tools that I use every single day in my

business that I cannot do without the

top 7 wholesaler tools that I use every

wholesaling tools I use in my business

every single day now I use more than

just these but you know what I think

these are important to me and things I

probably couldn't live without at the
[29]
size that my business is now right so

let's go to number one number one is

property list manager a lot of you guys
[38]
hear me talk about lists stacking and
[40]
what list stacking is is essentially I
[43]
pull lists the tax delinquent list
[46]
probate list the code violation list a
[49]
vacant list a bunch of other lists I
[51]
pulled them and I put them all inside of
[53]
a property manager tool the property
[56]
manager tool tells me how many times
[59]
these lists or these this particular
[62]
property ends up on a list now the
[64]
statistic is most of the time we buy
[66]
properties or II wholesale properties
[68]
that are at least on two lists at least
[71]
the minimum aren't two lists so it
[73]
allows me to really sniper down my call
[77]
ratio I don't send mail so it really
[79]
helps with me being able to know exactly
[82]
what properties are on multiple lists
[85]
and allow me to target these properties

more than I would target somebody that's
[90]
on a single list another cool thing
[91]
about this system which it has a lot of
[94]
tools that that I don't use but the ones
[97]
that I love is once a month it updates
[100]
you with the United States Postal
[102]
Service list as the vacant property so
[106]
it tells you what properties are
[107]
currently vacant according to the United
[110]
States Postal Service or the post office
[112]
whatever you call them so property list
[114]
manager is a great tool we use in our
[116]
business now we have probably two
[119]
hundred three hundred thousand
[120]
properties in there so that's why we're
[123]
able to use it use it so efficiently and
[126]
it works like a charm and then the
[129]
reality is if a person is on multiple
[131]
lists are more motivated than versus
[133]
being a
[133]
list so this is a great tool the link

number two on my list is huge we do not
[156]
send mail at all right we're working on
[159]
some hybrid system that sends the mail
[161]
to a very coupled with the property list
[163]
manager and I'll and I'll explain that

in another video but REI skip allows us

to skip trace in bulk and we'll upload
[173]
probably around 10,000 names a week
[176]
we'll get those skiptrace back and those
[179]
allow us to be able to call these people

now I will admit they're not a hundred
[185]
percent like you don't submit a thousand
[189]
names and you get a thousand results I
[191]
think the best we've ever seen is we've
[193]
sent in a thousand names or ten thousand
[196]
names and received around eight thousand
[199]
eighty eight hundred so about eighty
[201]
eight percent accuracy is what we get
[202]
but we are very thorough with our list
[205]
meaning that we're sure that the person
[208]
lives at this address and the addresses
[211]
are correct based on a system we pull a
[213]
lot of lists from list source and we
[215]
send them out to be skipped and we we
[217]
noticed that the list that we pull from
[218]
list source and the data they provide us
[221]
it's pretty accurate so we see about
[223]
eighty percent return but most people
[227]
will probably see around a sixty sixty
[229]
five percent return on the list now the
[231]
cool thing is the numbers are accurate
[233]
you won't get a hundred percent of all
[236]
your numbers back but what you do get
[238]
back is pretty accurate this is how we
[241]
are able to reach a hundred thousand
[242]
dollars a month without actually
[244]
spending so much money on mail we're
[247]
able to call so many people accurately
[250]
number three is call rail call rail is
[252]
the center of our business as far as
[255]
every single marketing piece that we
[257]
have whether it's a truck whether it's a
[260]
business card whether it's a outbound
[264]
numbers whether it's our PPC Facebook ad
[267]
any of those things each has a different
[270]
number which allows me to track how many
[272]
calls I have coming in for that
[275]
particular marketing piece every month
[276]
you can also use it to do outbound calls

so that you can show the same number I
[281]
wouldn't necessarily recommend it the

cool thing about this it's $30 a month

and you get ten numbers obviously I have
[287]
way more than ten numbers so my bill is
[289]
a little bit higher than that and that's
[293]
pretty cool also before I move on back

area of skip I didn't mention the price

there is a price

I think it's twenty four cents a lead

that you submit remember you pay per a

search not per a result to keep that in
[310]
mind a lot of people are confused about

that if you submit a thousand names

you're gonna pay for a thousand names

even if you only get you know 700 600 of

them back found it's because of your
[323]
list that you didn't get a hundred
[325]
percent accuracy it's very similar when

you send mail and they return the mail
[329]
says undeliverable the effort has
[331]
already been put in and you know pretty
[335]
much once the efforts been put in you're
[338]
gonna pay for the effort and not the
[339]
result all right Carl

love it 30 bucks a month ten numbers you

need it if you're still using Google

Voice and you can afford $30 a month

switch over to this it's it's much much
[350]
better okay call Luke call Luke I love

property on the contract all of it we

have all the cell phone numbers to our

buyers and we're able to send out a

blast text message with a link to the
[366]
property now you can also have

advertising that says for cash buyers if

you're looking for discounted properties

text blah blah blah to five five five

seven seven eight right something like

that two five five five five and they
[384]
get into your system you get to capture
[385]
their email and their cell phone numbers
[387]
so that in the future you can send them
[389]
out text messages text messages work and
[392]
more efficient than email and their open
[396]
rate is much much higher so that's how

we use call loop there's some other
[400]
functions but call

great to be able to blast text your
[403]
buyers list of a new property that you
[406]
have under contract I think the cost is
[409]
per a credit and I think it's fairly
[412]
cheap I think we usually spend about as

much credits as we need

I know it's fairly cheap on karat or

investor care investor karat is our
[424]
website they hosts several web websites
[427]
for us what's cool is they have our
[430]
sellers website our buyers website and
[434]
Francis's realtor website which they
[436]
just launched agent karat now you can
[438]
start off just by doing the $49 a month
[440]
plan I think I have I think I spent
[444]
about 300 bucks with them a month that's
[446]
because I have multiple things and plus
[449]
I have Francis's one actually cost some
[451]
owed to the agent one cost quite a bit
[455]
so yeah I would uh I would invest in

that once you're on scaling it gives you
[461]
a business presence it allows you when
[463]
you do PPC marketing pay-per-click
[466]
whether that's on Google Bing or
[469]
Facebook or YouTube any of that

marketing it allows you to push people
[476]
back to a website where they can reach
[477]
some healthy information and the cool
[479]
thing is you can have your website set
[481]
up in ten minutes

all the articles already written a lot

of a lot of cool stuff and they have
[488]
some cool training it's just worth it

lead to that way to be honest I'm not a

hundred percent happy with investors

overall it's made me a lot of money it's

a centralized place of where all my

having massive amount of leads come in

handle to make sure that then bleed

never gets left behind as far as like

follow-up and so on and so forth

that and moving on land glide I love

to do I'm riding around and I see a

property I can easily pull the property

up once I pull the property up I'll show

best thing to do is search in your App

Store for it once I'm driving around and

I see a property I can click on it and

it takes me directly to the county

website it tells me pretty much

everything I need to know about it it's

just a quicker way faster way to know

exactly everything they'd be updating

the app so you can put pinpoints on

properties and go check them out later

but I absolutely love the the land glide

and and that pretty much sums it up

day there's a lot more than I use but
