]
anybody comes to your website they're
[591]
automatically added to a retargeting
[593]
list and you can build lists for each
[595]
niche that you serve so if you build
[597]
landing pages for one neighborhood and
[599]
and another neighborhood and somebody
[601]
comes into your site goes to this
[602]
neighborhood you can build an audience
[604]
list on that and you can retarget to
[606]
those people with new properties that
[608]
come available that neighborhood and
[609]
those sorts of things what happens with
[611]
retargeting is as they're on on the
[612]
internet surf and round whether they're
[614]
on Facebook or Instagram or YouTube or
[617]
thousands of websites online they're
[619]
gonna see your branding and your ads
[621]
highlighting those properties maybe see
[623]
a picture of you so that they can just
[625]
you know have a better connection there
[627]
and they're just it's just gonna it's
[628]
literally gonna rent space in their mind
[630]
so when they're ready to move forward
[631]
they're gonna think of you you can even
[633]
build a retargeting list on social media
[635]
as you're posting content if anybody
[637]
watches your videos over a certain
[639]
period of time or engages with your
[641]
content or likes your content you can
[643]
add them also to a retargeting list and
[645]
so over time if you just think about it
[647]
you can get your list
[649]
so large that you almost are retargeting
[651]
everybody in your local area that fits
[653]
within those niches and by doing that
[656]
retargeting is extremely cost effective
[658]
you're gonna develop a lead flow at a
[660]
very low cost your return on investment
[661]
your profitability is gonna skyrocket so

look under retargeting it's huge tip

number nine is to build some ad
[668]
campaigns on social media that target
[671]
groups in your area that would possibly
[673]
be interested in your niche that you
[675]
serve and so for example you could
[677]
target people that work at certain
[679]
businesses you could target people that
[681]
work at certain organizations like
[682]
schools and other things on social media
[685]
you can build an audience list off of
[687]
that and advertise to those folks power
[690]
tip here is theme your branding and your
[692]
designs your ads maybe to that group
[694]
something that appeals to them with your
[696]
imagery or maybe your content our call
[698]
to action and possibly even offer them
[700]
some sort of a deal if they work with
[702]
you and what will happen over time is
[704]
you may become kind of the preferred
[706]
agent of certain businesses or
[708]
organizations in your local area and
[709]
you'll start getting a lot of referrals

because let's just say you know you have
[713]
a large business near by that is within
[716]
the area that you serve and they have
[718]
200 people those 200 people are gonna be
[721]
buying houses you know on an ongoing
[723]
basis and so when one buys one guess

what happens the next person says who'd
[727]
you work with and they recommend you so

you start to get those referrals first

you have to get your foot in the door

one way to do that is targeting those

folks on social media tip number 10 is
