so he asked a question I really liked

the tenant tenant standard sheet that

you've sent so we put together we have

managed property for many years we put
[103]
together almost like a standards of

which you should be evaluating tenants

you got to be consistent and used the

same standards and that's a tell other
[111]
mentorship Monday but but anyway he

looked at some of the standards that
[115]
we've used and we sent them to him
[116]
basically his question was when you have
[120]
multiple tenants and you're mobile
[121]
people that you're evaluating you know
[124]
so to speak or or you know it's not

valuating was

what's the better word not evaluating

your the applying or applying applying X

or it's sorry so here's my question is

it right or ethical to ask all qualified
[136]
tenants or all qualified you know people

interested in the unit to fill out the
[140]
application and pay for the background

check before you would check the
[144]
references or do you simply think of

this as a you know weeding out process
[148]
so his basic concern is he doesn't want
[151]
to necessarily make people pay right if
[153]
you're not going to accept them and I
[155]
get that however few things you
[159]
definitely want to check out people's
[160]
references but like with all references
[162]
you have to take them with a grain of
[163]
salt right so if you're asking someone
[165]
hey how did Joe Schmo do it you know how
[168]
do you know whatever the questions are
[170]
that you ask you know consistently to
[172]
someone they may or may not be honest so
[174]
you're always your best tool that you
[176]
have is obviously evaluating credit
[178]
score evaluating employment and
[180]
evaluating you know their their criminal
[183]
and background check that's the best
[185]
stuff you've got everything else is kind

of secondary I feel so my point of

saying that is yes you do want to you
[191]
want to have every person that's going
[193]
to be on this lease complete an
[195]
application and pay for their you know
[199]
pay the application fee which goes to
[201]
you know really running their credit and
[203]
in their background check and then what
[205]
happens from there is what happens from
[206]
there I mean you can't feel bad if they
[209]
don't you don't accept them because they
[211]
may not be a fit for your you know for
[213]
your unit yeah I want to touch base when
[215]
he says about the the feeling of guilty
[220]
sometimes we want to be compassionate
[222]
with people and understanding and make
[225]
sure they were being fair
[227]
this particular landlords have to have
[231]
that like emotional side put aside for
[235]
it for a second when especially when you
[237]
are evaluating quote-unquote evaluating
[240]
people to be at your property be
[243]
rational and fair does not mean that you
[246]
are treating people last it's just part
[250]
of the process and I think that when you
[253]
do that with every single person
[255]
so there's no like okay I'm just gonna
[257]
do this for you because XY and Z then it
[262]
gets very emotional so when we put that
[264]
emotion aside every single feeling and
[267]
just follow the process it's just
[270]
business and and then it is just part of
[273]
the process there's nothing that you can
[275]
do and this will as you said already
[278]
said to yourself will only be the you
[282]
know the people that won't hold five
[283]
regardless yep I will add one more thing

too it's really helpful to share with
[288]
people who are prospective tenants your
[290]
standards yeah so depending on the
[292]
credit score that you accept what you
[295]
have to say on the criminal and
[297]
background check you know whatever your
[299]
requirements are and your standards are
[301]
sure it with them because then if they
[302]
don't if they know that and they say and
[305]
they thought the application and they
[307]
say yeah yeah I have no criminal issue
[309]
you know no then they coming back you
[311]
know that's not the case you know you
[313]
can't feel too bad that's yeah that's on
[315]
them you know so you have to give people
[317]
kind of upfront information yeah give
[319]
them kind of like your own standards I
[320]
think that helps absolute gotta be very
[322]
transparent so this is this is the

standards bingo-bango you know dieting
