How To Find OFF-MARKET Homes in Pennsylvania - YouTube

Hey everybody it's Rob from Vanguard  Realty Alliance. Today I'm going to talk  

about the four ways that you can find deals  before they hit the market and off market  

so you can get a great deal. If you're getting  good value from this content, please like this

The first option I'm going to discuss is getting  a search set up in the MLS. To do that, a realtor  

has to set that up in the actual MLS not Zillow,  Realtor or any other websites. Let me show you how  

that's done. You can see here, I'm going to set  up a residential search. Let's just do five miles  

of West Chester PA. Now I've got this box checked  here "coming soon" so you can see that that's  

going to show me stuff before it hits the market  so you can see all these coming soon statuses.  

Here these are not yet on the market and probably  haven't pushed out to like Realtor or Zillow yet.  

The cool thing is when you click on one, for  example, you can check out when is it coming,  

so you can see it's coming here on November  13th and today's the 10th so that gives you  

a heads up on what you're gonna do. Number  two is joining "coming soon" Facebook groups  

in your area. So let me show you a couple that I  belong to in my area and how that works. So here  

I'm on Facebook and I'm going to just type "coming  soon" and you can see a bunch of stuff's coming up  

here. You got Delaware County let's go to Chester  County just see what's going on. You can see this  

group has 6,500 members and a lot of these people  are going to be realtors that are posting up and  

then you might have a couple for sale by owners  that are going to be in here as well, but you can  

see stuff before there's a market in your Facebook  feed which you're probably looking at fair bit  

anyway and you know you can see also people are  posting in here i'm in search of something which  

brings me to my next point. Number three is  utilizing your network. People you know may  

be selling your house and you don't know it and  the way to put that out there is posting on social  

media and letting people know what you're looking  for. Your realtor should be networking with other  

realtors in their brokerage and elsewhere to  understand what's coming on the market. It's a  

sort of thing a lot of people overlook so you  can talk to your friends, talk to your family  

and find people that may be interested in selling  a house or maybe know somebody who's interested  

in selling a house and maybe that's going to work  out for you. The fourth and most aggressive option  

that I'm going to tell you about is actively  marketing for deals. This is something that I  

try to do when I'm trying to buy an investment  property or when i'm working with some clients  

that maybe know they want a specific neighborhood.  There's ways that you can do this. For example,  

you can set up a custom audience for  just people in the neighborhood and  

put a Facebook ad to them letting them know  we're interested in buying your house. There's  

a way I can collect all the names and addresses  in the neighborhood and call and let them know  

that I'm interested in, not I'm interested, that  I have a client interested in buying their home.  

You can also send letters. People drive around  dressed up as Disney characters and try to give  

out ice cream in a certain neighborhood because  they know they wanted to be in there and it worked  

so that's the important thing to understand that  this works all the time for investors and real  

estate buyers. It's a definite different level  of aggression but it's going to set you apart  

and it's going to help you find houses in a crazy  market. Anyway, I do this for my clients and it's  

a lot of fun and it's very interesting.  I'm a little more aggressive than average.
