going to make a lot of sense so listen on

or are thinking or are on the fence to聽聽

be or not to be to purchase or not to purchase聽
or to wait right there's a lot of talk about聽聽

hey wait till after expo 2020 which ends around聽
march 31st prices might go down i've got another聽聽

its value proposition as a whole but let's just聽聽

focus on 2022 the first six months because beyond聽
the first six months i'm not going to talk about聽聽

because it becomes very difficult to actually聽
analyze uh assess and even make assumptions okay聽聽

this is what has been going on in the market聽
for the last one year in 2021 right so let me聽聽

give you a little bit of a history background聽
and then bring you to a natural conclusion聽聽

market functions how it operates what happens聽聽

you a price and it says this property is worth 100聽
or let's say not 100 million 10 million dirhams

you know what the bank evaluator does he puts a聽
clause in there he says this property we expect to聽聽

sell in 10 million dirhams that's his evaluation聽
if properly marketed by competent people i don't聽聽

think the competent is there but properly marketed聽
for three months so even the evaluator doesn't聽聽

say that you can go to the market and sell the聽
property boom immediately now we might get there聽聽

with blockchain and stuff like that me and gino聽
could be sitting across the table we say gee do聽聽

you want to buy this property this palace says yes聽
we exchanged some digits and boom the contracts in聽聽

his name and he's got title deed we'll get聽
to that dubai is working on that generally聽聽

speaking the real estate market functions聽
more like a uh you know a big ship container聽聽

right have you seen one of those big ship聽
containers this looks like a ship container right聽聽

wants to turn it doesn't do this it does this

it takes a long time to make that turn right and聽
that essentially is how real estate markets are if聽聽

it's on an upward trajectory it doesn't generally聽
apart from like global recessions like 2008 even聽聽

2008 that happened you could have called it there聽
are people who actually said you know what the聽聽

mortgage levels are too high we can see people聽
we can see there's a bubble but it it it comes聽聽

generally speaking the corrections take time so聽
this if you assume even if the market was to turn聽聽

for instance the negative way the first six months聽
is going to follow the same pattern the prices聽聽

aren't going to drop like this they're going to聽
continue on the path that they've chosen because聽聽

of general exuberance amongst the people dubai is聽
a hot spot to be in dubai has managed the pandemic聽聽

super well if you're looking to make a purchase do聽
it faster still buy value don't buy blind rather聽聽

than later in the first six months or you just聽
decide you know what i'm gonna wait five years聽聽

until maybe the price is re-correct my personal聽
opinion is that dubai is going to reach a maturity聽聽

level of london's market of the 70s complete聽
opinion i don't have data to back this up聽聽

but this time around the buys prices when they聽
start going up they're not going to correct super聽聽

fast they're going to keep going up but this video聽
is only for the first six months okay they're not聽聽
