You know this past year real聽 estate has just exploded聽

and many people are considering a move whether聽 it's here to sunny south Florida or somewhere聽聽

else in the country 55 plus or active adult聽 communities are popping up everywhere. The u.s聽聽

active adult community market is expected to grow聽 at a compounded annual growth rate of 4.3 percent.

So is a 55 plus community for you?聽

Let's find out.

You know looking for a new home takes time energy and money.

Not to mention the searching and聽 searching and in this market competing and bidding.聽聽

There's lots to consider and one of聽 the things you need to be considering聽聽

are the rules in a 55 plus community. Every聽 pud, that is a planned unit development聽聽

has rules and while most of us aren't聽 real crazy about rules they are necessary.聽

and quite frankly you'll be聽 thankful that there are some.

There's always a reason for the rules. So you're聽 online shopping around, looking at everything. All聽聽

the fancy websites and everything looks really聽 cool, kind of like shopping for a new car. Where聽聽

everything's all bright and shiny kind of imagine聽 yourself driving in the car. Looking really cool聽聽

and you're looking so cool you want to just run聽 down to the dealership and sign on the dotted聽聽

line. Well, 55 plus communities especially聽 their websites, they're exactly like that.聽聽

These communities tout beautiful homes, sexy聽 floor plans and resort style pools.

You know, the carrots, all the bells all the whistles, to get聽you all excited about living in that community. 聽

I think a lot of people when they go shopping for聽 these type of homes in these type of communities聽聽

after they see the website and see the commercial聽 they're all suffering from a severe case of fomo.

Fear of missing out!

Snap out of it.聽 You need to look at that situation

so what are the lies?

You can't handle ...

So I thought I'd聽share what I know about 55 plus communities in order to clear up any misconceptions聽 that you may have.

There are dozens, if not hundreds of videos online

they talk about聽55 plus communities and I've watched a few

and I feel there are some that paint聽an inaccurate picture.

I'm going to go over some of the biggest lies and you're not聽 going to believe what the biggest of all is.

All right, let's get down to it. Lie number聽 one.

55 plus communities are a bad investment.

Well that's just a lie.
[260]
Anyone that tells you聽 that a 55 plus community is a bad investment

has probably never lived in one or聽 probably never sold one. Maybe聽聽

25 years ago they were a bad investment聽 but it's much different today.

You know people are living longer today, much聽 longer the average life expectancy is 79.聽聽

I hope I live past that. Not only are people living聽 longer they're more active than they ever were聽聽

certainly more active than their parents were. With聽 modern medicine and an abundance of information聽聽

online about how to stay healthy people are living聽 their best lives I'm actually one of those people.聽

So with everybody living longer, there are no聽 shortage of old people and the developers know it!聽

That's why these active adult communities are聽 popping up everywhere. Now here in Florida if you聽聽
[326]
list your home and it's in an active adult聽 community, it's going to sell just as fast, for just聽聽

as much, as any other home in a gated community聽 and in some cases even more. And I can show you聽聽

Look at this beautiful home in Del Webb, 1856聽 square feet sold this April for 375K.聽聽

Now let's look at a sale in a NONE 55 plus聽 community in the same area, these are the聽聽
[361]
same size homes and they are actually selling聽 for a little bit less. This one sold for 350K.

I'll give you a second example.

and this one sold for 352,900.00

These communities are rich with amenities which聽 makes them very attractive and in my area the聽聽
[391]
homeowner's fee in a standard gated community is聽 pretty much the same as one in an active adult聽聽

community which has more to offer. Now that may not聽 be the case everywhere and you should look at that聽聽

what are you getting for your money? The hoa fee is聽 not a junk fee, it includes a bunch of services, 聽
[416]
so do a fair comparison. So don't let anybody tell you聽 they're a poor investment the quality of the home聽聽
[423]
and the quality of the neighborhood and what's聽 inside the neighborhood all play into a value聽聽
[429]
of a property and as long as people are聽 seeking safety and an abundant lifestyle聽聽

these communities will continue to be in demand.

Lie number two. Your kids can't use the property.

That's another lie. Now you need to聽 look at the specific community rules.聽聽

I can't stress that enough, they are all different,聽 but there are plenty of communities that are just聽聽
[459]
fine and dandy with your kids using the house.聽 Even when you're not there. Now that's not in聽聽

all cases, again, read the rules. Some 55 plus聽 communities will require you to be present聽聽

at least at the house, but not all and if I had聽 to give it a guess it's probably about a 50 50.聽聽

You know these communities are not intended to聽 be purchased and used um as a vacation rental聽聽

Of course long as your active adult聽 children act like adults you should be fine.

I know these days that's a tall order. Okay where聽 things get sticky is if the kids are under 18.聽聽

they do need to be 18 and you do聽 need to read the rules to find out聽聽

if you need to be there and of course anybody聽 under the age of 18 needs to be supervised.聽聽

and that would mean your grandkids out of the pool聽 need to have an adult with them.

typical language might read something like this.

persons who are not聽 18 years of age or older shall not be permitted to聽聽

use the community property unless under the聽 supervision of an accompanied by an owner.聽聽

Bottom linen read the rules.

Lie聽 number three.

You can't rent the house

Now I know I'm gonna sound like a broken聽 record again, but read the rules. Most homeowners聽聽
[565]
associations in an active adult community will聽 allow you to rent the property with restrictions.聽聽

Obviously you can only rent the聽 property to somebody who's 55.聽聽
[578]
I'm like 110 sure that's a聽 rule in every community.

Second you're going to have to get the hoa's approval聽 to lease the property and there's usually聽聽
[590]
an application for that.

And while many people may聽 have dollar signs in their eyes about doing an airbnb

that's not allowed, most of these communities聽 are going to have a rule that says聽聽

a minimum lease time, it could be an annual lease聽 of 12 months, it could be a minimum of 30 days or聽聽

in a lot of cases I've seen 90 days, one time聽 a year, seasonal rental a minimum of 90 days聽聽

So the good news is if this is a seasonal home or聽 a second home you can offset your carrying costs聽聽

by renting the property out. Don't聽 let the naysayers discourage you.聽聽

Lie number four. You can't have a pet.

Is that a lie?

Well, in most cases it is. If you are purchasing a聽 single family home in an active adult communities聽聽
[654]
pretty much all of them allow you to have聽 some type of pet, if you're purchasing a condo聽聽

in a 55-plus communities, that's where they're聽 very restrictive and I would have to say, probably聽聽
[669]
only 50 of them allow pets, it's usually one pet,聽 under 25 pounds, 20 pounds, that's typical, at least聽聽

half them won't allow any pets.

Now I'm sure,聽 you're wondering what's the biggest lie of all?

Lie number five. You must be 55 in order聽 to purchase in the community.

That's a lie.

You don't need to be 55, again聽 those pesky rules, read them..

Most of them will say that only one聽 person, on deed, needs to be 55.

Other cases whoever's living in the聽 property needs to be 55.

If your spouse is 55 and the other is not. you're good

and here's something I'm sure you didn't know.

So in some of the newer communities, you don't聽 even have to be 55, many of the newer communities

they'll just sell to you. And here is why.

There is a hud rule that says in order for聽 the community to be classified as a 55 plus聽聽
[762]
community 80% of the residents must be at聽 least 55. 20% don't, now it's a guideline聽聽
[775]
not a rule ,so it's really up to the community.聽 Older communities meaning communities that have聽聽
[782]
been around five, six, seven years, ten years聽 they normally will not sell the property聽聽
[790]
to someone who's under the age of 55 because聽 they don't want to risk their 55 plus status.聽

Ao, they normally just it's a flat no. The newer聽 communities however, they want to sell houses聽聽
[805]
so, since they're just starting to establish聽 the neighborhood they can normally keep the聽聽
[812]
numbers in check and they will sell to someone聽 under the age of 55. So as you can see these聽聽
[820]
55 plus communities aren't so scary after all.聽 There are many people out there will paint them聽聽
[827]
as communities with a bunch of "KARENS" and聽 frankly any community that has a homeowners聽聽
[835]
association can have a bunch Karens in them聽 whether they're 55 plus communities or not.

Any planned unit development, PUD, is going聽 to have rules, in an age restricted community聽聽
[854]
age just just one extra rule that's added,聽 honestly the rest of the rules are very similar聽聽
[861]
to any planned unit development and I've聽 lived in quite a few. They all have their聽聽
[865]
covenants and their rules and you should read聽 them. Honestly, there are so many benefits to聽聽
[874]
living in an active adult community, rules aside,聽 most people will tell you they enjoy living there.聽聽

Most of these neighborhoods have recreational聽 centers or clubhouses where you can connect聽聽
[888]
with your peers and get involved with fun聽 activities like art shows, playing cards,聽聽
[897]
holiday gatherings, educational classes聽, the list is quite long. Cocktail hour聽聽

let's not forget that.
