to find great tenants so we're going to talk聽 today like I mentioned about how do we do the聽聽

screening process and then also what are some ways聽 to advertise for these types of tenants so first聽聽

let's talk about screening so tenant screening is聽 key right real estate investors there's a saying聽聽
[95]
amongst real estate investors that you make your聽 money when you buy in other words when you buy a聽聽
[99]
deal right you make your money upfront well it's聽 the same the same principle of pride applies when聽聽
[105]
it comes to finding good tenants so in finding a聽 good tenant you want to do the upfront homework聽聽
[110]
to do your research to do your background聽 and understand who it who it is that you're聽聽
[114]
actually allowing to stay in your property so聽 I always look at a a screening process or an聽聽
[120]
applicant as somebody who's applying for a job聽 right and you may ask yourself why is that right聽聽
[125]
if they've got money and they're willing to pay聽 I want to bring them aboard but you've got if you聽聽
[129]
were hiring an employee right that employee is聽 going to produce something right and the tenant聽聽
[134]
they are producing rent and they are also聽 taking care of or responsible for your property聽聽
[139]
so screening is key so let's talk about some of聽 the things right because because we want a tenant聽聽
[143]
who's gonna like I said pay their money on time聽 pay their rent on time they're gonna take care of聽聽
[147]
the property and they're not gonna drive you crazy聽 right so there's some some key principles that are聽聽
[152]
simple that you can apply to your screening聽 process to help you to find a great tenant聽聽
[157]
so very first thing you want to do is set clear聽 criteria set clear criteria and communicate it on聽聽
[163]
your rental application so when a tenant comes to聽 to look at the property you want to make sure that聽聽
[168]
they fill out a rental application you also want聽 to make sure that your criteria is very clear we聽聽
[173]
put our criteria in all of our advertisements and聽 all of our things that on Facebook are our signs聽聽
[179]
with flyers right everything that we put out for聽 the advertise it has our criteria the application聽聽
[183]
has it everything is very clear in terms of what聽 the requirements are now a great rule of thumb is聽聽
[189]
that the tenant needs to make three times the聽 rent in monthly income now that could be from聽聽
[195]
their job that could be from some sort of you know聽 disability it could be from government assistance聽聽
[199]
wherever it's from it just needs to be verifiable聽 and typically up to three times the rent and the聽聽
[204]
reason that you want to do that is because people聽 tend to pay a whole lot of stuff before they pay聽聽
[208]
their rent but you want to make sure that they've聽 got enough money left enough money to take care聽聽
[213]
of all of their bills pay you and still be able to聽 live right because you don't want to find a tenant聽聽
[217]
who's under qualified they may come and flash聽 cash really quickly but if all they can do is if聽聽
[222]
they make one time to rent there's a very high聽 chance that you're not going to get your money聽聽
[226]
additionally right you want to do you want to聽 make sure that they have no evictions on their on聽聽
[230]
their background check right you want to make sure聽 that in their history they have never been evicted聽聽
[234]
before so we ask that question on our application聽 but we also do a background check to verify聽聽
[240]
that information that's public record eviction is聽 public record so you always want to ask whether or聽聽
[245]
not they have had any evictions on their record聽 you know if you don't want your property to have聽聽
[250]
smoke damage you you need to be very clear and聽 say that we don't allow smokers in our properties聽聽
[255]
additionally the same way with pets right so and聽 if you do have pets right you want to make sure to聽聽
[259]
make very clear there is a pet fee or a deposit聽 a non-refundable deposit and then a monthly fee聽聽
[264]
for that pet so you want to have your criteria聽 very clear so income three times the rent no聽聽
[270]
evictions right and if you don't want pets you got聽 to spell that out and additionally if you don't聽聽
[274]
want smokers you have to spell that out just got聽 to realize that all of these things are going to聽聽
[278]
become wear and tear on your property headaches聽 that you're going to incur later so criteria is聽聽

key and what happens if your criteria is set in聽 your description some people won't even apply for聽聽
[287]
it now there are still going to be some people who聽 who tell lies to you they're going to write on it聽聽

on the application i've got no evictions i've got聽 a stellar you know stellar background everything's聽聽
[296]
great and it's wonderful right they're going to聽 tell you that because they're they're banking聽聽
[300]
on you not doing a background check so that's聽 the next thing so you set your criteria but in聽聽
[305]
addition you need to do a background check now聽 on a background check you're going to check for聽聽
[310]
evictions uh you're going to check for uh criminal聽 background you want to know whether or not they're聽聽
[316]
a sex offender uh you want to know whether or not聽 they've ever been connected convicted of felonies聽聽
[320]
misdemeanors all of those kind of things and聽 the thing that's so critical about evictions聽聽
[324]
is that if they've been evicted before there's聽 a decent chance they may get evicted again and聽聽
[329]
and everybody's got a story and that's one thing聽 that i've learned in this business is everyone聽聽
[333]
has a story now some some of those stories are聽 legitimate right but some of them are not so if a聽聽
[337]
person has an eviction right and you decide okay聽 i'm going to let them come aboard because they聽聽
[342]
had a divorce or whatever that is the next thing聽 you want to do is check their references so on an聽聽
[347]
application they should put you always want to ask聽 for references of previous landlords right and i聽聽
[352]
typically we typically like to go back one or two聽 landlords right because we may you may not want聽聽
[357]
to just check the landlord they're living they're聽 renting from now because that landlord a lot that聽聽
[362]
landlord could just be one so desperately to get聽 rid of the person that they say you know what yep聽聽
[366]
they're a great tenant and they're just glad to聽 get them off their hands but you want to go back聽聽
[370]
a few cycles because you know two landlords would聽 go they're going to tell you you want to ask that聽聽
[374]
landlord hey did they pay their rent on time how聽 are they in regards to the property you know were聽聽
[379]
they were easy to work with right you want to聽 make sure you want to check those references聽聽

you also want to verify their employment history聽 right you want to call up and call that employer聽聽
[389]
make sure that that they are employed there you聽 know a lot of folks will ask for proof of of聽聽
[393]
employment like like a pay stub things like that聽 you want to know how long they've been employed聽聽
[398]
so if they come and apply to your property and聽 they've only been employed for a month or you look聽聽
[402]
in their employment history and they have switched聽 you know in the last year they've had three jobs聽聽
[407]
that's going to be a problem right so you want聽 to do your homework and make sure that you're聽聽
[411]
checking references for employment you want聽 to make sure that you're checking references聽聽
[416]
for previous landlords right all of those things聽 really matter because the person has a history and聽聽
[421]
you got to recognize that if you go and you apply聽 for credit they're going to check your credit聽聽
[425]
report what's the same way with with a tenant you聽 know if you go apply for a job they're going to do聽聽

a background check so treat that tenant as an聽 employee and you will find that you find much聽聽
[435]
much better tenants if you ever get a tenant that聽 comes they just flash cash and they say I'm ready聽聽

to move in today you may have a problem right聽 that cash will be right in front of you and it's聽聽
[443]
very tempting because you may have been sitting聽 around like hey I really need to fill this unit聽聽
[447]
but if you fill that unit and then a month later聽 you're an eviction court eviction is expensive and聽聽
[452]
it takes a lot of time especially during COVID聽 19 where many states have have input eviction聽聽
[457]
moratoriums where so it takes a very long time聽 in my state evictions are painful you know in my聽聽
[462]
state we basically have to um we have to apply for聽 aid on behalf of the tenant we have to enter into聽聽
[468]
an agreement where they can catch up back rent聽 with no late fees so tenant screening is critical聽聽
[474]
so we really in my company we really focus on聽 screening for a high quality tenant and we don't聽聽
[479]
compromise now if you're looking you may be saying聽 well where how do i run these background checks聽聽
[484]
where do i go right if you're using like Zillow.聽 Zillow has a background check feature i personally聽聽
[489]
use mrlandlord.com we'll put that link in the聽 description mrlandlord.com they actually will give聽聽
[495]
you your first two uh screenings for for free you聽 won't have to pay anything for them specifically聽聽
[500]
you know we're paying about 20 to 25 bucks to聽 do tenant screenings and we're getting full聽聽
[504]
background checks we're getting eviction history聽 we are we're getting a criminal background a whole聽聽
[510]
you know whole litany of items uh for the tenant聽 to understand where they're coming from but other聽聽
[515]
thing that i want you to be very careful of in聽 screening tenants is that you have to be careful聽聽
[520]
that you do not discriminate because if you聽 discriminate you can get sued right you can聽聽
[524]
get into a lot of trouble for discriminating so聽 you can't discriminate on race religion right聽聽
[530]
gender age handicap status there are so many聽 different protected classes so you have to be聽聽
[536]
very careful to not discriminate so these are some聽 things that have helped me to find great tenants聽聽
[541]
tenants that stay for years tenants that pay their聽 rent on time tenants to take care of the property聽聽
[546]
that's the kind of tenant you want you聽 don't want to kind of just going to be聽聽
[549]
a headache because that's a really easy way聽 to start and quit really fast as a landlord聽聽
[554]
but in addition you may be asking okay聽 well how do i find these folks right so聽聽
[559]
you know looking at how do you screen but then how聽 do you find them right so there's a whole host of聽聽
[563]
ways that you can actually find good tenants but聽 then you've got to screen those tenants so i want聽聽
[567]
to talk a little bit about some of the methods the聽 first method is the newspaper right so every paper聽聽
[572]
every local paper has a classified section they聽 have you know print and on web right but what i聽聽
[578]
have found is that newspaper advertisements聽 really don't work that well typically聽聽
[582]
they're expensive and they have a short reach so聽 unfortunately in this day and age the newspaper is聽聽
[587]
not really that good anymore you know what you'll聽 find i mean i've used newspaper before years ago聽聽
[593]
and i was spending hundreds of dollars you know聽 sometimes upwards of one or two hundred dollars聽聽
[597]
a week just to run an ad and getting very very聽 low turnaround on those ads additionally though聽聽
[603]
you can use yard signs right so in front of聽 the property your property manager landlord or聽聽
[608]
whatever can put a yard sign that simply says聽 for rent you can put a flyer for the property聽聽
[612]
put a contact number in there i recommend you聽 don't use your personal number right you can get聽聽
[616]
a google voice number and things like that right聽 but you can put a yard sign as well with a contact聽聽
[621]
number and you'll get plenty of calls on top of聽 that though there are services like craigslist聽聽
[626]
or you can advertise that now I'm not a huge fan聽 of craigslist advertising because we tend to get聽聽
[631]
some all different sorts of types some folks are聽 scam artists some folks are all over the country聽聽
[635]
you just get a you get all sorts with craigslist聽 craigslist then there's zillow right you got聽聽
[640]
zillow you got apartments.com there are a whole聽 host of of different uh web-based advertising聽聽
[647]
uh mechanisms where you can go and post your your聽 rentals you can post some military uh military聽聽
[654]
military sites that go out and actually find you聽 know if you live in a military area like i do聽聽
[658]
right military by owner is a great place to go聽 where folks are coming in and out of the area聽聽
[662]
and that's a really good one but聽 using some of the web-based services聽聽
[666]
like zillow and zillow's recently started to聽 charge for some of their their some of their聽聽
[670]
services so it's not quite as attractive it聽 used to be totally free and we did really well聽聽
[674]
with zillow but then they started charging聽 now i think it's like 10 bucks which is not聽聽
[677]
crazy right so it is still affordable way better聽 than the newspaper but there's still a whole lot聽聽
[682]
of other free services one of my favorite that聽 we've been using i use it for lease options聽聽
[687]
i use it for for rentals all sorts of different聽 things is facebook marketplace so facebook聽聽
[694]
marketplace works great guys and there's really聽 a source where you can go and you can link that聽聽
[698]
to you know to your personal page you can link it聽 to maybe your business page and in it folks are聽聽
[704]
just going to message you right they're going聽 to say hey is this property still available聽聽
[707]
and then what i do is i'll forward that on the聽 property manager or the property manager sets聽聽
[710]
it up themselves you know whatever that looks聽 like if i'm doing a you know something off to聽聽
[713]
my own where my property manager's not involved聽 i can put a facebook facebook marketplace ad聽聽
[719]
in and then i'm getting tons of leads right so聽 in it like folks are so active on social media聽聽
[724]
and if you post a marketplace you will get hits聽 right you will get opportunities now when it comes聽聽
[729]
down to showing that property is going to give you聽 a little bit of extra free game when it comes down聽聽
[733]
to showing property you're going to run into no聽 shows you're going to run into people who who聽聽
[737]
you know say they're going to come and don't come聽 now a quick tip that i'll give you guys right is聽聽
[741]
to actually set up open houses versus individual聽 showings that does several things number one it's聽聽
[747]
efficient it's an efficient use of your time right聽 so instead of you showing up for an appointment聽聽
[751]
at 9am on tuesday and another one on thursday and聽 then on saturday and then only two people show up聽聽
[757]
schedule overlapping appointments on one day聽 right or have an open house so what happens聽聽
[763]
is that you actually build in competition so聽 depending on your unit if you got a great unit聽聽
[767]
that a lot of people are calling for you calling聽 you one instead of you setting these individual聽聽
[770]
appointments set up either an open house or set聽 up appointments that basically overlap one another聽聽
[776]
because what that does is it creates competition聽 and the person who comes in and looks at the聽聽
[780]
property they know if they want it they gotta聽 go ahead and apply for it right i always try聽聽
[785]
we always charge application fees because we just聽 pass that on to run the background check and it聽聽
[789]
also lets the tenant know that we're serious right聽 let's know that hey if you want this property you聽聽
[793]
got to be serious about it you need to go ahead聽 and apply today right so we do all of those things聽聽
[798]
because they just help us to screen tennis out to聽 just weed out because there's some great tenants聽聽
[803]
but there's also some really bad ones and you聽 just gotta recognize that if a tenant has been聽聽
[807]
evicted before if the tenant doesn't make the聽 money if the tenant you know has bad references聽聽
[812]
chances are they're going to be a bad聽 tenant for you so do your homework聽聽
[815]
up front right utilize great advertising methods聽 and you have no problem keeping your units full聽聽
[821]
these have worked for me to build my portfolio聽 nine we've got nine properties in our portfolio聽聽
[826]
just almost 30 doors and it they've worked聽 really well for us over the years so i hope聽聽
