in this video i want to take a look聽 at the question of buying a site聽聽

in a rural ireland or buying a fixer-upper聽 a rundown derelict cottage and doing it up聽聽

and looking at the difficulties and the聽 practicalities and the issues that might聽聽

okay so many people have contacted me from聽 time to time through my youtube channel and聽聽

have expressed an interest in buying a site聽 somewhere in ireland perhaps in rural ireland聽聽

and doing up a place or building a house from聽 scratch and they can buy sites for cheap money in聽聽
[51]
different counties in the country for example聽 kerry or along the western seaboard and so on聽聽
[57]
but this video is looking to address some聽 problems or issues that will arise and which聽聽
[64]
must be considered when you're going to聽 embark on such a project there's nothing聽聽

wrong with this sort of a project it is a dream聽 for very many people but you do need to be aware聽聽

for the practical considerations that you聽 need to take into account and weigh up聽聽

and throw over in your mind first thing is you聽 can buy a site anywhere in ireland including聽聽
[84]
around here in county kildare or indeed in carrier聽 cork or wexford or donegal or any place you like聽聽

you can buy a site very very easily聽 and very very cheaply however聽聽
[95]
that site is likely to be a half an acre聽 or three quarters of an acre or an acre of聽聽

agricultural land and the biggest problem you're聽 going to have is getting planning permission to聽聽

develop it it's not impossible but it will be聽 difficult and there will be a reason as to why聽聽

your property your site is going to be relatively聽 cheap because the farmer or the local who's聽聽
[118]
selling it to you knows perhaps full well that聽 there's no prospect whatsoever of getting planning聽聽

and he may have tried himself on a number of聽 occasions but regardless of that the very first聽聽

thing you need to consider seriously would be聽 the likes of planning will you get planning as i聽聽

say it's not even possible but it is difficult聽 especially when you don't have a local needs聽聽

uh criteria or qualification as it were聽 you may be a blow in as required to an area聽聽

now you can get around this to a certain extent聽 by buying the site subject to and conditional upon聽聽

getting planning permission this involves you聽 buying the site entering into the contract聽聽

paying a deposit and it would be a special聽 condition in the contract that the sale will聽聽

only complete and you will only have to fork out聽 the balance of the purchase money and complete the聽聽

purchase if you get planning permission if you聽 don't get applying permission all bets are off聽聽

planning permission can be a very slow process聽 the planning process in ireland is slow聽聽

there's always the possibility of objections聽 as well and you may have to carry out various聽聽

surveys in order to test the ground for聽 its capacity to do or deal with sewage聽聽

and so on obviously you're going to have聽 to have meetings with local authority聽聽
[199]
you're going to have to have planning meetings聽 with the local authority planning department and聽聽

you're going to have to engage the services of an聽 engineer or a surveyor will be able to assist you聽聽

and who will be familiar with the local authority聽 so that's the biggest problem you're going to have聽聽

second thing is the second issue then would be聽 the question of services you might get a site and聽聽

it may or may not have services however when i say聽 services i'm referring to sewage and i'm referring聽聽
[228]
to water it may well be the case that there is聽 services close by but it's very very unlikely in聽聽

a rural setting you're likely to have to install聽 a septic tank or some sort of a bio-care bio-cycle聽聽

system which treats the sewage from your house and聽 allows you to discharge it safely into the ground聽聽

and you're going to have to provide your own聽 water your own running water so that will involve聽聽
[255]
the pouring of a well if you go down deep enough聽 you will find water anywhere in ireland however聽聽

the difficulty will be that you will get the聽 depending on the topography of the particular聽聽
[270]
property and where it's located you will you聽 may have to go very deep and you may have聽聽

uh you'll be probably charging or being paid be聽 paying for the service by the foot as it were聽聽

in other words the further down you have to go聽 to get hit water and a good solid source of water聽聽

the more expensive is going to be so there are two聽 things you need to consider sewerage and services聽聽

another thing you need to consider very carefully聽 would be access to your site so is there a right聽聽

of way is there a local authority road is it taken聽 in charge is it on an old land commission road聽聽

is it right away that many people have used for聽 many years however it's not clear who exactly聽聽

can use it or has it been registered etc etc聽 you don't want to walk into a situation where聽聽

somebody tells you you have a right away to聽 go down that boring or that lane and the next聽聽

thing is you buy the site and you start your聽 development and somebody pops up and says you聽聽

have no right to go down there there's no right of聽 way there's no right of way registered and so on聽聽

and so forth so that's another factor you need to聽 consider the question then of either doing up an聽聽

existing property a derelict property or building聽 from scratch would obviously involve some sort of聽聽
[348]
construction project so there's two ways you聽 can go about that you can contract out the whole聽聽
[354]
shooting gallery to a building contractor a small聽 building contractor who will give you a price for聽聽
[361]
the whole deal from start to finish and you're聽 hoping to guard that the price won't be or the聽聽
[366]
contractual price won't be exceeded and there聽 won't be significant overruns it's up to you to聽聽

manage it to a certain extent but by and large you聽 have a contract with a local building contractor聽聽
[377]
and you should be able to rely on that contract聽 you may on the other hand decide to go a diy route聽聽

and you may be tight for money and you may have聽 certain building skills or certain diy skills聽聽

which you believe will allow you to do the project聽 yourself that's great then you're going to have聽聽

the issue of obtaining or getting subcontractors聽 reliable some contractors at the right price聽聽

you're going to have to organize laborers聽 you're going to have to organize materials聽聽
[407]
you're going to have to do the logistics of聽 ordering in the correct materials in the correct聽聽
[414]
order getting the correct trades in in the correct聽 order and so on and so forth and that if you don't聽聽
[419]
have experience is a tricky and skillful task聽 that does require a good bit of skill a good聽聽

bit of experience a good bit of know-how so聽 there are the two ways you can go you can try聽聽

and manage it yourself try and do it yourself try聽 and use your own skills yourself in the project聽聽

be it a diy job or be a building from scratch聽 or you can put the thing out the tender to a聽聽
[443]
building contractor will give you a fixed price聽 and you should be able to rely on that price聽聽

they are the issues that you're going to run聽 into if you have a dream of buying a site in聽聽
[452]
the countryside for cheap money 15 to 20 grand or聽 buying a derelict cottage that you are going to聽聽
[462]
do up yourself or do up with the assistance of a聽 building contractor there's one further thing that聽聽
[467]
i forgot to mention there and that's just to do聽 with the planning situation assuming you do get聽聽
[472]
planning permission then your planning permission聽 will contain development levies in either in other聽聽
[478]
words these are levies or money is payable to聽 the local authority for the provision of services聽聽
[484]
it's arguable whether the local authority聽 would be providing any services to you or not聽聽
[488]
but the bottom line is there will be聽 a condition in the planning commission聽聽
[492]
making provision for you giving the聽 lump of money to the local authority聽聽
[497]
so you need to be aware of that as well聽 and different counties have different聽聽
[501]
rates of levies and some counties are more聽 expensive than others in the overall context聽聽

of things it's not something that should be a real聽 deal breaker but having said that uh some councils聽聽
[512]
can be very local authorities can be fairly聽 enthusiastic when it comes to getting in getting聽聽

in finance obviously they have responsibilities聽 and so on as well and money makes the world go聽聽

around anyway that's the situation i think there聽 are issues i think there are considerations聽聽

that you need to consider if you're thinking聽 about getting a derelict cottage in the country聽聽

and doing it up or if you're thinking of buying a聽 greenfield site a half an acre three quarters of聽聽

an acre or an acre from a local farmer and trying聽 to build your own house i think they're the issues聽聽
