and I was sitting here in my living room聽 working on some presentations and looking at聽聽

some ways that i can make real estate聽 better for my company and for my clients聽聽

and I saw yet another news article come聽 across my screen talking about the problems聽聽

that the Realtors are facing right now and it聽 wasn't actually anything flattering because聽聽

if you have not been paying attention the alphabet聽 agencies in Washington DC and I'm leaving it at聽聽

that because I'm sure they would like to subpoena聽 me and i kind of wish they would because I would聽聽
[45]
love to give some information to the people聽 who are working in the bureaucracies in DC聽聽
[51]
who want to dismantle real estate and y'all this聽 is not hyperbole this is picking up steam and聽聽

this is what you need to understand about real聽 estate frankly it all revolves around the MLS聽聽

now for years and years and years people join real聽 estate and they go and join the mls for no other聽聽

reason than that they were told to their broker聽 said hey you're gonna have to go join the mls and聽聽

so an agent pays several hundred dollars goes聽 through orientation gets a login and says hey聽聽

I got access so they don't really understand聽 what it is which means that if you happen to be聽聽

a normal person who's not a realtor watching the聽 stream hey friends then you might not know what it聽聽

is either in fact when you hire a realtor you're聽 hiring them to put your house in the mls well let聽聽

me break it down for you mls is a multiple listing聽 service do you know what it is though it's not聽聽

just data it's not just bedrooms and bathrooms聽 and acreage and little remarks about a house and聽聽

some photos which is what it looks like on the聽 surface we've got to look beyond the surface and聽聽

frankly you and the public need to be educated and聽 you realtors this is your job the mls looks like聽聽

data points and several years ago of course as the聽 internet has grown real estate people have gotten聽聽

really savvy about it and when somebody trusts聽 us with representing them on selling a house聽聽

they want us to put it out into the public as聽 many places as we can and that's what we have聽聽

done that's a process called syndication and so聽 when syndication is rolling around out there your聽聽

house when you choose to list it with me is going聽 to be found everywhere but that's not the mls all聽聽

of these websites that carry your house are聽 not the mls that's the coolest thing about it聽聽

when a realtor joins this system you know what聽 they're joining they're joining a system which聽聽

is actually one of the purest free markets on the聽 planet and one of the last ones if we're honest聽聽

about it because as a realtor when i belong to聽 the mls i have signed an agreement to publish聽聽

my listings that my sellers have trusted me with聽 with the entire marketplace that means all members聽聽

of that mls so yes they're going to see the聽 data points but the thing about the mls is this聽聽

it is an agreement to cooperate with each other聽 think about this there's nothing else on the聽聽

planet where professionals choose to cooperate聽 with each other in a fair and free market聽聽

and then there's compensation that happens the聽 members agree to compensate one another in fact聽聽

you'll find that really smart realtors would tell聽 you all day long they don't care for dual agency聽聽

which is one agent representing buyer and seller聽 because that is going to wind up being a conflict聽聽

of interest almost all of the time and don't聽 argue with me because i'm right on this and so聽聽

in the mls i can let my seller's house be visible聽 to every buyer in a marketplace now why does this聽聽

matter let me give you a couple of reasons why聽 this matters first of all statistically i as your聽聽

realtor in the concord and charlotte market do not聽 have the time nor the bandwidth or the inclination聽聽

to work with every buyer in the marketplace and聽 frankly if you're my seller client you don't want聽聽
[239]
me to you would rather i focus on how i can聽 best represent your needs in this transaction聽聽

i though would love to have every agent in this聽 marketplace who has a buyer that they are working聽聽

with professionally bring that buyer to this聽 house it is a very transparent marketplace it聽聽

is beautiful so i want you to think about this聽 if you're wondering why this is under attack聽聽

you got me because the alphabet agency i'm just聽 going to call them voldemort because if i say i'm聽聽

out loud apparently that means they're going to聽 spy on my devices thinks that there's something聽聽

underhanded about a buyer being represented by an聽 agent going to someone's listing well let me tell聽聽

y'all something the market that we're in right now聽 has actually exposed why you need a buyer agent聽聽

more than you ever have almost every house when聽 it hits the market because we have just such a聽聽

low level of inventory as compared to demand if we聽 have 16 offers on a listing which is what i had to聽聽

deal with on monday if you are a buyer who doesn't聽 have an agent you don't really have a chance in聽聽
[302]
the world of women because you won't have anybody聽 who can professionally update you on the market聽聽
[307]
and give you advice on how to win and that is聽 really important when somebody's trying to get聽聽

the perfect hedge against inflation which is聽 owning residential real estate if you are a renter聽聽

i still love you because i'm an investor but rents聽 go up and they continue to escalate as the cost聽聽

of owning things goes up if you own that property聽 and you have a 30-year mortgage your house payment聽聽
[330]
will stay put how awesome is that and you know聽 what it's realtors who have worked there but took聽聽
[336]
uses off to make sure that we make fair housing聽 come to life so that every neighbor and every zip聽聽
[341]
code would know about the beauties of owning real聽 estate and it's not about realtors being used car聽聽
[347]
salesmen it's about realtor understanding that聽 without home ownership a lot of folks will never聽聽
[352]
ever ever get a leg up in life we live to give you聽 a leg up in life and so say you're that buyer who聽聽

has worked your tail off got your credit score up聽 and you are qualified and ready to roll your agent聽聽

then is going to look in the multiple listing聽 services to find you anything that's out there聽聽

that might possibly be of interest to you without聽 the multiple listing service how will you find the聽聽

house think about this if you remove the system聽 which is a fair marketplace how do you find it do聽聽

you go to a thousand different websites well guess聽 what all of those websites are feeding off of聽聽

the realtors multiple listing service but then聽 say you find it online how are you going to get聽聽
[394]
information on it you ever tried to reach out to聽 amazon or spectrum or i don't know any big company聽聽

for customer service good luck but you want to try聽 and call a realtor you just put on facebook i need聽聽

a realtor you will have your phone ringing off the聽 hook and a million people at your beck and call聽聽

looking to help you get into a property and why聽 because they're members of the multiple listing聽聽

service and they can then go in and see what every聽 one of their colleagues has put on the market聽聽

and they have a fair chance at it but i gotta聽 tell y'all something else that is wild about聽聽

this that you might not know it didn't聽 always used to be in our mls marketplace聽聽

it wasn't always free and fair in the past not聽 all members had access to everybody's listings聽聽

that's right if you are new to real estate聽 say within the last 30 to 40 years okay look聽聽

there's people that have been in this business聽 a long time and they are a wealth of knowledge聽聽

they've been educating me i didn't know this and聽 i've been in real estate full time for 22 years聽聽

when the mls was in existence 40 50 years ago聽 there was not a blanket offer of cooperation聽聽

there was not blanket offer of compensation so聽 that any member would know they would be fairly聽聽
[471]
and duly compensated for sharing and showing聽 that property and then bringing an offer that聽聽
[476]
was acceptable to the seller you know who was聽 getting cut out women brokers were being cut out聽聽
[482]
minority brokers were cut out and so you had a聽 system that was picking and choosing which agents聽聽
[487]
could see which properties and which ones would聽 get compensated and that's crazy to me i just i聽聽

don't understand it at all it seems to me that you聽 would always want to compensate and cooperate with聽聽

everybody because life is easier that way but if聽 you go back a few decades it wasn't seen that way聽聽

and one thing i absolutely love about realtors聽 when we see things that aren't an equal footing聽聽
[511]
we dig in and roll our sleeves up and make聽 it better so yes we did not do things well聽聽

40 and 50 years ago and then we had leaders in聽 the decades after that said we're going to fix聽聽
[521]
it and they have and so now the mls is truly the聽 only fair and free marketplace where you can join聽聽
[529]
as a member with a license and with your several聽 hundred dollars and now you can see every house on聽聽
[534]
the market the government wants to dismantle this聽 the government wants to make the mls a regulated聽聽
[540]
utility and it's not a utility it is an agreement聽 to cooperate and compensate people when they do聽聽

their hard work now if you don't like the system聽 as we have it as realtors we're always welcome to聽聽
[554]
suggestions about what system would make better聽 sense now as an instructor i've had the chance to聽聽
[558]
travel all over the world i have had the chance to聽 be in countries where real estate is operated much聽聽
[564]
differently than it is here in the best country on聽 earth the united states and i go to places such as聽聽

spain where you do not need a license to sell real聽 estate you can just hop off the plane and sell a聽聽
[576]
property and there's no mls but where you're going聽 to find one you will ride around town and look for聽聽

signs on balconies that seems all right but it聽 does not seem like a really transparent and open聽聽

marketplace you could go to places like argentina聽 where the government taxes at such a level聽聽

that there's a white market in a blue market聽 and the numbers are all over the place and it聽聽

all depends on what people think you could pay as聽 to how much you think the price is and then you're聽聽

trying to find other properties on the market聽 because there's not an easy database to go see聽聽

y'all it's crazy we have the best聽 system on earth and as realtors聽聽

i'm telling you the legal teams at the national聽 association of realtors are doing their level best聽聽

to educate the bureaucrats and stop them from聽 ruining real estate you're going to have to do聽聽

your piece too if you're a realtor and you see聽 this you need to tell your clients that the mls聽聽
[628]
is a system whereby we get to cooperate with聽 all members and compensate as our business model聽聽

determines and also that mls is our opportunity聽 to advertise our seller's property to all agents聽聽

in the marketplace and we don't advertise it聽 to certain agents in this firm and that firm聽聽
[648]
and we don't advertise it to agents of this gender聽 and that gender and this color in that color聽聽
[652]
we advertise our listings to all members聽 of the mls and then it gets put all over聽聽
[658]
the internet so that buyers of every ilk can聽 find it and then call their agent and get some聽聽

professional guidance and how to win it that's聽 what the mls is and why do you have to care聽聽

because friends i'm going to tell you one more聽 time the alphabet agencies want to dismantle this聽聽

they want to get rid of buyer agents the people聽 who look out to protect you as consumer watchdogs聽聽

well when i met those people i don't know that聽 they've bought a house in the last 35 or 40 years聽聽

their information is not nearly as current as your聽 local realtor that you love and cherish so when聽聽
[692]
you have questions or you see these nasty articles聽 rolling around the internet before you give any聽聽
[697]
credence to it call your local realtor ask them聽 what they see on the ground and ask them what聽聽
[703]
they're going to do to sell your house because the聽 most powerful marketing any realtor can ever do is聽聽
[708]
to advertise your property to other professionals聽 in the marketplace because that's going to mean聽聽
[713]
you are seen by all of the people who have buyers聽 and they're going to do their level best to bring聽聽
[718]
you a real offer and friends this matters i will聽 tell you that if we lose our system and our free聽聽
[725]
marketplace you're going to lose a lot of realtors聽 and if you lose realtors that might sound okay聽聽
[731]
because they're not all created equal and i'm聽 not disputing that point i will say that there聽聽
[736]
are realtors who need to have the opportunity to聽 get better educated and maybe if you know one of聽聽
[740]
them you should point them to a program such聽 as commitment to excellence where they can get聽聽
[745]
better but in the meantime we have to remember聽 that realtors are everywhere we have almost 1.6聽聽
[750]
million realtors in the country you know what that聽 means we have realtors in every zip code and we're聽聽
[755]
serving every price point and every neighbor we聽 serve everything from single rides to condos to聽聽
[760]
waterfront luxury houses and only in the multiple聽 listing service can every single realtor log in聽聽
[766]
and see all of those properties from the single聽 wise to the condos to the waterfront luxury聽聽
[772]
and that means you as a consumer have access to聽 the entire marketplace it is efficient it is fair聽聽
[779]
and it is transparent and i am so proud to be a聽 realtor and i'm so proud to serve clients every聽聽
[785]
single day in figuring out what they can do to聽 have their piece of the american dream and they聽聽
[790]
get to define what that american dream looks like聽 and my job is to help them navigate it when you聽聽
[795]
look at systems that want to be dismantling us and聽 agencies that don't like realtors you have to ask聽聽
[801]
yourself why perhaps those bureaucracies don't聽 like us because we are 1.6 million entrepreneurs聽聽
[807]
in every zip code and working with every neighbor聽 and we vote maybe they want to dismantle us聽聽
[813]
because we are just too strong well that means we聽 have to get stronger friends and this means you聽聽
[818]
have to be a better advocate for what you do stand聽 tall stand proud define what we are doing make聽聽
[826]
sure that every buyer and seller in the public聽 with whom you have contact make sure that they聽聽
[831]
know that we are proud to belong to a system聽 that is absolutely transparent fair and free聽聽
[837]
and that we are making sure that realtors are able聽 to all have access to the marketplace and thereby聽聽
[843]
their buyers and we do not want to go backwards聽 to a system where people get to pick and choose聽聽
[848]
with whom they work where buyers don't have access聽 to all the properties and we refuse to take any聽聽
[853]
steps backward in fair housing because if the聽 mls is attacked by these bureaucrats i want you聽聽
[859]
to understand this it is your workforce housing聽 and those who are seeking their first property聽聽
[865]
which are going to be the most impacted because聽 they don't have bucket loads of cash like the top聽聽
[870]
one percent do because let's be honest the top one聽 percent can work their way around any system and聽聽
[875]
we're delighted to help those folks too but we聽 all know that the neighbors that need our help聽聽
[880]
the most are at the lower end of the socioeconomic聽 scale quite often and it's real estate that helps聽聽
[886]
them take a rung up and i'll be john brown if聽 i'm going to see our system which has done more聽聽

to promote fair housing than anything else on聽 the planet get taken down you friends better聽聽
[898]
fight the good fight too and when you see these聽 articles fight back write letters to the editor聽聽

make sure that you put in the comments section聽 that we as realtors do not scam or hurt the public聽聽

we are transparent open and fair and we live聽 to make sure that real estate goes on and that聽聽

in america we protect private property rights and聽 we're not stopping and not letting anybody get in聽聽
