Let's get crackin'.

All right, today I want to talk to you about something

that we rarely talk about, which are all the reasons
[17]
that you should NOT invest in real estate syndications.

And so, I've come up with the top four reasons

why you should absolutely NOT invest in syndications,
[32]
'cause they're not for everyone.

So, here are the top four in no particular order.

Okay, first, illiquidity.
[42]
Illiquidity means you can't pull your money out.
[47]
When you invest in a real estate syndication
[50]
or a group investment like this,
[53]
you can't just willy nilly pull your money out,
[56]
because you're investing with a group.
[59]
There's sometimes hundreds of other people
[61]
who are all putting their money together
[63]
to buy an asset like an apartment building.
[66]
So, it's not like investing in the stock market
[70]
or a mutual fund where you can say, eh, you know,
[74]
I think I need my money back in the next few days,
[78]
so I'm gonna sell my stocks and pull my money out.

And it's definitely not like a checking or savings account,
[85]
where at any time you can pull your money out,
[88]
move it somewhere, give it to somebody.
[90]
It's not like that at all.

So, when you invest in a syndication,
[94]
that money is illiquid for the length of that investment,
[99]
which is often around five years.
[102]
So, you have to be comfortable having your money
[105]
in the investment for five years, which is a long time.
[110]
So, that's the first reason not to invest in a syndication.

Okay, number two, the second reason you should not invest
[120]
is because there's a high minimum.
[124]
A lot of these syndications, most of the ones that we do,
[128]
have a minimum investment of $50,000,
[132]
which, to anyone, is a lot of money.
[138]
So, if you don't have $50,000 lying around,
[141]
or you're gonna need that money for a kitchen renovation
[145]
or your kid's going off to college in the next year or so,
[149]
then definitely do not invest that money in a syndication.

Okay, number three, number three,

the third reason that you should not invest
[162]
in a real estate syndication
[163]
is it's way different than investing in a rental property.

Most people, when they think about investing in real estate,
[172]
is they think about rental properties.
[175]
You buy a single family home, you rent it out,
[178]
and every month, you get those rental income checks, right?
[185]
But, investing in a real estate syndication
[189]
is way different.
[190]
It's an entirely different process.

And so it's not immediately intuitive,
[196]
it's gonna take some time for you to learn
[199]
all the ins and outs and the risks and all this stuff,
[203]
so it's very different.

So, for that reason, there's another one,

why you shouldn't invest in real estate syndications
[211]
is it'll take time to learn the process
[214]
because it's very different
[216]
from investing in rental properties.

And the number four reason not to invest
[224]
in a real estate syndication
[226]
is because you won't have control over the investment.

Now, if you're the type of person
[235]
who likes to make those strategic decisions,
[238]
likes to have their finger on the pulse
[241]
of everything that's going on with an investment,
[245]
absolutely do not invest in a real estate syndication
[249]
because as a passive investor,
[251]
you're really gonna be taking a backseat.

So, you're not gonna be able to make
[257]
those day-to-day decisions.
[258]
You're not gonna be on those phone calls
[260]
with the property manager.
[262]
You won't get those phone calls from tenants
[264]
or be able to screen those tenant applications.

In fact, you won't even get a vote.

You have to put all of your trust
[272]
into the sponsor team, the operator team,
[276]
who's going to be running the asset day-to-day.

And so, those are my top four reasons
[285]
NOT to invest in a real estate syndication.

Your money's gonna be illiquid,
[292]
you're not gonna be able to pull it out.
[294]
You got to invest a lot of money to get into it.
[298]
It's gonna be a very different process
[300]
from what people traditionally think of
[303]
as real estate investing.

And you're gonna have to put your trust in other people.

So, if those sound like deal breakers for you, stay away.

and so that's why I wanted to share these top four reasons

not to invest in a real estate syndication.
