no license at all to a luxury real estate agent.聽 I'm going to share with you my biggest secret to聽聽

getting high-end clients right out of the gate.聽 And I'm going to share with you how my student聽聽

landed a luxury real estate client in less than聽 30 days of getting their license. So, let's talk聽聽

about the real estate business. When it comes to聽 buying and selling real estate, many of you guys聽聽
[62]
already know that we have real estate agents that聽 represent buyers and sellers. But let me quickly聽聽
[68]
explain to you the whole process. As a real estate聽 agent, I'm licensed in Texas and in Florida. And聽聽
[73]
in fact, I actually used to be licensed in Georgia聽 also holding 3 licenses in 3 different states.聽聽

I can tell you that each state is different. Real聽 estate agents are licensed in the state that they聽聽
[84]
work and live in. There are 9 states that will聽 allow you to have a license in a different state.聽聽

Florida being one of them. I literally got my聽 Florida real estate license while I was living聽聽
[94]
in Virginia. But in most cases, you need to live聽 in the state that you are going to be selling聽聽
[99]
houses in because the real estate commissions,聽 the people that regulate and give out the real聽聽
[105]
estate licenses, they are state agencies聽 and every state has their own agency. So,聽聽
[111]
the process to becoming a real estate agent is not聽 very difficult. But there is licensing testing and聽聽
[118]
continuing education that occurs. When it comes to聽 having a real estate license, real estate agents聽聽
[123]
will represent either sellers or buyers. As a real聽 estate agent, you can say, "I'm going to represent聽聽
[129]
buyers. And I'm going to drive them around in my聽 car and I'm going to help them find a house. And聽聽
[133]
then when they buy a house, I'm going to be paid a聽 commission." Or you can work with sellers. People聽聽
[138]
that are looking to sell their homes and you can聽 go to their homes give them your presentation,聽聽
[143]
stick a sign in front of the house. And then when聽 the house sells, you will receive a commission.聽聽

However, as a real estate agent, you are not聽 actually receiving the commissions. You are聽聽
[152]
receiving your commissions through the broker.聽 So, let me explain that process for you because聽聽

this is what you really need to understand before聽 you can become a luxury real estate agent. As a聽聽
[162]
real estate agent, you actually are employed or聽 kind of work for you're a contractor of a real聽聽
[168]
estate broker. Let me break that down for you.聽 So many of you have seen these big names like聽聽

Remax or Keller Williams or Century 21 or Exp聽 Realty which is the brokerage that I'm with.聽聽

These are large brokerages that employ (and I use聽 the word employee loosely) real estate agents.聽聽

Meaning, when you're a real estate agent, you聽 must hang your license with a broker. You must聽聽
[192]
get your license and you must work under a broker.聽 You cannot just say, "Oh, I have my real estate聽聽
[196]
license now. I'm going to have my own real estate聽 company and represent buyers." In every state聽聽
[202]
in the United States, this is prohibited. You聽 must hang your license with a broker. He or she聽聽
[208]
will supervise all of your transactions. Now,聽 I said employ because you are not an employee聽聽
[214]
of a real estate broker. You are an independent聽 contractor. As real estate agents, we are able聽聽
[220]
to set our own hours, our own schedules, and聽 more importantly, our own pay. We can do as聽聽
[226]
many deals as we want and get commission or we can聽 do as few deals as we want and get a commission.聽聽

But in almost every case, we have to pay a fee聽 to our broker to hang their license. Plus we must聽聽
[237]
also pay local fees for the real estate board and聽 national fees. Actually, there's 3 --local state聽聽
[244]
and national fees that need to be paid to continue聽 to have your real estate license. Additionally,聽聽
[249]
you'll have to keep up your continuing education.聽 So, that's how the system works. Now, let's get聽聽
[254]
into the fun part. In order to get a real estate聽 license, you are going to have to go through聽聽
[258]
what's called pre-licensure education. Meaning聽 before you get your license, you have to do聽聽
[264]
education. For example, in most states, you have聽 to do 120 to 210 hours of pre-licensure education.聽聽

Meaning, you must go to real estate school and聽 pass their tests. And then once you pass their聽聽
[277]
test and graduate from real estate school, you聽 will have to pass your state real estate exam.聽聽

Pretty easy, not very difficult. In most cases,聽 real estate school will cost you between $200 and聽聽
[289]
$1,000. And the test will cost you between $200聽 and $1,000 as well for each state. It's a very聽聽

simple process and I was able to get my license聽 in most cases in about 1 to 2 months, okay? Even聽聽
[302]
while working a full-time job. Because nowadays,聽 most of the real estate school is online. You're聽聽
[308]
able to do it at your own pace. And if you're a聽 dedicated and committed person like Noelle was,聽聽

you can actually get your license completed very聽 quickly. So, once you get your license, now as聽聽
[318]
the fun begins. You can decide who do I want to聽 help with my license? Do I want to help buyers and聽聽
[324]
help them and drive them in my car and show them聽 houses? Or do I want to help sellers sell their聽聽
[328]
home and put signs in front of people's houses?聽 Let's talk about that. So, as I stated before, you聽聽

need to decide: Do you want to work with buyers聽 or do you want to work with sellers? Well, like I聽聽

said, I've had my license now for over 14 years. I聽 first got my license in Georgia in 2006. And when聽聽
[344]
I started, I started with buyers. I'm going to聽 tell you why. Working with buyers as a new agent聽聽
[350]
was very easy for me because they weren't聽 really very educated. They just wanted a house.聽聽
[354]
I was able to go look into the MLS and find them聽 what they needed. I had a car and I was ready to聽聽
[360]
go. But as an agent, that works with sellers, you聽 usually have to be a little bit more established.聽聽
[364]
People want their home sold by someone that is聽 good at selling houses. So, they try to find the聽聽
[369]
top agent in the neighborhood, the one with the聽 billboards, the one that's popular they want to聽聽
[374]
go to the person that they think is going to be聽 able to sell their house the fastest and for the聽聽
[378]
most money. So now, that you know that, you can聽 take this information and decide do you have the聽聽
[383]
expertise to start working with luxury buyers? Or聽 do you have the expertise to start working with聽聽
[388]
luxury sellers? Like I said, one of the mistakes聽 that I made when I first got my license, I just聽聽

worked with whoever I could find and I started聽 working with buyers. I drove myself crazy. I was聽聽
[399]
taking clients, people that weren't pre-approved聽 for a mortgage. I was driving people around in my聽聽
[403]
cars when I shouldn't have been. I was showing聽 people 10, 20, 30 houses. However many houses聽聽
[408]
they wanted to see, I would show them. Again, I聽 was a complete disaster as a real estate agent.聽聽

And most people are. So, let me tell you聽 how you can avoid that mistake altogether.聽聽

Start off with your niche. If you are going to聽 work with buyers, work with luxury buyers. If聽聽
[425]
you're going to work with sellers, work with聽 luxury sellers. You do not have to escalate or聽聽
[430]
grow to be able to work with people that have聽 high wealth. I'm going to tell you some secret聽聽
[434]
ways where you can fit in immediately. But you do聽 not have to make the mistake of thinking, "I'm a聽聽
[439]
new agent. I have to work with people that are you聽 know low income or regular or average" or whatever聽聽
[446]
you want to say. And that is absolutely not true.聽 iI you want to work with million-dollar clients or聽聽
[451]
people that are looking for half a million dollar聽 or 2-million dollar homes, trust me, you can do聽聽
[455]
it. You just have to get some specific information聽 and I'm going to tell you how to do that. So,聽聽
[460]
the fastest and easiest way to get luxury clients聽 is to make this your niche (whatever you want聽聽
[468]
to pronounce it). That is the key. Most people聽 do not get luxury clients because they are not聽聽
[473]
looking for luxury clients nor have they marketed聽 themselves as a luxury real estate agent. But the聽聽
[479]
people that do that say, "This is my niche. This聽 is what I do" and become educated in what people聽聽
[484]
that are luxury are looking for, those are the聽 people that get luxury clients and are successful.聽聽

Like I said, the biggest mistake on why people聽 don't get luxury clients and don't sell high-end聽聽
[494]
homes is because they don't try. They think that,聽 "Hey, I need to start off here and then I'll get聽聽
[500]
to there." But that's not true. You can start聽 anywhere you want in real estate. You can start聽聽
[506]
off with commercial real estate. You can start off聽 selling malls, strip malls, assisted living homes,聽聽
[512]
land, apartments. Again, it's wide open and you聽 get to decide what it is that you are going to聽聽
[518]
do. Once you've made that your decision and then聽 you just have to learn what it is that your luxury聽聽
[523]
clients are looking for. And here are some tricks聽 for that. Okay. So, before I get into my last聽聽

here is the big way that you really can get into聽 luxury clients and the thing that I did not know.聽聽

You have to become that. I know, it sounds a聽 little bit weird to you but literally driving a聽聽

nicer car, going to nicer neighborhoods, driving聽 through those neighborhoods, learning the price聽聽

points, learning how many bedrooms, learning the聽 type of materials that they put in those homes聽聽

will set you apart from everything else. I know it聽 sounds so cliche to say go buy your Mercedes and聽聽
[563]
then you'll get other clients with the Mercedes.聽 But I'm being honest with you. That's really how聽聽

it works. Most of your wealthy clients are going聽 to want to work with someone who is also wealthy.聽聽

They're going to want to work with someone that聽 is also knowledgeable. They're not going to want聽聽
[576]
to work with someone that is in poverty or that聽 hates rich people or has negative things to say聽聽

about wealth and money. They're going to want to聽 work with someone that is like them. Someone that聽聽

dresses nicely, speaks well, drives a nice car聽 and knows about the things that they know about.聽聽

So, if you are used to project homes and you don't聽 know anything about luxury granite countertops and聽聽
[600]
paints and things like that, all you have to do聽 is get on the computer and learn about it. Same聽聽
[604]
thing. If you have a Honda Accord, yeah you might聽 have to trade in that Honda Accord for C-class聽聽
[609]
Mercedes. Yeah, it works. I know it sounds crazy聽 but this is information that I literally learned聽聽

way too late in the game and something my mentor聽 taught me. He literally told me, "If you want to聽聽
[620]
make a million dollars, get a Bentley and聽 start going to play golf." And he was true.聽聽

He was absolutely correct. I have met so many more聽 wealthy people by acting and becoming wealthy and聽聽

going to where they were and listening to what聽 they're saying instead of saying, "Oh, rich聽聽
[636]
people are evil and they're dumb. And they're just聽 keep their money." Instead of putting that luxury聽聽
[642]
into a bad negative light, I started embracing聽 it and going to learn more about what they were聽聽
[647]
doing culturally --what type of homes they like,聽 what type of things they liked in their homes.聽聽

And even before I ever had any of those things,聽 I was able to get luxury clients and I've been聽聽

able to teach my students to do the exact same聽 thing. Now again, I'm not going to tell you to聽聽

go into debt and fake it until you make it聽 or anything like that. But at the same time,聽聽

you got to get in the game. If you want luxury聽 clients, you yourself have to become luxury. Okay,聽聽
