[0]
play see we've touched on this already
[1]
but I want to go back to it because it's
[2]
I think is really interesting
[4]
you've worked I know with me and
[7]
probably with other people and other
[9]
organizations you have worked to house
[11]
homeless applicants before and some
[14]
really quite vulnerable people and know
[16]
some of the services that I preferred
[19]
over t you have been street sleepers
[21]
long-term rough sleepers veterans in
[24]
quite poor mental and physical health
[27]
conditions and they have been thrilled
[30]
to move into properties and thriving and
[32]
have that opportunity and that must be
[35]
for you as a letting and management
[37]
agents that must be that's going over
[39]
and above really are you taking on quite
[41]
a lot of work that's yeah you know
[43]
that's not the kind of thing you're
[44]
gonna give the paper to and never see
[46]
them again Hillary yeah just receive the
[48]
read yeah I don't know of any other
[55]
agent in much that does it that would be
[57]
honest and anybody we speak to what
[62]
those side that's a become very
[63]
rewarding and again I suppose if you are
[66]
using adequate referencing procedures
[68]
and you know rough sleeping homeless
[71]
person is probably not going to pass a
[72]
credit check you don't do anything yeah
[74]
that is always you care you can have a
[77]
look and speak to organizations who
[79]
upper house working with the tenant you
[81]
can as we've talked about in a previous
[82]
question you can look through potential
[84]
documentation that they might have and
[86]
try and explore their history so you're
[88]
not going to reference them in the same
[89]
way as you will know a traditional
[91]
applicant absolutely you don't still do
[93]
something to get better picture about
[95]
the person and and again got feeling
[98]
will tell you do I think this is gonna
[100]
work out
[101]
yes we again have an extensive list of
[103]
questions but they're they revolve
[105]
around mental health drinks drugs
[107]
support have you been imprisoned social
[110]
workers care
[111]
you know so we've got a full background
[112]
and they're always used a very honest
[115]
like probably some too honest and again
[122]
you know we've got to look at their
[124]
situation can we help them by first if
[127]
admin with a home but then not
[129]
supporting them all the time well you
[131]
know should they need anything now we're
[133]
gonna be able to communicate with them
[135]
and support them if you have an issue
[137]
because the last thing anyone wants to
[139]
do is set some room to fail and that's
[141]
that's the problem I've had it then when
[143]
asked when a secured housing for people
[145]
and have they not been ready or the
[147]
supports not been in place but I think
[149]
in allowing what you're doing at abode
[152]
you've just having this kind of small
[154]
subsection of your business but you know
[155]
reserved for this time group is
[157]
amazing it as you say I don't know of
[159]
any other agents in the local area that
[162]
provide that type of service and that's
[164]
really something I think that should be
[165]
shouted about yeah IRA do loads of
[167]
promotion of that there is also a soft
[171]
props bills aside for land losses you
[173]
know it's a business decision that we
[175]
made absolutely is the settle that we've
[177]
got is that these people can be sharing
[180]
and Lunn lost our friendship anything
[183]
from there so they're taking best man
[185]
yeah exactly taken a massive risk but
[187]
they are benefiting there almost
[189]
doubling rents in some cases absolutely
[190]
and that's the way that I work with
[192]
social property investment you know to
[194]
persuade investors and landlords to take
[196]
more vulnerable tenants or tenant or and
[198]
receipt of welfare it's about giving
[202]
them something of value on each side and
[205]
making sure that I mean we look to
[207]
maximize the profit and the
[209]
cost-effectiveness and then to mitigate
[211]
and minimize the risk so they think well
[213]
I'm gonna make loads of money and it's
[214]
actually gonna have but you know all
[216]
these the worries that I had have been
[218]
been thought about here as a way around
[220]
great you know so for all the worries to
[223]
have it so we're completely transparent
[225]
like this is what you're getting and
[227]
this is what could happen
[228]
on the other side this is what you'll be
[230]
achieving on your rental income yeah
[232]
the decisions yours yeah wonderful we've
[236]
had some really good success stories
[237]
yeah I think I mean I hope that can be
[239]
visit you yes Tracy because I quite like
[241]
really I put some articles out about how
[244]
those processes were works in the long
[246]
term and how maybe landlords can
[248]
replicate those types of projects
[250]
because if there's obviously huge need
[251]
yes there was a massive need and it does
[253]
work it doesn't work all the time but it
[256]
does work yeah another habit Cisco
[257]
supper fantastic well I make sure I
[259]
refer any of my landlords that come
[261]
through to me now because I'm not
[262]
managing anymore so that's why works
[263]
very well
[272]
