so you're gonna get a house here in this

spot and from a factory in less than 24

hours say what basically you can have a

house like delivered to you in no time

flat by the time it gets there you could

go out to lunch and have your house

built for you you're really learning

more about boxing and how they are able
[16]
to do this and how incredibly
[19]
cost-effective it is so what kind of
[21]
homes are these I mean we know of the
[23]
traditional stick-built homes and we
[25]
know about manufactured homes and we
[27]
know about modular homes but what the
[29]
heck did these fall under cuz they
[31]
travel on the road and I don't know I'll
[33]
have them explain it to you these things
[35]
really like stereo instructions the way
[37]
we look at stick building is kind of
[38]
like a pre industrial solution a pre
[41]
factory solution so it's really the most
[45]
inefficient way to do things this one at
[47]
a time out in in the field using hand
[50]
tools you know it's dangerous and slow
[54]
and one of the reasons factory building
[57]
hasn't taken over housing is because of
[59]
the size and we think you solve that so
[62]
hopefully we can move into a
[63]
post-industrial age of a building
[66]
construction that is you know a faster
[70]
and lower cost and more more efficient
[74]
and uses factories and automation and
[76]
what we're building is gonna be modular
[79]
certified Huggy is all code wireman of
[83]
HUD is that you have a some kind of
[86]
trailer system wheel system on it now so
[89]
it would be nice to get that
[90]
certification as well for our units but
[93]
I'm not sure if we're gonna be able to
[95]
because we don't have this trailer
[97]
chassis on it I've talked a little bit
[99]
to them about that well right now they
[102]
will be certified as modular buildings
[104]
so we go state-by-state
[105]
and get that modular approval and then
[108]
that basically all the inspections are
[110]
done in the factory it makes things a
[111]
little bit easier for the Builder but
[113]
they're built to the same or higher
[115]
standards as regular stick-built
[118]
traditional financing is no problem
[121]
whereas HUD there's a lot of stigma with
[124]
manufactured homes and they're supposed
[127]
to be a lower quality to them and
[129]
like that all that sounds well and good
[131]
but everybody knows that shipping on
[133]
anything is super expensive and if
[136]
anybody's ever driven down the road and
[137]
seen a double-wide or even a modular
[140]
home going down the road they take up
[141]
about half the road and clog up traffic
[144]
and why they decide to do those at five
[146]
o'clock in the afternoon in the middle
[147]
of traffic it makes no sense to me but I
[150]
don't make the rules first thing is if
[152]
you can't ship affordably it's hard to
[155]
build in a factory so that the cost of
[157]
shipping and oversize loads is very high
[159]
and it means that modular in a lot of
[161]
cases is more expensive than stick
[163]
though which is unfortunate better to
[165]
build in a factory so once we dialed in
[169]
that that shipping problem now we can
[171]
ship totally highway legal loads or
[175]
shipping two to three times more square
[178]
footage per load on top of being highly
[180]
illegal and we don't need that the
[183]
follow car is the extra permitting well
[185]
that kind of stuff almost all new
[187]
construction comes with drywall and if
[190]
you're gonna be shipping a house of
[192]
course the drywall is gonna crack but
[195]
they've addressed that problem too
[196]
we don't have that issue because our
[198]
entire wall is like for example just one
[201]
wall it's all laminated in one single
[204]
piece so it's not nailed together would
[207]
lose pieces of wood and little pieces of
[209]
drywall that shift against each other
[211]
all goes back to the strength and the
[213]
way we're building the walls that was
[215]
one of the early tests we did was a type
[219]
of like wall bending test they do for
[221]
wind ratings uh-huh we are easily gonna
[224]
surpass the requirements to be in Miami
[228]
carrying out which is the strictest wind
[230]
loading conditions in the country right
[233]
we were super excited about when all
[237]
this testing comes in we haven't
[238]
finished all of it yet but we know kind
[240]
of have a good idea of what the results
[242]
are gonna be
[242]
be able to showcase all these test
[245]
results wind ratings you know all this
[248]
different stuff to show how strong this
[250]
products going to be so anytime you're
[252]
in a new construct
[253]
and you'll notice that anywhere there is
[255]
wet areas they'll have a different type
[257]
of drywall where the sinks will be or
[260]
the toilets will be or the shower will
[262]
be or the tub will be and that's because
[264]
this is what they call a cement board
[267]
and it's mold resistant and possible
[269]
found that out and that's why they put
[271]
that in their homes I'm gonna go ahead
[273]
and have them explain it to you is it
[275]
the same cement board that they use in
[277]
showers it's not it's called magnesium
[280]
oxide board think that some companies do
[282]
market it for bathroom use we could use
[285]
sheet rock if we wanted to but we
[287]
thought we came across this stuff and it
[289]
just seemed to have so many benefits to
[292]
it it doesn't you know off gas it
[295]
doesn't grow mold it's water resistant
[297]
that's very strong so how are they gonna
[301]
put this all together like what happens
[303]
when it ends up at the home site cuz
[305]
they're a bunch of builders there
[307]
they're connecting all these pieces
[308]
together we build them in the factory
[312]
everything's finished they actually fold
[316]
up to from width of 20 feet down to
[320]
eight and a half feet eight and a half
[321]
feet is the magic number to dramatically
[324]
lower the shipping costs then they
[326]
arrive on site you take them off the
[329]
trailer and a number of ways and
[332]
basically they just unfolds no I'd only
[335]
took about an hour to unfold each one
[337]
it's really you unfold it and you're
[341]
done I mean if you were gonna buy one of
[343]
these you would interface with a general
[346]
contractor who would help you get the
[348]
permits they would set up your site you
[351]
need to build some kind of foundation
[353]
you need to have electric water ready
[356]
and then the unit just shows up unfolds
[359]
plugs in and you're good to go
[361]
what about cabinets in bathtubs and
[364]
showers and stairs according to box of
[367]
all all you need is your couch and your
[369]
kitchen supplies I'm gonna ask them how
[371]
they do that even though the unit folds
[373]
down to eight and a half wide
[375]
it still has five feet of space that's
[378]
uncompressed okay so within that five
[382]
feet by the length of the unit whether
[384]
it's at
[384]
foot ones that we have now or up to 60
[388]
feet we can house things in there like
[390]
bathroom kitchen staircase fireplace
[395]
anything that needs to be done in the
[397]
factory
[398]
another cool application where it's
[401]
disaster relief so we think that you
[404]
know in the event of a disaster we will
[406]
have these off-grid versions built and
[409]
ready inventoried and then they will be
[412]
deployed to provide immediate shelter
[415]
after the disaster and then the cool
[418]
thing is once people start moving back
[421]
and rebuilding their communities they
[423]
can actually take the remodels bring
[424]
them back to their their let's say it's
[427]
a demolished building site and use it to
[429]
rebuild their house so that instead of
[431]
having you know FEMA having thousands of
[433]
jumped trailers RVs they'll be able to
[437]
repurpose these and rebuild their
[439]
communities with them so what's the
[441]
outside of these things gonna look like
[442]
cuz I don't know about you I like a
[445]
house like this I like brick and I like
[447]
a nice porch how are they gonna make it
[449]
look more personal and less like a box
[451]
so right now it's just a steel skin so

it just kind of looks like a flat wall
[458]
you can't really tell what the material
[460]
is and or what's going on there and it
[463]
looks nice like that we wanted to create
[465]
a kind of an architectural a neutral
[468]
building block and then anything else if
[471]
you really want to make it look pretty
[473]
or maybe match something else you just
[475]
you just add it on in the field you know
[477]
for example out here in Vegas we have
[479]
these big tract home communities
[481]
probably you know let's say there's 200
[483]
houses but there's only three house
[485]
models but you can't really notice that
[487]
when you drive in because they're all
[489]
decorated a little differently one has a
[491]
stone facade one has a siding facade
[494]
that stuff is just a little bit of
[497]
gingerbread they that you add on after
[499]
and it makes it a big difference
[500]
visually and what we're building is this
[503]
architectural II neutral Universal
[505]
building block so I need to know what
[507]
kind of roof we're gonna be looking at
[508]
here are we gonna be having ones like
[509]
this or is it gonna be flat or is it
[512]
gonna have tiles I need to know what the
[514]
roofs gonna look like roof right now we
[516]
a flat root system so it's like snow
[519]
load rated insulated flat roof system
[522]
and that's fine for a lot of climates
[527]
but not all of them some places require
[528]
up more pitched roof like where they
[530]
have really high snow loads and things
[532]
well you have a high pitched roof here
[534]
it's just that's what they require we
[536]
have so much rain
[537]
exactly exactly in some areas that's
[540]
normal and it would be weird to not have
[542]
a pitched roof so that's something that
[544]
you're gonna have to add in the field
[546]
and but again we've kind of lowered the
[550]
the burden for that because the
[553]
insulation is already done really it
[555]
would just be for the snow attic yeah

anaesthetics yeah

you think that this is going to stay and

block scible idea is the solution to

printing 3d printing is cool but there's

a few problems with it and in my opinion

it doesn't bring everything into the

factory so you're still stuck stuck

on-site finishing things on-site which

is not really an efficient way to go you

can get the walls up with a concrete

shell 3d printing but then everything

else is just traditional construction

again so you're kind of back at square

one getting interested I'm sure you're

just like me when are they gonna be
[604]
ready to buy and ship we should be
[606]
setting up our production facility later

this year mm-hmm and that hopefully will
[611]
be in production sometime full
[613]
production sometime next year and move

forward and scale the company I think

we're gonna be able to bring the price

down and down and that's the goal of
[623]
this company is to lower you know

housing costs for everyone so right now

we're just planning to go out with this
[629]
initial casita module they're all gonna
[633]
be the same but down the line the plan
[636]
is to have kind of like an online
[638]
configurator we used back in a range and
[641]
connect different module sizes and add
[644]
on exterior finishings to make it look
[646]
you know the style that you wants and
[649]
we'll hopefully roll that out you know
[652]
the next few years and it will be just a
[654]
little 3d tool that people customize
[657]
their home with online and that's kind
[659]
of you know going to be the secret to
[662]
our factory production is that if we're
[666]
in the factory we don't want to be doing
[668]
custom work because that slows us down
[669]
so by building this system will build
[673]
the same you know kitchens kitchen room
[676]
module over and over again we'll build
[678]
the same two bedroom room module over
[680]
and over again and then the
[682]
customization happens when you take
[684]
those units and stack and connect them
[686]
so we hope that we'll be able to really
[688]
lower the cost by doing streamline
[691]
factory production where we're building
[692]
the same widget over and over again and
[695]
still allow homeowners and builders to
[698]
have what they want which is a custom
[700]
home so the first room module is our
[704]
smallest it's 20 by 20 roughly so the
[707]
interior dimensions are about 375 feet
[710]
this is the smallest unit in our system
[713]
and we fitted it out as the little
[715]
studio apartment so it's got a bathroom
[718]
kitchen couch and at that in it you know
[721]
it's a really great space we debuted it
[724]
at the Builder show in Las Vegas no just
[727]
a couple weeks ago and got an amazing
