about the four ways that you can find deals聽 before they hit the market and off market聽聽

The first option I'm going to discuss is getting聽 a search set up in the MLS. To do that, a realtor聽聽
[23]
has to set that up in the actual MLS not Zillow,聽 Realtor or any other websites. Let me show you how聽聽

that's done. You can see here, I'm going to set聽 up a residential search. Let's just do five miles聽聽
[33]
of West Chester PA. Now I've got this box checked聽 here "coming soon" so you can see that that's聽聽
[40]
going to show me stuff before it hits the market聽 so you can see all these coming soon statuses.聽聽

Here these are not yet on the market and probably聽 haven't pushed out to like Realtor or Zillow yet.聽聽

The cool thing is when you click on one, for聽 example, you can check out when is it coming,聽聽

so you can see it's coming here on November聽 13th and today's the 10th so that gives you聽聽

a heads up on what you're gonna do. Number聽 two is joining "coming soon" Facebook groups聽聽

in your area. So let me show you a couple that I聽 belong to in my area and how that works. So here聽聽

I'm on Facebook and I'm going to just type "coming聽 soon" and you can see a bunch of stuff's coming up聽聽

here. You got Delaware County let's go to Chester聽 County just see what's going on. You can see this聽聽
[78]
group has 6,500 members and a lot of these people聽 are going to be realtors that are posting up and聽聽
[84]
then you might have a couple for sale by owners聽 that are going to be in here as well, but you can聽聽
[88]
see stuff before there's a market in your Facebook聽 feed which you're probably looking at fair bit聽聽
[92]
anyway and you know you can see also people are聽 posting in here i'm in search of something which聽聽
[98]
brings me to my next point. Number three is聽 utilizing your network. People you know may聽聽
[103]
be selling your house and you don't know it and聽 the way to put that out there is posting on social聽聽
[108]
media and letting people know what you're looking聽 for. Your realtor should be networking with other聽聽
[112]
realtors in their brokerage and elsewhere to聽 understand what's coming on the market. It's a聽聽
[118]
sort of thing a lot of people overlook so you聽 can talk to your friends, talk to your family聽聽
[122]
and find people that may be interested in selling聽 a house or maybe know somebody who's interested聽聽
[128]
in selling a house and maybe that's going to work聽 out for you. The fourth and most aggressive option聽聽
[134]
that I'm going to tell you about is actively聽 marketing for deals. This is something that I聽聽
[139]
try to do when I'm trying to buy an investment聽 property or when i'm working with some clients聽聽
[145]
that maybe know they want a specific neighborhood.聽 There's ways that you can do this. For example,聽聽
[150]
you can set up a custom audience for聽 just people in the neighborhood and聽聽
[154]
put a Facebook ad to them letting them know聽 we're interested in buying your house. There's聽聽
[160]
a way I can collect all the names and addresses聽 in the neighborhood and call and let them know聽聽
[164]
that I'm interested in, not I'm interested, that聽 I have a client interested in buying their home.聽聽

You can also send letters. People drive around聽 dressed up as Disney characters and try to give聽聽
[174]
out ice cream in a certain neighborhood because聽 they know they wanted to be in there and it worked聽聽

so that's the important thing to understand that聽 this works all the time for investors and real聽聽

estate buyers. It's a definite different level聽 of aggression but it's going to set you apart聽聽

and it's going to help you find houses in a crazy聽 market. Anyway, I do this for my clients and it's聽聽
[195]
a lot of fun and it's very interesting.聽 I'm a little more aggressive than average.
