about a pre-dry oil inspection and why

it's so important

hi guys i'm here with aaron

home inspection carolina he's going to
[164]
walk us through a little bit of a
[165]
pre-drywall inspection
[168]
aaron how you doing guys it looks better

with the mask on

yeah um so so what do you look for
[178]
when you're going through usually uh
[180]
with a drywall inspection sorry we got
[182]
some uh
[182]
we've got some contractors in here
[183]
working um the free
[185]
free drywall basically we're looking at
[187]
everything that's exposed everything we
[188]
can see this is the best time to do
[190]
any kind of structural inspection before
[192]
we start closing up the walls and
[195]
of course where we can of course
[196]
insulation is going right now that's why
[198]
i got in here as fast as possible
[201]
but uh basically we're looking at the uh
[203]
structure
[204]
plummet electrical um ventilation
[207]
duct work uh hvac install anything
[210]
that's
[211]
here basically um what i personally do
[214]
is we're gonna actually start at the
[215]
front of the house
[216]
i personally start on the inside and i
[218]
work my way through every room and i
[220]
skirt from the bottom up
[222]
um especially with free drywall we're
[224]
always worried about structure so i'm
[225]
looking for basically the strapping
[226]
and the foundation bolts and we're
[228]
looking for the spacing and
[230]
so they can't be more than six foot
[231]
apart and you have to have strapping and
[233]
bolts within four inches
[236]
um and then of course we'll work our way
[237]
up from there and we go up and we start
[240]
working our way up and looking for pack
[241]
studs with pink studs
[243]
and headers all the way up make sure we
[245]
have proper bearings on our header
[247]
and this orange pink ish material you
[251]
see here is basically it's uh it's a
[253]
sealant it's a clean sealant that we
[255]
have at all our face
[256]
uh baseboards or steel plates in our
[259]
corners at the exterior walls and that
[260]
reduces any kind of heat loss
[262]
or air loss to the exterior we're also
[265]
looking for the flashing tapes so we're
[267]
looking for
[268]
that's uh one of the most important
[269]
parts is is making sure we don't have
[271]
any water entry through the home's life
[273]
um and basically we're looking for this
[276]
flashing tape around your windows and
[277]
your doors
[278]
and making sure we have a nice tight um
[282]
nice tight fit around those windows to
[283]
make sure we don't have any
[285]
water leakage anywhere so at this point
[288]
that's basically what we're looking for
[289]
the exposed framing
[291]
with the electrical uh in the home
[293]
basically what we're doing is i'm
[295]
checking the box and making sure i'm
[298]
checking each run to their outlet i'm
[300]
making sure outlets are where they're
[301]
supposed to be
[302]
outlets have to be they have so many
[304]
outlets in so many locations
[306]
um so basically this is not a code
[310]
enforcement inspection
[311]
this is a standard inspection of
[314]
standards
[315]
for for basically building standards um
[317]
so there are some things that i may call
[319]
that the builders or the codes
[320]
enforcement may not require
[323]
so some of it is recommendations uh but
[325]
some of it may pop up on a coat
[327]
enforcement
[328]
um this particular home uh has has
[330]
already been inspected by the county
[332]
because this is
[333]
they're already putting insulation up so
[335]
they have passed
[336]
their city and and county code
[339]
enforcement um inspections uh but now
[341]
it's just
[342]
i'm in here just make just doing one
[344]
last check to make sure uh no one really
[346]
overlooked anything um so far in this
[348]
particular home everything's looking
[350]
pretty good so far we do have some loose
[351]
foundation bolts around the foundation
[353]
of the seal plate
[354]
um so those need to be tightened up we
[356]
got a couple studs that are loose
[357]
and are warped in here and there that's
[360]
another thing we're looking for anything
[361]
that's going to cause any kind of
[364]
uh the defect in the wall such as a bow
[367]
or a
[368]
or or or maybe a loose tape joint that
[370]
may form because of a wall that's bowed
[372]
and how they press that
[374]
press that drywall up on the wall um
[376]
we're looking for protection plates
[377]
um and all our plumbing and all our this
[380]
is what these are they're protection
[381]
plates so
[382]
as a electrical cut electrical line
[385]
enters through a
[386]
a wall ju stud excuse me uh it cannot be
[389]
more on than
[389]
on it can't be out of one third so
[392]
basically it can be the center third
[394]
but once it moves out past that center
[395]
third we all we have to put protection
[397]
plates so we always find a few of those
[398]
that are missing as well
[400]
um we do have some a little bit of
[402]
different framing here
[403]
we have a true header which is good and
[405]
they're jacks and their kings
[406]
but this is for a pocket door that's
[408]
coming in um
[410]
but uh but so you'll see some
[413]
things in this house that are a little
[414]
bit different than a normal uh
[416]
normal construction but not not much um
[419]
in a good way or a bad way in a good way
[422]
in a good way yeah
[423]
basically what we're looking for as long
[424]
as they have nice nice bearing
[426]
all the way down to the floor is what
[428]
we're looking for um if you step over
[430]
here we're also looking
[431]
uh at our hangers and our main girders
[433]
where our point loads would be and any
[436]
kind of
[437]
downforce that that that's not supported
[440]
uh properly
[440]
but we're checking all our hangers on
[443]
our lvls our laminated veneer
[445]
lumber right here um and just making
[448]
sure every
[449]
hell hole is filled with a nail and we
[451]
usually get those but it looks like
[453]
they've got all those secured properly
[455]
and it looks pretty good so um with that
[457]
the downstairs as of right now looks
[459]
looks great they've done a good job we
[461]
can actually go upstairs
[462]
and take a look and see see what's going
[464]
on
[467]
upstairs now um i haven't been up here
[469]
yet we'll actually go on a fresh walk
[470]
through up here
[472]
first thing i typically look for is i
[473]
like downstairs i usually start at the
[474]
bottom
[475]
and i'm checking the um the joints in
[478]
the flooring so as we see have some
[479]
damaged
[481]
sheathing right here that needs to be
[482]
replaced and also any kind of uneven
[484]
areas
[486]
at these meeting joints of this floor
[488]
sheathing
[489]
and of course we don't know what kind of
[491]
flooring is going in here it could be
[492]
carpet it could be hardwood it could be
[493]
tile
[494]
who knows but again if you have tyler
[497]
hardwood
[498]
a lot of those uneven joints are really
[500]
noticeable um so we do
[502]
like to check those fairly heavy but
[504]
yeah we can just start i usually start
[505]
on my left
[507]
and we'll go around so this right here
[509]
is for a jumper so this will be
[511]
um the laundry room of course and
[513]
basically it's make up here for the
[514]
dryer so you'll see some stuff and that
[518]
is proper
[520]
it seems to me they've done a good job
[522]
on their ventilation
[524]
i'm also checking the length on their
[526]
dryer vent so it can
[527]
be no more than 35 feet they have a
[529]
calculated 31.
[531]
that looks to be correct so again that's
[533]
uh that's part of the ventilation
[535]
inspection
[535]
and it looks proper we're also pressure
[537]
testing the plumbing lines right now
[539]
and uh it is it is pressurized so they
[542]
will check that to make sure that
[543]
pressure hasn't dropped
[544]
um you know whenever they come back so
[548]
um again sealant
[551]
at your uh penetrations through the
[554]
ceilings and uh ceilings and floors any
[557]
kind of uh
[559]
horizontal penetration going through a
[560]
horizontal surface should be fire of
[562]
blocked
[562]
fireball um and that's what this is it's
[565]
basically fire block
[567]
um the uh getting over here is basically
[570]
all i'm doing now is just checking these
[572]
studs
[572]
make sure you don't have any twisted
[574]
studs making sure these studs are equal
[576]
or plumb or flush as we would say
[580]
at the plates and at the top plates so
[582]
just to make sure we don't have any
[583]
warping
[584]
or bending of that drywall when it is
[586]
installed
[587]
and of course you may have some nails
[589]
sticking out here and there just they
[590]
haven't really finished and
[591]
really done some cleaning see there's a
[593]
little bit of a little bit of a lip
[595]
right here
[595]
i will take a picture of this and note
[597]
that it could be corrected
[599]
again if you're putting carpet up here
[601]
you're probably not going to notice
[602]
something like that but uh
[604]
with hardwoods or tile it is possible to
[606]
have a little a little bit of a
[608]
little bit of a raise right there so uh
[610]
getting back to
[612]
the framing one thing i will like to
[614]
check is the truss system
[615]
and the uh in in the attic area
[619]
the trusses my main concern is making
[622]
sure we don't have any mise engulfing
[623]
plate gossip plates most plates will
[624]
basically
[625]
connect with plates right here and make
[627]
sure we have a
[628]
direct bearing just like the joists
[629]
downstairs we have all our nails in our
[632]
hangers
[632]
like we're supposed to have and we have
[634]
proper direct bearing on all this
[636]
um these i do see a few
[640]
that are attached to the top plates uh
[642]
in in the home now this is common of
[644]
builders
[645]
and it's not against code and they are
[647]
allowed to do it
[648]
but technically if you have a truss
[650]
system when you connect it to the
[652]
interior walls it should either be
[653]
floating or you should have something
[655]
called a slide clip or better known as a
[657]
simpson clip
[658]
and a simpson clip just basically allows
[660]
the truss system as it heats and
[663]
heats uh as expands contracts to heat um
[665]
it can actually move and shift without
[667]
actually lifting or doing any damage to
[669]
the interior walls
[671]
that's a bit of an argument um because
[673]
it's more of a manufacturer
[674]
specification from the trust builders
[676]
uh but you know builders like to say oh
[678]
we like everything to
[679]
expand and contract together uh but the
[682]
trusts
[683]
trusses are in an unconditioned area
[685]
most the time and
[686]
do have a lot more expansion contraction
[689]
um so i will note that when trusses are
[692]
attached to interior walls
[693]
i can't say the builder always corrects
[695]
it they usually do not because they
[696]
don't have to
[697]
uh but uh i that that is something that
[700]
i normally mention
[700]
in my reports gotcha um another thing
[703]
that we check
[704]
is basically again we're going through
[706]
we're checking all our electrical lines
[708]
making sure we don't have any missing
[709]
plates two by sixes unless they're out
[711]
really really far out they don't need
[713]
those at all and you're basically
[714]
checking the two by fours are out of
[715]
center third
[716]
uh same thing with two by six but they
[718]
have a little bit more
[719]
leniency um
[723]
here we go also on the sheathing up at
[727]
the uh
[727]
the roof sheathing if we go back up
[729]
we're also looking for the clips
[731]
so you see these little clips at the
[733]
butt joints or the joints of the roof
[734]
sheathing and those are called h
[736]
clips trusses are typically spaced 24 on
[740]
center
[740]
rafters are 16 on the center so when you
[744]
expand to 24 ounce center with this uh
[746]
with the osb a lot of times you can have
[748]
a lot of sagging
[749]
um at the sheathing and those h clips
[751]
they prevent that from happening
[753]
so basically i'm going through and by
[754]
checking each one of these joints and
[756]
making sure we don't have any missing
[757]
h-clips
[758]
um i always sometimes find a few here
[761]
and there
[762]
uh they are kind of a headache the way
[763]
the best way to fix it basically builder
[764]
goes up there and he blocks it
[766]
he puts a 2x4 on the joint
[769]
and nails it up and basically keeps it
[771]
from saying uh that's that's the usual
[773]
fix that i see
[774]
uh but uh but yeah so that's pretty much
[777]
what i'm looking for
[779]
uh of course you know i still gotta run
[781]
through this and do
[782]
to do a full full full over on the full
[785]
one over on this house
[786]
um but uh but that's typically what
[789]
we're looking for we we look basically i
[791]
tell people we're looking for everything
[792]
we're looking for everything that
[793]
anything that could be wrong um
[796]
and uh a lot of times we we we always
[800]
find something
[801]
let's help us find something you got to
[803]
earn your money yeah but uh
[805]
hopefully when we find stuff you
[806]
hopefully it's it's minor minor nitpicky
[809]
kind of stuff
[809]
right okay and in your opinion would you
[812]
recommend someone to have a free drywall
[814]
inspection yes it's always a good idea
[815]
to have a free drywall inspection
[817]
um of course i mean there are builders
[819]
around here that are
[820]
very reputable and uh it depends on
[823]
a lot of times it depends on the site
[824]
manager and the builder and whoever's in
[826]
control of the operation
[828]
um if if you have someone that's really
[830]
really on it then typically your build
[832]
should be pretty tight
[833]
um so you know it depends on how
[835]
comfortable you are with the builder and
[836]
the site manager
[837]
um but we always recommend yes it's a
[840]
good idea to have a pre-drywall
[841]
inspection
[842]
and that just lets us see the actual
[844]
structure because when a home is
[845]
finished
[846]
there's a lot that we can't see so you
[849]
know
[849]
all this is covered i can't see any of
[851]
this i can't see the electrical i can't
[853]
see the ventilation well
[854]
of course unless it's in the attic but
[856]
all this that
[858]
can't be seen is now is the time to now
[861]
is the time to check
[862]
