and you are going to be
surprised to hear what these are

and it starts right now.

I got so many great comments from many

And I'm going to take a more in-depth look

of what really goes on in
a 55 and over community.

So number one, it's a
real life Peyton Place,
[62]
except for those of you
[63]
that might remember watching Peyton place
[65]
you could turn the television off.
[67]
This you can't.
[69]
There's infidelity,
drinking, all sorts of things
[72]
that go on, and it doesn't stop.
[74]
It moves from one person
to another person.
[77]
So it's always an ongoing saga.
[80]
Number two, many have too much time
[84]
on their hands that
they're in your business.
[87]
And let me say to you
[88]
that I had a home that was
listed in a 55 and over
[92]
and there were some things
that went on in that home.
[95]
And every time I had a
showing these neighbors
[98]
couldn't wait to tell a prospective buyer
[101]
of what was wrong in the home.
[104]
And I'm not saying anything
structural with a home
[107]
but just what went on with
the people living there.
[110]
What do you think happened?
[111]
It sold for a lower price,
because the neighbors
[115]
wouldn't stay out of the
business of selling this home.
[118]
Then when it's sold, I get a phone call
[121]
and it's a very unhappy neighbor
that we sold it for less.
[124]
I said, we tried in this hot
market to sell it for months
[128]
but every time we had a prospective buyer,
[131]
you made sure you said something
which lowered the value
[134]
of not only that property,
[136]
but yours, until new sales go on.
[139]
Number three, if you're
a single man, beware.
[144]
The ratio of men to
women, is three to one.
[148]
So single men, if you want
to be absolutely bombarded
[152]
with single women, then maybe
this is the place for you.
[157]
Number four, the homeowner's
association is pretty strict.
[162]
You can't even plant a flower
without getting permission.
[166]
So, if you do something wrong
[168]
the homeowner's association
is all over you.
[171]
But if you need to get a hold
of the homeowners association,
[174]
like to find out rules and
regulations or something,
[177]
they never call you back.

So number five, because
you can't put anything
[182]
on the outside of your home
[184]
or do things that might
attract people to see it.

They have very low crime
[190]
because there's basically
nothing to steal.

Numbers six.

In condos there's no car
washing no motorcycles.
[198]
Now sometimes they will have certain areas
[201]
You can put them in and also car washing,
[204]
they might have a certain area for that.
[206]
But other than that,
even sometimes vehicles
[210]
that we would think are
common ones to be able to have
[213]
such as SUV's and stuff,
[214]
they have to have certain
size restrictions to be able,
[217]
to be in these 55 and over communities.

Some of these cons may not
be cons to some of you.

They might be pros because
you like the restrictions
[228]
and how it keeps your property value up.

However, if you have never
lived in one of these,
[233]
I think it's important to
be aware of what can happen.

Now, 55 and over homeowners
associations tend to
[242]
escalate the power of the
homeowner association.
[246]
Just, due to the fact of
what I just mentioned,
[248]
there's so much time on their hands
[251]
and they love getting in
the neighbor's business.
[254]
So make sure you look at
every angle before purchasing.

Some of them are wonderful
and great communities
[261]
but just be aware.
