But what if you want more?

What if you want real estate market data, real estate statistics, you want

to understand where the market's headed and not just at a national level you

want to know in your market, or maybe a market that your going to be moving to.

We're going to show you in this video five online resources you

can use to do research into a local market and find real estate market
[35]
data trends, statistics, and more

And make sure you stick around to the last one, because we're probably

not supposed to be sharing it.

We give buyers and sellers and tenants and landlords, the information

they need to make the best decision in today's real estate market.

First easy, obvious one is Google, but we're going to show you a
[57]
slightly different way to use Google that some people don't for looking
[61]
for real estate market updates.

What a lot of people forget is they actually forget to click on the news tab.

So when you do that, you're going to find other resources that you
[71]
can go to, to get real estate news.

And what you'll do is you'll go ahead and note these sources.

So our main newspaper here, the Orange County Register.

Has a lot of great information and you may find that your area does as well.

Then you're going to want to take this wider.

You're going to want to go from a city into a county.
[92]
And you'll find other sources.

Southern California, and that would also be a great search term in
[97]
the news is Southern California.

We look and region, and even if you spell, like I do, it's
[104]
going to correct it for you.

You're going to find local news about the area and find resources that you
[110]
can turn to, to get local information, get local market data market trends.

Next we have realtor.com.

Now you may be saying, oh, you're a realtor.

Of course you love this site to be perfectly honest.

I'm not a huge fan of this site.

We'll go into that at a much later date.

But what I will say for market statistics at a local city or
[130]
neighborhood or county level, they definitely have some good stuff here.

You're going to go into the buy tab and you're going to find the Newport
[136]
beach, housing market updates, whatever you want to type in, in this box, you
[141]
can, so whatever market you're in, or if you're searching in another area,
[144]
that's, what's great is the national coverage and it gives you trends.

On the left-hand side here, you can see market data going back to three
[152]
years, uh, top schools, et cetera.
[155]
So this is definitely a handy tool for you in your local area.

Or if you're researching another local area, of course they have
[163]
homes for sale, but that's easy to find it's the data you want.

And they have a good overview, high level data that you can dive into.

The next hot tip for where to search is a state association of realtors website.

So literally type in California association realtors, and you will often
[180]
find at the state level that we're going to find excellent housing data and it's
[185]
data I've used in a lot of my videos.

So here we are California association of realtors.

You come down here and they make it publicly available.
[193]
Here our current sales and price statistics.

You don't have to be a realtor to get into the data and be able to see real
[200]
estate market statistics, and trends.

This is at the state level, you can try to find a local association of realtors.

For example, we have Pacific west, we have Newport beach, Laguna beach, uh, orange
[211]
county or oh, car association realtors.
[213]
But those tend to be geared only towards real estate agents.

At the state level, you may find that that's where you find the data.

And this is in general.

I tried a few different states, we find at the state level that they are sharing
[227]
important data for everybody to review.

Maybe you've heard of the number two search website called a YouTube.
[232]
Of course you have.
[233]
This is a great resource for you to turn, to, to do research into your local market.

Now it's easy to find YouTubers talking about the market crashing
[241]
market going on this and that and getting national updates.
[245]
But what you obviously want is a more local update.

We're an example of a YouTuber also does local updates.

We have our Southern California real estate updates every two weeks.

We're doing those.
[254]
There's plenty of other YouTubers out there doing that.

So you're going to want to go ahead and search at the local level, the city level.

So put in your city and real estate market update try county and market real
[266]
estate update try region like SoCal, like we have try all of those until
[271]
you find somebody you trust and who can help you understand your local market.

YouTube is a great resource.

Thousands of YouTube.

There's millions of YouTubers out there.

There's gotta be somebody covering that local market you're in
[285]
or interested in moving into.

When you find a YouTuber, you trust their information, make sure you

like their content, make sure you subscribe to their channel and make
[293]
sure you leave comments and interact.

Now don't tell on me, I'm not supposed to be sharing this one.

This is actually for real estate agents, but it is an amazing resource.

It's Altos Research.

They've been doing these reports for years and they're for real estate agents to sign
[310]
up and pay for, to give to their clients.

And I encourage you to do that.

But this data, it is pulled directly from the market.

It's some of the quickest data out there it's so thorough and
[321]
it covers the entire nation.

So don't tell on me for sharing this, but I'm going to show you actually, how you

can get one free report for your zip code.

I'm going to be interviewing the CEO, Mike on my channel very soon.

He has amazing market updates that he does on his YouTube channel as well.

I'll link that here's a way to hack and get as a consumer

one report for a zip code.

You're going to go to the link I have, and you're going to click the run a report
[345]
and I encourage you tell your real estate agent, they better sign up for this.

When you hit the run a report, it takes you to a page that
[353]
shows you your market data.

It appears to be IP based.
[356]
So it just pulls wherever you're searching from.

So if you want to search your local zip code, you'll be in your zip code.

And you can go ahead and run through the numbers.

Amazing in-depth data.

It's very fresh brand new data.

I don't have to wait two months for Case Shiller.

It is all right here.

And you can play with the numbers.

If you want to search for a different zip code maybe you're searching

from work and you went your home zip or you want to search across

the nation for another zip code.

You can do that.

You're going to enter that zip code.

I will get this report every Monday, it will come to my email inbox.

You may get a phone call from Altos research.

This is an amazing resource.

The reports come weekly with immediate numbers, immediate statistics and trends

that you can use to see what's going on in whatever market you're tracking.
