How to start a real estate investment club? O-M-G, is this an important topic that

we have to talk about. Because there is power in numbers. This is definitely

something you should be doing. You are in the right place that you even search

this video. Let's get to it.

Real estate investment clubs are so important I'm so happy that you are

thinking about even starting one. Because I'm going to tell you in this video exactly

how to get one started and have people in it in less than a month that are

bringing you deals that you can actually make money on. And I'm going to tell you the

best way to do it in today's environment without getting in any trouble or coming

across any laws or things like that you should not be doing. Because there are a

couple of things that you want to make sure that you do not get caught up in.

The first thing that you want to do when you're starting a real estate investment

club is start with making the club. Before you ever decide that you're going to

start talking to people and having people join, you actually have to be a

club of one. That's the funny thing. So, what are you going ot name your club? Where

you guys going to meet? What is the purpose in the mission of your club?

Pretty easy to sit down and do those things but it's very important that you

do so before you ever start approaching people about joining the real estate

investment club. Because the one thing that you want to make sure that you have

identified that's really going to take you to the next level and get people

interested where not only are they a part of your club. But where they're

actually investing money that you can buy properties with so that you can all

make money, you're going to need to have a benefit for them. Why would anyone be

interested in joining your real estate investment club? Why would they even have

any interest in being in a club? What are you bringing to the table? Why wouldn't

they just do it themselves? You got to think about all of those things before

you start talking to people and you have to kind of think of those things alone.

Because you don't want to start saying, "Oh, I have this real estate investing

club." Start going to asking people to join. Telling them, "Hey, let's put some

money together." That's not it. Trust me, that is not it.

Let's start by yourself. Pull out a piece of paper. What is the name of your club?

Give you an example. The name of our organization

right on meetup is Women In Wealth Network, okay? Women In Wealth Network. We

have 3 chapters. One in Dallas Fort Worth. One in Houston and one in Orlando.

And actually if you stay in to the end, I'll tell you how you can hell

me with this and be a part of this and make money doing it. So, let's keep going

though. So, now that you've identified your club, you got your name, you've got

your mission, I'm going to give you a quick little tip, okay? The one thing that you

want to do is make sure that you have a benefit for the people that are joining.

What are they gonna be getting out of the club? Are they just going to be

getting information from you? Are you going to be able to teach them? Are you

going to be able to coach them? Do you have a network? Do you have money? Do you have

other investors? Do you have properties that you've already identified that

you're looking for money for? Again, what are you bringing to the table that would

make them interests it and even joining the club? Whether you're charging them

money or you're doing it for free, you got to have what's in it for them. And

I'm going to give you the big secret to this. Most people want money. You have to

find a way where this is profitable for them. Yeah! Real estate investing clubs

are fun and networking and mingling and drinking wine. Yeah, that stuff is cool.

But most people that join a real estate investing club, they want to make money.

So, how are you going to help them make money? Make sure you think about that and

make sure that you have an answer to that. Or you're going to be a club of one

for a long time. The next thing that you want to do is go to a website called

Meetup. M, like Mary. E-E-T-U-P. Meetup. Meetup.com is a great website where

you can already find groups. These are people... You can find any type of group.

You can find people there that like cooking pizza, that like talking about

poker. That love talking about Game of Thrones. Basically whatever your interest

is, there's going to be a group on meetup that already does that. So, this is the

ideal place for you to go and start getting into other groups for free. This

way, you can kind of see what other real estate investment clubs are doing and

you can start to take some of the things that you're going to put into your

investment club. And ethically steal some of their ideas, okay?

So, there's things that you're going like about one club that you don't like

about the next club. All you have to do is start joining these different clubs,

going to their meetups, seeing though they have to offer and then formulating

your club around what you're trying to do and some of the great things that

other people are already out there doing. And again, completely free to do this but

this is what you want to do because you don't have to reinvent the wheel.

You can just see what's working and do that. After you've joined all of these

great meetups and you're going to the meetings,

you want to then become what you are trying to look for. If you are looking

for other people that are investors and you're trying to bring people into your

investment club, the one thing (like I said) that you want to make sure that you

are is an investor. What is it that you're bringing to the table that they

would be interested in? And like I said, in most cases, people are looking for

profits. Now, many people have a job. So, they may not have time to flip a house.

Or they don't have time to put out bandit signs or send letters or whatever

it is that you guys are going to do to get properties. Well, that's where you

come in. That's the benefit that you offer to them. "I'm going to do X Y & Z. Or

I'm going to be able to split these things with you." Or "I have these investors

already that are interested." Or "I have these lenders already that are willing

to lend to me." Whatever it is that you have is probably something that they

don't have. So again, just like with wholesaling and fixing and flipping and

all the stuff that I teach you, you're a solution to their problem. And in many

cases, with a real estate investment club, people want property and they want

profits. So, make a way to give them property and profits and you got

yourself a club. And then last but not least, I need you to go to social media.

You got to go ahead you've named your group you got your great investment club.

Go to social media and set up your Facebook group. Set up your Instagram. Set

up your tik-tok, set up your YouTube. Set up all of your social media for your

investment club. Because you're going to need these things and it's also going to

bring credibility that you are an actual group. Now, I'm not telling you to go get

every single social media. You know what

I mean? If you're not going to be a person that's

going to be on twitter, Facebook, Instagram, tick-tok, don't get

all of those social media. But I kind of recommend you at least get 2. Now, you

get to pick and choose which 2 that you want to go with. You may pick 3.

But the key to it is creating the group and then posting about what you're

talking about so that you attract people to you that are interested in this. And

this is completely free and there's tons of people that are looking to be a part

of a group. You could target people that already have rental properties. You can

target people that are looking to get rental properties. You can target people

that want to fix and flip properties. And you guys are a fix and flip group.

Whatever the situation, there's so many different niches with inside of real

estate. And all you have to do is pick one and then get your social media

around that. So, that wraps up this episode and hopefully you get exactly
