now there are three strategies that you

can use to get your first

million dollar listing or maybe you've

already had one you want to get more

these are three strategies that i teach

everyone that are fool proof that work

now you can do one strategy at a time or

if you're crazy like me and you just

want more in your life

then you can do them all at the same

time to increase your chances that's

called

increasing your rate of return right the

return on your investment which is your

time

so strategy number one which will take

you the longest

but is a sure-fire way to get you into

the luxury category that you want to be

is called the latter strategy the way

you do it is this

your brand is your reputation if you

want to sell million-dollar listings you

need

to be someone who sells million-dollar

listings because that's going to be your

brand i want you to think about the most

expensive deal you've done

if you're a brand new agent then you
[104]
need to go out and do at least one deal

a rental or sale and then you can come

back to this video now if you've only

done one deal that's fine that one deal

is the most expensive deal you've ever

done from today on

that is your brand and up

you're going to be consistent about you

being an agent

who sells at that price point and above

in your marketing

and you're going to shout it from the

mountaintop so let's say you did a deal

400 000 last year but most of the deals

you do are 200 to 400

you no longer talk about you no longer

market

you no longer post about listings that

are two hundred thousand to four hundred

thousand dollars

you do deals that are four hundred

thousand dollars

and above everything else is fine you

need to do those deals everything below

but you're not going to spend all your

personal time on it because now

you are a professional brand builder you

are building your luxury brand

you're going to find one other person a

junior agent to help you with everything

underneath that one highest price deal

that you

ever did as you talk and as you promote

and as you post

about you being the luxury agent who

only does deals at 400
[174]
000 and above people are going to start

to associate you with those

types of deals and then you're going to

get a client they're going to come from

somewhere

maybe you're doing an open house for

something that's four hundred thousand

maybe you've got a buyer

that is in that four hundred thousand

dollar range and you start talking about

that deal
[189]
you're going to get another client

that's in the four hundred thousand to
[193]
four hundred and forty thousand dollar
[195]
range maybe it's for 420
[197]
now you only focus on deals that are 420
[201]
000 and above because you're gonna rise
[204]
up that incremental ladder everything

below that

400 300 200 000 that junior agent is

going to help you with and as you get

more business

you're going to bring on another agent

and then another agent and that

this at another time because that's how

you build up a team

to handle the business that now you've

already mastered because you're getting

yourself into the highest price point

that 420 000 deal as you promote it is

you're going to do that deal that's

going to get you a client that can

afford up to 470 and so on

and so forth it takes time it takes work

but it is a foolproof way

and the biggest takeaway the biggest

thing for you to remember

no one else cares about the deals you do

except for you

so just talk about the most expensive

deal you've ever done promote that over

and over and over

tell everyone i just sold this just sold

this just sold this even if it's the

same deal and you did it for the last

year

it doesn't matter no one cares it's

going to help people associate you

with that type of price point it's going

to help you get from here to here to

here

here here and eventually you're gonna

get there strategy two

kind of ties itself to strategy one and

it's called

the associated marketing strategy now

there's tons of examples of this

you know for example conor mcgregor

wanted to fight floyd mayweather good

chance he was going to lose
[284]
he did lose but he wanted his name

associated

with floyd mayweather and it worked all
[290]
of a sudden his pay went up people
[291]
associated more he was on one of the
[293]
biggest
[294]
fights that was seen in the entire world

associated marketing

tommy hilfiger another good example he
[299]
did the same exact thing they ran an ad
[301]
that was super famous
[303]
where they associated themselves with
[305]
the other top
[306]
fashion brands in the world in their own
[308]
ad
[309]
and people believed it and they saw it
[311]
they said oh wow tommy hilfiger that's a
[313]
luxury brand name because i
[314]
just saw it you want to associate
[317]
yourself
[318]
with who you want to be in the future
[321]
and the type of clients that you want to
[323]
work with so if you want to get to those

million dollar listings
[326]
you need to be where million dollar
[328]
sellers and buyers are
[330]
if they're not sitting outside in the
[332]
cold outside your local pub
[334]
then don't go there don't waste your
[336]
time if they are playing
[338]
golf you go to that golf course you
[340]
learn how to play golf
[341]
you invest into that membership if you
[344]
can and you start getting to know those
[346]
people
[347]
i mean for example when i first got into
[349]
the business the only listings i had
[350]
were open listings i didn't have any
[352]
exclusive listings of my own
[353]
and i'd post them on craigslist and i'd
[355]
meet people on the street corner or at
[356]
starbucks wherever
[357]
and i would take them around to see
[359]
rentals but then i noticed across the
[361]
street from my office was saks fifth
[362]
avenue
[363]
wealthy people would come out of saks
[365]
fifth avenue with tons of shopping bags
[367]
so i would go and associate myself with
[370]
the wealthy shoppers that came out of
[372]
saks fifth avenue and then i would just
[373]
talk to them
[374]
they would see me there i'd have a
[375]
shopping bag it would be empty
[377]
but i would talk to them and i would say
[379]
hey you know you just put a lot of
[380]
clothes
[381]
it looks like you need more closet space
[383]
i'm actually a real estate agent i'm one
[384]
of the best if you're looking for more
[386]
space
[386]
did it work every single time no
[388]
did it work sometimes
[390]
yep that's where some of my first deals
[392]
came from
[393]
thousand dollar a month clients have
[395]
thousand dollar a month problems they
[396]
have thousand dollar a month referrals
[398]
and you're gonna get yourself stuck in
[400]
that associated market
[403]
million dollar clients have million
[404]
dollar problems you're gonna help them

with
[407]
and they have million dollar friends who
[408]
give you million dollar referrals

keep that in mind never forget and then

there's strategy three
[414]
the low hanging fruit strategy you don't
[417]
need to go after
[418]
the big 10 million dollar listing that
[420]
every big broker wants that's going to
[422]
sell because you have no experience
[424]
you have no resume why would any seller
[426]
ever give that to you don't go after
[428]
what everybody else wants
[429]
go after the low hanging fruit you don't

have to reinvent the wheel
[432]
just go find an old wheel that no one
[435]
else really wants to use
[436]
dust it off make it look cool and use

that wheel
[439]
to attract other wheels so for example

in your market let's say you can't do
[444]
associated marketing right now because

of covet and you can't go meet people
[447]
and it's really really hard i understand
[449]
let's say you're having a really hard
[450]
time going up the ladder because there's
[452]
not a whole lot of deal volume in your
[454]
market where you are
[455]
go after that low hanging fruit look
[457]
back at expired listings and for sale by
[459]
owners
[460]
that are impossible to sell find that
[463]
luxury listing find that million dollar
[465]
listing
[466]
that no other broker wants because maybe
[468]
the seller is a freaking
[469]
lunatic that nobody wants to touch
[473]
get that one because other buyers and
[476]
other sellers are now going to see that
[478]
you have a listing over a million
[479]
dollars
[480]
and yeah maybe it is really difficult
[481]
maybe they do know about that house and
[483]
yep
[484]
you are hungry enough and crazy enough
[485]
to take it on because you believe in
[487]
yourself
[488]
someone is going to reach out to you and
[489]
say oh i saw you have that you know my
[492]
property probably isn't that expensive
[493]
that was 1.2 maybe mine's 900 000 a
[496]
million but
[496]
if you could sell that guy's place you
[498]
want to come take a look at mine

absolutely now those are the three
[503]
strategies that you can use
[504]
right now to get you your first million
[507]
dollar listing
[508]
but it doesn't happen overnight

everything takes time it takes work

i didn't take a single day off a single

one for the first three
