how I got in trouble. When I started investing聽 in real estate, I loved watching those shows.聽聽

Those flipped this and flipped those shows. And I聽 thought that I could do it too. So, in 2002-2003,聽聽

I started flipping houses in Atlanta with a聽 full-time job. Mind you, I was in my early 20s,聽聽

I had a pretty good job working at a mortgage聽 company. And there were people at the job聽聽

that were flipping houses. So, I thought, "I聽 definitely can do this too." But I did not know聽聽

what I was doing. I was not the person that I am聽 today. I never had any education in real estate,聽聽

I had never been to real estate school. I never聽 flipped a house. I just started doing it and聽聽

doing what my co-workers did. Ugh! I made so many聽 mistakes. But it was 2002, 2003, 2004 in Atlanta聽聽

and the market just kept going up and up. So, I聽 always made money on my flips even though I made聽聽

every mistake in the book. However, in 2008-2009聽 when the market crashed and we lost our jobs,聽聽

I lost everything. I literally ended up back聽 in my parents' basement broke, humiliated,聽聽

bad credit, multiple foreclosures, just a complete聽 disaster. It was awful. However, you're looking at聽聽

me today so this story ends well. I did figure聽 out how to start flipping houses the right way.聽聽

And today, I'm a millionaire. Let me show you how聽 you can do it too. Let's get into that part. So,聽聽

the biggest mistake that I made and聽 the mistake that you will not make is聽聽

you have to start with how much you pay for the聽 house. That is so important. If you spend too聽聽

much money or you buy the house at the wrong price聽 no matter how cheap you can fix the house or if聽聽

you fix the house yourself, you're not going to聽 make the profits that you are intending to make.聽聽

You need to be very clear that when you are buying聽 a house, you must buy it at a discount. In fact,聽聽

you really want to get the house at least a 30%聽 discount. Meaning, if the house retail values for聽聽

$100,000, you cannot pay more than $70,000 for聽 that house. You must get at least 30% discount聽聽

in order to make the profits that you want. I'm聽 telling you, just as a rule of thumb. You really聽聽

want to get at least a 30% discount when you buy聽 the house. But a successful flip starts way before聽聽

we're ever talking about granite countertops and聽 stainless steel appliances. We really need to聽聽

get focused on how much we spend on the house聽 and getting houses at a discount. This is the聽聽

important thing when it comes to flipping. So, let聽 me tell you how to do that. So, really quickly,聽聽

you can get a house at a discount by finding聽 someone with a property problem. In other words,聽聽

someone that's behind on their mortgage payment聽 or maybe they inherited a house they don't want.聽聽

Or maybe they got relocated and they need to聽 move. Maybe they got sick. Maybe the person is聽聽

elderly and needs to move into a convalescent聽 type of home. There's all different type of聽聽

situations that you can get a house at a discount聽 and help the person in the process. That's step 1.聽聽

You can advertise yourself or as a second option,聽 you can find a wholesaler. Wholesalers are people聽聽

that already market to people that are having聽 property problems. They get those properties聽聽

under contract and they market those properties聽 to investors for the sole purpose of making money.聽聽

Wholesalers work with investors. They literally聽 find properties at a discount for investors to buy聽聽

at a discounted price without having to find聽 or talk to these people with property problems.聽聽

You can simply reach out to a wholesaler, get聽 on their list, and start buying properties from聽聽

them because that way they will be at a discount.聽 Step 2, now that you have the house at a discount,聽聽

you need to fund your rehab. And this is so聽 important. You need to have the money to pay聽聽

for the renovation. In most of the cases we聽 talk about finding a house that has a discount聽聽

and rehabbing the house in order to increase the聽 value, this is a concept in real estate that we聽聽

call "forced appreciation". Meaning, we are going聽 to force their appreciation, we are going to do聽聽

something to actively increase the value of that聽 home. So, you need to find funding for this rehab聽聽

because you need to renovate the home in order to聽 increase its value. Even if the house is kind of聽聽

nice inside, it could always be updated. It could聽 have new paint, new carpet, new appliances. It聽聽

may not need a major renovation but you're going聽 to have to rehab it and force that appreciation聽聽

in some way by increasing the value. There's tons聽 of lenders out there that will lend for a rehab.聽聽

You can renovate it yourself using a hard money聽 lender and they will provide the funding. Or you聽聽

can get a loan, maybe a business line of credit聽 or a business credit card to fund your renovation.聽聽

multiple properties at a discount, not doing the聽 renovation yourself. So, just a piece of advice,聽聽

unless you're a professional. The next step,聽 you must stay on budget and on your timeline.聽聽

on budget and working my timeline were key. For聽 example, when you're putting together your flip,聽聽

you're going to say, "Okay, these are the聽 renovations that I'm going to do. This is聽聽

how much each thing should cost. And this is how聽 long it should take." You must stick to that. If聽聽

you need help, reach out to someone that already聽 has done flips so they can help you with this.聽聽

This is where so many newbies really mess up. They聽 blow their budget and they blow their timeline. Do聽聽

not do that. If you said you were only going to聽 spend $600 on a refrigerator, make sure you only聽聽

spend $600 on a refrigerator. Don't go into the聽 store and start buying nice or extra things. Stay聽聽

on your budget. Additionally, if you are supposed聽 to finish that flip in 6 weeks, you manage it so聽聽

that you finish in 6 weeks. It's so important for聽 your profits to stay on your timeline because like聽聽

I said, in the previous step, most likely you are聽 financing your flip. And every day, you are paying聽聽

interest on the money that you have borrowed.聽 So, it's pertinent that you stay on your budget聽聽

and on your timeline so that you have time to聽 sell the house and still make the profits that聽聽

you outline. Number 4, watch your project. Oh,聽 my gosh is this important. Like I said, because聽聽

you are not doing the work yourself and you have聽 hired professional contractors to do your work聽聽

like I said, you need to make sure you manage that聽 project. That is your role in the flip when it聽聽

comes to making massive profits. And someone that聽 makes massive profits with their flips, I became a聽聽
