my life harder when i need to find an

even though apartment hunting in new
[46]
york city can be quite competitive

there's no reason for you to settle i
[49]
always start with is writing down my
[51]
dream list okay when writing down that
[53]
list i recommend putting things into
[55]
categories kind of like what are your
[57]
deal breakers you know the things that
[58]
you must have otherwise you will not
[61]
rent that apartment then write the
[62]
things that you would really like for
[64]
the apartment to have but perhaps you
[66]
will settle for those things will really
[67]
help guide you when choosing apartments

that you're going to visit i mean even
[71]
draw with the apartment would look like

if you want that's what i did for me it
[75]
was a must having a two-bedroom
[78]
apartment which i was sharing with my
[79]
roommate which did not face a brick wall
[82]
and this is something very common in new
[83]
york city like so many apartments have
[85]
at least one of the bedrooms that face
[88]
another wall which is of another
[89]
building that little bit of light that's
[91]
the light that's hitting here
[93]
this is your amazing view but i was like
[96]
my bedroom in the living room cannot
[98]
face a brick wall and therefore i would
[100]
not visit any apartments that did not
[102]
include that feature after you put your
[104]
list together start studying in the
[105]
market you know i recommend you doing
[107]
that about two months in advance see the
[109]
prices per neighborhood and which would
[110]
be your favorite neighborhoods to live
[112]
in and then you can narrow your search
[114]
to those places i know it can be
[116]
tempting at times to want to visit all
[117]
of the apartments in all of the
[118]
different neighborhoods in the city but
[120]
understand that if you move into a spot
[122]
that you don't like you're going to have
[124]
to go through this process all over
[126]
again very soon so i always say do it
[128]
once but do it right so once you've
[130]
decided everything that you need to have
[132]
in your apartment the things that you
[133]
want in the neighborhoods you want to
[135]
live in based off of your research it is
[137]
time to start apartment hunting for real
[139]
i recommend that you do that at least
[141]
four to two weeks before your move-in
[144]
date because that will give you time to
[146]
explore new listings that will become
[148]
available during your search and that's
[150]
important because sometimes during your
[152]
research there might be moments where
[154]
there are no apartments you like at all
[156]
and you just have to wait for something
[157]
nice to come in it's like day six of
[160]
apartment hunting
[162]
so far not many new listings today but
[164]
who knows something can pop up in the
[166]
afternoon that's what happened yesterday
[168]
so
[168]
the first thing you need to know are all
[170]
the documents that you need in order to
[171]
apply for an apartment you will need to
[173]
fill out an application with your
[175]
contact information have your latest tax
[177]
forms have a copy of your id a high
[180]
credit score usually of at least 700
[184]
prove that you make at least 40 times
[186]
the rent otherwise you would need a
[187]
guarantor and that guarantor needs to
[189]
make at least 80 times the rent you will
[192]
also need an offer letter from your
[193]
employer and some sort of proof of
[195]
income so it can be most recent bank
[197]
statements or even like how much you
[199]
have in your checking account you want
[201]
to have all of these documents with you
[202]
printed out when you're visiting
[204]
apartments sometimes they will ask you
[206]
for a physical copy or they will just
[207]
ask for you to email it but it's nice to
[210]
be prepared and even like to review your
[212]
documentation with a broker once you're
[214]
visiting the unit the best time to
[216]
apartment hunt is definitely in the
[218]
spring or the fall in the winter you're
[220]
going to get less competition especially
[222]
if you're looking during the holidays
[223]
but there's really not going to be that
[225]
many options because people don't
[226]
usually move out
[228]
in december that's what i did i had to
[230]
find an apartment in december to move in
[232]
in january and i totally pulled it off
[234]
but i gotta admit there were many points
[236]
during my research where i was like
[238]
there is absolutely nothing available
[240]
that i would move into the main website
[242]
that's used for apartment hunting in new
[244]
york city is street easy but i'm gonna
[246]
give you guys at the end of this video
[248]
some secret websites that barely anybody
[250]
knows so stay tuned until the end of the
[252]
video so you don't miss out on those
[254]
tips new listings are usually posted at
[255]
the end of the day so make sure to reach
[257]
out to the broker via the online system
[259]
but also find their phone number and
[261]
text them most brokers work under
[264]
commission so they want to get that
[265]
apartment rented fast just text them
[267]
book that appointment and try to be the
[269]
first one to visit the apartment that a
[271]
lot of people apply to apartments online
[274]
before even visiting the unit that's
[276]
because the market is so competitive and
[278]
good apartments usually don't last more
[280]
than 24 hours so if you see something
[282]
that you really like it might be worth
[284]
applying before you visit the apartment
[286]
most apartments have a broker's fee it's
[289]
basically a fee that pays the broker
[292]
that is showing you the apartment and
[294]
that fee is usually between 10 to 15
[298]
of the annual rent think of it this way
[300]
you want to rent an apartment that's 3
[301]
000 per month the requirements to rent
[304]
is to have a 3 000 security deposit that
[306]
stays with the building until you move
[308]
out and to pay the first month of rent
[310]
another three thousand dollars so that's
[312]
six thousand dollars you're putting in
[314]
when you're moving in in addition to
[316]
that if there's a broker's fee that's
[317]
about 15
[319]
then you have to pay 15
[321]
of the annual amount of that rent to the
[324]
broker and that money never comes back
[326]
to you so your rent is three thousand
[328]
dollars a month and you have a 12 month
[329]
lease so that means you're paying 36 000
[332]
of rent per year
[334]
times 15
[336]
that's another fifty four hundred
[338]
dollars just on a broker's fee broker
[340]
fees can be pretty aggressive and unless
[342]
you wanna stay at an apartment for a
[344]
very long time
[345]
it's just not worth it so i recommend
[347]
that if you don't wanna pay your
[348]
broker's fee to only look for units that
[351]
have no fee it doesn't mean that the fee
[353]
doesn't exist it's just that the
[355]
landlord is paying for it instead of the
[356]
tenant but remember that you can always
[358]
negotiate that fee i've seen it as
[360]
expensive as 15 of the annual rent to as
[363]
cheap as one month of rent square
[365]
footage is something that's never super
[367]
clear when looking for an apartment in
[368]
new york city so don't be attached to
[370]
that you know don't look for specific
[371]
square footage on your search you're
[373]
just going to have to visit the
[374]
apartment and fill out the space just be
[376]
prepared for a smaller apartment than
[378]
what you're used to this is new york
[380]
city living but just think of it this
[382]
way the city is your playground you're
[384]
not supposed to be home that often
[385]
anyway go out and explore some listings
[388]
have pictures but they're not of the
[390]
actual unit you're visiting you know
[391]
they're usually of a nicer one or one
[393]
with more natural light so ask the
[395]
leasing agent if that's the actual unit
[397]
you're going to be visiting so there are
[399]
no unpleasant surprises sometimes
[401]
apartments don't have a microwave an
[404]
oven a fridge even so if you don't see
[407]
these items on the pictures on the
[409]
listing they probably don't exist
[411]
curiously some new york city apartments
[413]
don't have a private bathroom and it's
[415]
like shared by a whole floor i'd say
[417]
this can be more common in like small
[420]
studios in new york city if you want a
[422]
parking spot in your building it's going
[424]
to be hard to find you're going to have
[425]
to do more research on like luxurious
[428]
buildings which will feature that
[430]
but worst case what i would say is find
[432]
a local parking lot in the neighborhood
[434]
and you can negotiate a monthly fee to
[436]
park your car there because parking in
[438]
new york city is like impossible
[440]
but you already knew that come on if an
[442]
apartment has a really great price and
[444]
is in a really nice neighborhood and
[445]
you're like what the hell is wrong with
[447]
it it's probably a fifth floor walk-up
[449]
for me personally it's not worth it
[451]
though the higher units they're a little
[453]
more quiet and they usually get a lot
[455]
more natural light so that's a benefit
[457]
of a fifth floor walk-up other
[458]
apartments that might be cheaper than
[460]
they're supposed to are those right by
[462]
hospitals and fire departments so
[465]
i've lived by that before and it's
[467]
really loud and very annoying and if you
[469]
need to work in a quiet environment to
[471]
concentrate or to record content even
[473]
you're gonna be very frustrated living
[474]
in an apartment like that that's so
[476]
funny i just talked about sirens and
[477]
here we go
[478]
if you're hoping for an elevator you're
[480]
gonna be able to get that on more
[481]
luxurious buildings but i live in a
[483]
pre-war building and it has an elevator
[485]
but i did hear that it was broken for
[487]
like six months and there were people
[489]
living on like the eighth floor taking
[491]
the stairs every single day so if it has
[493]
an elevator there's no guarantees it's
[494]
gonna be working the whole time you're
[496]
living there so just be aware of that if
[498]
the building you wanna live in does not
[499]
have laundry then make sure that there's
[502]
something walking distant in your
[503]
neighborhood and laundromats and dry
[506]
cleaners are different things okay and i
[508]
think this is something that i didn't
[510]
understand for a while as an immigrant
[511]
but laundromats are the spots where you
[513]
can actually do your laundry and dry
[515]
cleaners is where they do it for you so
[517]
they're more expensive if you're
[518]
visiting a unit that's currently under
[520]
renovation ask the leasing agent if
[522]
there's another unit similar to it in
[523]
the building that you can check out it's
[525]
really important for you to see the
[526]
apartment in its final state so you
[528]
avoid any unpleasant surprises when
[530]
visiting an apartment check out as well
[532]
their trash area and the laundry room if
[535]
any this will show you how well
[538]
management takes care of the building i
[540]
remember i visited this apartment that
[542]
had a lot of natural light it was very
[543]
nice but when i went to the trash room
[546]
there was a massive amount of flies like
[548]
insane and so to me that was a
[550]
representation of how well they're gonna
[552]
take care of me as a tenant goodbye when
[555]
visiting the apartment write down and
[557]
take pictures of everything that's
[559]
broken so you can report that to
[560]
management before moving in this helps
[562]
avoiding you being charged to fix things
[565]
that you never broke and it also can be
[567]
part of your negotiation you know you're
[568]
like i want to rent this apartment but
[570]
this needs to get fixed before but
[572]
here's the thing if the market is really
[574]
competitive you might not have the
[576]
negotiating power and you're just gonna
[577]
have to count on good management to fix
[580]
those things intercoms are pretty
[582]
important if your apartment doesn't have
[584]
it you're gonna have to go downstairs
[585]
every time you need to pick someone up
[587]
and that's hella inconvenient especially
[589]
on a fifth floor walk-up make sure that
[591]
the intercom actually works as well
[594]
older buildings have thicker walls which
[596]
means you can throw loud parties i blast
[599]
the speaker in my apartment and i don't
[601]
have any issues that's because it's a
[602]
pre-war building i can't hear any of my
[604]
neighbors conversation not even
[607]
footsteps from the apartment upstairs
[609]
it's amazing there's a thing called flex
[612]
wall and what that is is kind of like a
[614]
temporary wall that you can put up in
[616]
the apartment which adds another room
[620]
into it the benefit of that is that you
[622]
can get like a nicer one bedroom and
[624]
still share it with the roommate and
[626]
have like a two bedroom experience the
[628]
thing is not every flex bedroom has a
[632]
wall that goes all the way to the
[634]
ceiling that's because if that
[635]
additional bedroom has no windows it's
[637]
illegal to completely lock it so then
[639]
the wall kind of stops about 12 inches
[642]
before reaching the ceiling in terms of
[645]
privacy that really sucks i'm putting a
[647]

about these flex walls the regulations
[651]
but usually they cost between a thousand
[654]
to thirty five hundred dollars to put up
[656]
but some apartments especially in luxury
[659]
buildings they already come with that
[660]
flex wall so you don't have to pay for
[663]
that at all okay so it's 6 55 and i
[665]
actually am about to visit an apartment
[667]
so we're gonna have to continue the rest

so don't be surprised by the sudden

change of environment

apartment open up all the cabinets and

closets you want to look for holes or

anything sketchy trust me on this one

but anyway back to our list lots of

interruptions today guys sorry about

that

avoid visiting apartments too much
[712]
towards the end of the day because then
[714]
you don't get a real sense of how much
[716]
natural light you're getting but if
[718]
you're looking for an apartment that has
[719]
a lot of light you want a south facing
[721]
unit because then you're going to get a
[723]
lot of direct sunlight if you're looking
[724]
for a dark apartment north facing unit
[727]
for sure and west and east facing it has
[730]
light during different times of the day
[732]
and it's definitely a good option don't
[733]
forget to ask if the apartment includes
[735]
any utilities usually the landlord pays
[738]
for heat and water sometimes they pay
[740]
for gas and pay for electricity is very
[742]
unheard of here in new york city
[744]
remember to check if there's a working
[745]
ac and heater heaters are required by
[748]
law in new york city and the landlord
[750]
has to pay for it but ac is uh they're
[752]
unfortunately not as common my current
[754]
apartment does not have an ac when
[756]
you're visiting an apartment the best
[757]
way for you to know what that experience
[758]
is like is by asking other tenants if
[761]
you see someone leaving the building or
[762]
if you're visiting an apartment where
[764]
the tenant lives there ask them about it
[766]
is it clean how is management that's how
[768]
you're going to get the most honest
[770]
reviews if you visit apartments that are
[771]
more modern owned by big companies
[773]
you're gonna get less room for
[775]
negotiation for more flexible deals or
[777]
like potentially even month to month
[779]
after a year lease which is uncommon in
[781]
new york city you probably want to live
[783]
in a building that's like owned by a
[785]
small family under the latest new york
[787]
city laws the application fee to apply
[789]
for an apartment cannot be more
[791]
expensive than twenty dollars so people
[793]
are trying to charge you fifty dollars
[794]
to apply for an apartment they're
[796]
breaking the law it's really common when
[797]
you're applying to an apartment for
[799]
there to be like a good faith deposit
[801]
that's usually around 500 to a thousand
[803]
dollars and it's basically some money to
[806]
lock down that apartment and kind of
[807]
like take it off the market while you're
[809]
negotiating or applying for it sometimes
[812]
that fee is not refundable so be careful
[815]
if you do decide to sign a lease at that
[817]
apartment though they take that money
[819]
and it goes into your security deposit
[821]
even if your lease starts on the first
[822]
of the month you might still be able to
[824]
move in before that date of the
[825]
apartment is available just ask the
[827]
leasing agent you know it doesn't hurt
[829]
the same also happened quite often when
[831]
i lived in la and i actually have an
[833]

options for you to do that just know

that facebook it gets really competitive

people post there quite often and there

are some really amazing deals especially

if you don't know anybody to share an

apartment with and you need a roommate

there's so many people there looking for

roommates but you have to really be on
[867]
top of it and join many groups because

as soon as someone posts something you

want to be the first to comment the
[872]
first one to reach out but i always say

be careful living with people you don't

know you know

make sure you're putting yourself in a

safe situation so even if the apartment

is amazing and the deal is amazing meet

the roommates before moving in you know

get a little scope of who they are also

be careful with scammers because there
[890]
are a lot of those on facebook okay

if something seems way too good to be
[895]
true kind of like a luxurious

two-bedroom in soho for like 2 800

that's probably a scam you know and you

can call them out on it as you study the
[904]
market you're gonna get a better
[905]
understanding of that so don't worry you

got this but always be a little bit

skeptical when you're not working

directly with a broker from like a
[914]
certified website finally remember to

act fast you don't want to waste time

when you're looking for an apartment in

new york city you want to be quick you

want to have all of your documents

together and also be patient you know if

an apartment didn't work out then it

wasn't meant for you keep looking

good energy and optimism because that's
