estate industry that can help you to

so I remember back when I was working my
[49]
first job out of college and I
[51]
desperately wanted to get out of it I
[53]
wanted to get into the real estate
[55]
business as an investor so I could start
[57]
making a lot more money and really just
[59]
doing life on my own terms and not
[62]
living and dying by what my boss told me
[64]
to do and there was nothing wrong with
[65]
my job I just didn't like the idea that
[67]
I had to do what they told me to do all
[70]
day every day and I could never do my
[72]
own thing and so I got started the way
[75]
most people do is I found a way that I
[77]
could make money in the real estate
[79]
business while I was still working my
[81]
full-time job and good news is there's
[83]
all kinds of ways that you can make
[85]
money on the side and one of the easiest
[87]
ways I know of to get started is to
[90]
become a notary becoming a notary is not
[93]
expensive it's not difficult and
[95]
essentially what a notary does their job
[97]
is to attest to the validity of
[99]
signatures and the original documents
[102]
that are being signed so for a lot of
[104]
years I actually acted as a notary in my
[106]
job and I would sign hundreds of
[108]
different loan documents for people who
[110]
were borrowing money and by acting as a
[112]
notary and signing my signature right
[115]
next to theirs I was saying that I had
[117]
actually looked at this person's
[118]
personal identification I verified that
[121]
yes they are who they say they are so
[123]
the document is not forged it's not a
[126]
fake signature this is a real valid and
[129]
legally enforceable document and that's
[131]
really what a note
[132]
does and most notaries can earn anywhere
[134]
from 75 to even a couple hundred dollars
[137]
for every signing appointment that they
[139]
book so for every time they meet with
[141]
somebody and notarize a signature and
[143]
notaries I needed any time you're
[145]
sending loan documents anytime you're
[147]
signing a deed and the amount that you
[149]
earn per job as a notary depends on
[151]
where you're getting the job from and
[153]
who you're working with for instance if
[155]
you get plugged in with a local title
[157]
company or attorney or escrow office and
[160]
you basically just app is a mobile
[162]
notary for them or you're going out to
[164]
meet people and sign their documents
[166]
it's typically going to involve a little
[167]
bit of travel time because you have to
[169]
go to where this person is and watch
[171]
them sign the document and verify that
[173]
they are who they say they are but aside
[175]
from understanding how to do this
[177]
properly and just signing the document
[179]
right after they do that's really all
[181]
there is to it it's not hard or
[182]
difficult work you just have to go
[184]
through the motions of becoming a notary
[187]
filling out all that basic paperwork and
[189]
then remaining in good standing in the
[191]
state where you're authorized as a
[193]
notary so it's pretty straightforward
[194]
and this is not something where you're
[196]
gonna get rich from it but if you can to
[197]
constantly maintain appointments say one
[200]
a day or even a couple every single week
[202]
it can add up fairly quickly to a nice
[204]
side income on a monthly basis another
[207]
way to make a nice side income in the
[210]
real estate business is to get into the
[212]
business of bird-dogging or some people
[214]
even refer to it as wholesaling and
[216]
essentially what this is is you're going
[219]
out and you are finding great deals for
[222]
other cash buyers so for instance let's
[225]
say you're able to find a seller who is
[227]
highly motivated they're willing to sell
[230]
fast for a very very low price you don't
[232]
necessarily have the cash to buy it
[234]
yourself
[235]
and even if you did you wouldn't have
[236]
the resources to do all the flipping on
[238]
your own but if you have connections
[240]
with one or more other real estate
[242]
investors in the area who are actively
[244]
looking for deals like this you could
[246]
bring the deal to them and earn a
[248]
referral fee and I think for the most
[250]
part if you have a good trusting
[253]
relationship with somebody it is
[254]
possible to just have like a gentleman's
[257]
agreement handshake agreement where they
[258]
would pay you for every deal that closes
[260]
but for most cases when you're stuck
[263]
a new relationship with somebody that
[264]
you haven't worked with before you'll
[266]
probably want to start by getting some
[267]
paperwork involved getting an actual
[269]
purchase agreement signed with the
[271]
seller and then assigning that agreement
[273]
to that cash buyer and then you would
[276]
essentially get paid an assignment fee
[278]
when that deal closes I've actually got
[280]

it out I will say that assigning
[291]
purchase agreements like this is not
[293]
illegal in all 50 states unless you are
[295]
a licensed real estate agent so keep
[298]
that in mind you don't want to just
[299]
start doing this without first reviewing
[302]
your state's laws just to make sure that
[304]
you're actually able to do this without
[305]
breaking the law but if you are able to
[307]
do it and you still are able to do it in
[309]
most states this can be a great way to
[311]
earn some sight income in the real
[312]
estate business along those same lines
[314]
let's say you actually do want to become
[317]
a licensed real estate agent if you want
[320]
to be a realtor and list and sell
[322]
properties in the local MLS and collect
[324]
a commission every time one of these
[326]
properties sells there's a lot of real
[328]
estate agents that work like this and in
[330]
my conversations with some of the more
[332]
serious agents out there they've told me
[334]
that is view is about 20% of all the
[337]
agents out there are actually doing this
[339]
as a full-time career the rest of them
[341]
are doing this more on a part-time basis
[344]
where they're selling anywhere from like
[345]
one to five deals per year so a lot of
[348]
real estate agents up there totally
[350]
treat this like a side hustle and just
[352]
do deals when they have time on the
[354]
nights and on the weekends and if you
[356]
want to do it like that
[357]
that's totally feasible in order to
[359]
become licensed as a real estate agent
[361]
you're gonna have to go through some
[363]
testing and exams in the state where
[365]
you're working and that's usually going
[366]
to involve a little bit of prep work
[368]
ahead of time too because you have to
[369]
learn how to answer these questions
[371]
right before you actually take the test
[373]
and of course is you can imagine there's
[375]
costs associated with all this stuff too
[377]
so you should definitely be prepared to
[379]
pay some of those costs before you even
[380]
go down this road and then there's also
[382]
ongoing education and annual membership
[385]
fees you'll have to pay as well so keep
[387]
all that in mind you don't want to do
[388]
this unless you're actually planning on
[390]
selling some properties and bringing in
[392]
some income to offset those costs

another way to make some
[396]
income in the real-estate business is to
[398]
get into something called affiliate
[400]
marketing now if you're in the online
[402]
space if you have a blog or a YouTube
[404]
channel you're probably very familiar
[406]
with this but if you don't know what
[407]
affiliate marketing is essentially
[409]
what's happening here is you are finding
[411]
products in services from companies that
[414]
you know and have experience with and
[416]
are willing to put your reputation
[418]
behind and you promote these services to
[421]
your audience so we're talking if you
[424]
have a blog or any kind of a platform
[426]
where people are regularly paying
[427]
attention to what you put out there you
[430]
can say hey I've been using this it's
[432]
been working really well if you want to
[433]
check it out through my affiliate link
[435]
I'll earn a small commission when you
[436]
sign up and that's pretty much all there
[438]
is to it now I will say I think that
[441]
there's a right way and a wrong way to
[442]
do this if you follow the Ari tipster
[445]
blog for any length of time you probably
[447]
already know I've done a lot of these
[448]
affiliate promotions over the years and
[450]
I only do them on the companies that I
[453]
really believe in and I'm willing to
[455]
stand behind these you gotta remember
[456]
anything negative about the thing you
[459]
promote is ultimately going to reflect
[461]
negatively on you so you only want to do
[464]
this with things that you're very
[465]
familiar with and you willing to stand
[467]
behind now promoting another company's
[469]
stuff through affiliate links can be as
[471]
simple as just posting your link on your
[473]
social media platform so that all your
[476]
friends and followers can see it and
[478]
then you might get lucky perhaps
[479]
somebody will click through your link
[481]
and buy something but in my experience
[483]
it's been a heck of a lot more effective
[485]
to actually offer a ton of value before
[488]
you even get into the point of posting
[491]
your affiliate link for example I've
[493]
done affiliate promotions for companies
[496]
like cozy and RingCentral and Bom Bom
[499]
and I can't tell you that any of these
[502]
companies are perfect but they're pretty
[503]
darn good and I believe in them a lot
[506]
because I've used them for years and
[508]
when I went through the process of
[509]
intentionally promoting these companies
[511]
on the RT tipster blog I didn't promote
[513]
it without offering a lot of free
[516]
education and explanation as to how it
[519]
works why it's helpful and how to really
[521]
use it to make the most of your business
[524]
and get a lot better at what you do so
[526]
whether one of these
[527]
readers or viewers ends up buying
[530]
anything or not and I'll tell you most
[531]
of them don't they're still gonna walk
[533]
away with a lot of value in any event
[535]
most of the affiliate promotions I've
[537]
done in the past do not make a ton of
[538]
money I'd say an average one might make
[541]
a few hundred dollars per month but
[542]
there have been some when I've been able
[544]
to get the right product with the right
[546]
audience and the right promotion where
[548]
it's been able to earn upwards of a
[549]
thousand dollars in one day so it can be
[552]
pretty cool if you can get all the stars
[554]
to a line but again I wouldn't plan on
[556]
getting rich from this it's just a nice
[558]
side stream of income if you happen to
[560]
have an audience and you know how to
[562]
promote it in a way that actually adds
[564]
value to people's lives and the last
[566]
side hustle idea on this list is
[568]
actually several things rolled up into
[570]
one and it's all about being a
[572]
freelancer so I want you to ask yourself
[574]
is there anything that you're
[576]
particularly good at that you can use to
[579]
offer value to other people's businesses
[581]
and lives for example do you know how to
[584]
use Photoshop do you have a good
[586]
speaking voice do you know how to write
[589]
well because you could do things like
[591]
graphic design creating logos for other
[594]
people or you could do voiceover work
[596]
for people's phone systems or you could
[599]
offer business writing services anything
[601]
like that where you know that there's a
[604]
need out there and people need easy help
[606]
and you can basically just extend your
[608]
services and if you market yourself
[611]
specifically as an expert in the real
[613]
estate industry
[614]
you'll be miles ahead all the other
[616]
freelancers out there who are marketing
[619]
their services to anybody and everybody
[621]
if you want to give freelancing a shot
[623]
and you think you have some value to
[625]
offer the world there's a couple of
[626]
websites you should definitely check out

if you haven't already seen them one of
[629]
them is up work
[631]
the other one is fiverr.com and both
[633]
these websites are kind of different in
[635]
what they do Fiverr is more like low-end
[638]
ultra cheap help up work is more of a
[640]
high-end like ongoing and business
[643]
relationships but they can both be a
[645]
great fit for both people who are
[647]
looking to hire work and people who are
[649]
looking to hire out their services so
[651]
definitely check out both of those I've
[653]

to put yourself out there I think there
[662]
could be all kinds of ways that you can

monetize the things that you're already

good at you really make a lot of money

over the long haul if you're willing to

plug away at it on the nights and on the
[671]
weekends and when you have time to do it

so in my mind site hustles are not just
[676]
about making money on the side but it's
[678]
really about hope and thinking about the
[681]
future and if you're feeling like you're
[684]
shackled to your day job or whatever
[686]
source of income you currently have that
[689]
you frankly don't enjoy that much or say
[691]
if you just don't have any income or not
[693]
enough income at the moment I want you
[695]
to understand through this like there
[697]
are all kinds of ways you can make money
[699]
and you don't have to be a slave to your
[701]
job making money from a side hustle is
[704]
not gonna be quick or easy in most cases
[707]
but if you pick one or two things where
[709]
you want to be an expert and add a lot
[710]
of value to other people's businesses
[712]
and you commit to it for six to twelve
[715]
months and keep plugging away I think
[717]
you'll be surprised to see these can be
[719]
pretty impactful in a lot of ways and
[721]
leaving give you a lot of psychological
[723]
freedom when you realize there's a lot
[726]
more you can do and a lot more you can
[727]
offer the world and just the income that
[729]
your day job has to offer you assuming
[732]
you have a job at all and also keep in
[734]
mind there's a lot more opportunities
[736]
out there than just these ones I've
[737]
mentioned here in this video so keep
