the meaning of a direct lender is

subjective and you may hear several
[44]
different opinions on this topic

the easiest way to define a direct
[48]
lender is a loan originator that funds
[50]
loans from their own balance sheet
[52]
meaning they have the funds in their
[54]
bank account and they wire the loan
[56]
amount at closing however it's not that
[59]
simple while there are many private
[61]
mortgage loan originators that do fund
[63]
loans using their own balance sheet
[65]
there are a few other capital structures
[67]
used in private lending which in my
[70]
opinion are still direct lending if a
[72]
loan originator is not funding the loan
[74]
from their own bank account they are
[76]
likely using one of three capital
[78]
structures to fund the loan
[80]
the first structure is what i call one
[82]
investor one loan the loan originator
[84]
underwrites the deal and one high net
[86]
worth individual investor or family
[89]
office will wire the funds at closing
[92]
these investors only work with loan
[93]
originators so you can't borrow from
[95]
them directly

the second structure is a syndication
[99]
meaning the loan originator underwrites
[101]
the deal and raises capital from
[103]
multiple individual or family office
[105]
investors who all wire a certain
[107]
fraction of the loan amount at closing

and the third structure is a capital
[112]
partnership with another private lending
[114]
company

in this scenario both the loan
[117]
originator and the capital partner
[119]
underwrite the deal together and the
[121]
capital partner wires the entire loan
[123]
amount or the majority of the loan
[125]
amount at closing

in all three of these scenarios the loan
[129]
originator is not using their own
[130]
balance sheet to fund the loan so you
[132]
may argue that this is not direct
[134]
lending however in my opinion it is
[137]
still direct lending if one key
[139]
condition is met and that is the
[141]
investor or capital partner is not
[143]
charging an origination fee also known
[145]
as points
[146]
when the lender is ready to commit to
[148]
your loan they will provide a term sheet
[150]
or loi and this document will state all
[152]
the fees that the lender charges
[154]
if the document shows that another
[156]
company or entity is to receive an
[158]
origination fee in addition to the
[160]
lender who you're communicating with
[162]
that to me is not direct lending
[165]
this scenario could be considered
[166]
brokering but it's more likely that the
[169]
loan originator has a wholesale or
[170]
corresponding partnership with a larger
[173]
private lending company which also
[175]
offers retail lending directly to real
[177]
estate investors

the whole topic of being a direct lender

is mainly a concern for mortgage brokers
[184]
but if you're a real estate investor it
[186]
may not matter because you won't always
[188]
get the best terms from a lender just
[190]
because they are direct

don't worry so much about where the
[193]
money is coming from

instead focus on the terms offered by
[197]
the lender

i recommend you get two or more term
[200]
sheets and compare them you may find
[203]
that the loan originator who has a
[204]
capital partnership with another lender
[206]
offers better terms than a direct lender
[209]
because what typically happens in
[211]
capital partnerships is the lender who
[214]
is actually funding the loan will reduce
[216]
their origination fee down to half of
[218]
what they normally charge so that the
[220]
loan originator can charge an
[221]
origination fee as well and still make
[224]
the loan fees competitive as a whole

and if you try to circumvent your loan
[229]
originator and go directly to that
[230]
capital partner you likely won't save
[232]
any money so how does working with a
[234]
direct lender affect the loan process

and the time to close
[239]
you might assume that working with a
[240]
direct lender means that your loan will
[242]
get funded faster but that's not always
[245]
the case
[246]
loan originators who get their capital
[248]
from multiple investors or the ones who
[250]
have a capital partner may be able to
[252]
fund just as fast as lenders who have a
[254]
balance sheet

there's a lot of capital available in
[257]
private lending these days
[259]
serious investors and capital providers
[261]
are ready to deploy their funds right
[263]
away and don't want to miss out on a
[265]
good loan

if there's an urgency to close a loan in
[268]
three days the lender should be able to
[270]
tell you upfront if they can make it
[272]
happen

it doesn't matter so much whether the
[274]
loan originator is a direct lender or
[276]
not

so long as they can execute and get the

loan funded on schedule
