3 Tricks to Get Higher Appraisals for Your Real Estate Refis - YouTube

you about three tricks to make sure you
get the highest appraisal when getting

an appraisal for your refinanced rehab
so I made a video about this a quick new

Instagram stories video about this and I
got so much response I figured I'd make

a video on my youtube page about how I
ensure that I get the highest possible

appraisal for my read head so one thing
that I always do is I make sure that I

go out to meet the appraiser so many of
you have replied to me on my Instagram

story and say you know what this is a
really great trick because I never go
[44]
out meet the appraiser I'll just give
them the lockbox you want to make sure
[47]
you meet the appraiser because sometimes
appraisers are out there literally doing
[52]
dozens of appraisals per day and you
want to make sure that you go out to
[57]
leave an impression on this appraiser
because they may take good notes and take
[61]
really good pictures but they forget so
you want to make sure that you go out

and you meet them so when you go out and meet them

number two you want to make sure that you have two things in hand in
hand so it's really two and three so the
[76]
first thing you want to have in hand is
make sure that you have some comps

printed out right so if you don't know
a realtor make sure you get to know a good
[86]
realtor and keep them as a friend print
out some comps that are really

that really make an argument for
your case as to why you should have this

number as in for your appraisal
right so print out those comps so that

there's not any sort of debate there's
been times where I've heard this has

never happened to me where an appraisal
will come back low and the person is
[115]
really debating with the appraisers
trying to contest it and then the
[118]
appraiser says like where are you
getting these comps right so like now

let's eliminate that question here are
the comps make sure there are good comps
[126]
like you have to be honest right if
you're going to even do this right so

print them out and then
other thing the number three thing and
[133]
making sure that you have a good
appraisal is print out make a list of

everything that you did when you rehabbed
the property when you you know when you
[144]
did the property the roof the framing
new electricity you know new HVAC

everything that you did everything that
you did

doors paint touch-up everything that you
did and total it out and put the total
[158]
number you don't have to like itemize
the things this is what I've spent on it

but these are all the things that are
brand-new on this property and total it

out just so that now again this is not
supposed to sway the appraiser but you

want to remind that appraiser when
they're at the end of their day and

they're finally putting all the
paperwork together for all the
[178]
properties that they've gone and
looked at and during the day because

doing an appraisal is not easy they have
to actually look at the property and

then they have to go home and actually
calculate it they produce a really long
[188]
report like you know I'm sure most of it
is automated but still they need to make

notes as so what is going on and what
they see with the property right so you

want to remind them hey my property is
cream of the crop it's tip-top shape

everything is new everything is this and
everything is that you may say it when

you're there but also make sure that you
have it typed up and written out so that

when they go home and they're putting
the final numbers together oh this

things this helps jog my memory so

here's another little trick put it in a
nice little folder right they won't

forget it if you put it in a nice folder
right so one of the things that when I

posted my video one of the things that I
mentioned or I showed everyone is our

head of the nice clear $2 folder from
FedEx right put it in Nice folder so it

just makes it easy they got like
clipboards and they're running out just

make their job easier now again it's not
supposed to change their mind because

you you know that that's not totally
legal but you don't want them to

forget right you want them to make sure
they have all of the information on hand

so that they don't forget why your
property stands out and why

it's an amazing property so you guys I

don't have to pull out the full amount
that the bank will allow you to pull out

don't get greedy pull out what you need
right but you still want that top dollar
