themes a little bit of a tirade about

why people rent rather than own let's

the topic i'm sure uh yeah i remember

all that i also said that i would uh

teach people how it's cheaper to own

even if the the mortgage payment is a

little bit higher right it's still

cheaper to own

okay let's hear about it okay uh well

the mistake the first mistake that
[46]
renders make is what they do is they
[47]
compare the check that they write for
[49]
their rent to the check that they write
[52]
to a mortgage payment and they value
[53]
those or they weigh those dollars

equally the problem is that they're

wrong

what does a rent check get you it gets

you exactly two things it gets you a
[60]
roof over your head and a key that opens

the front door for 30 days right that's

it that's all you get so let me ask you

this right is that money invested or is

that money thrown away

uh clearly i've been there earlier in my

life that money is thrown away

okay now i let me ask you if i gave you

a third option said it was set on fire

would you choose that one no thank you

okay all right so mortgage payments on

the other hand they're quite a bit

different they're making they're even

though it's one check it's still made up

of four parts principal interest taxes

and insurance so i'll go through each

one of those the principle this is the

portion where you're actually the

portion of your payment that actually

goes toward buying down the loan that's

actually being invested in the asset

that you own you have to think about it

like a forced savings account it's still

your money it's an investment in

yourself it goes from your checking

account into your asset that you own

it's still your money and then you have

the interest this is just the cost of

borrowing the money however there's a

silver lining with it it's tax

deductible that's a big deal and then

the t that's the taxes the property

taxes i know there's renters out there

saying i don't pay property taxes now

yeah you do it's just building your rent

so then you have the property taxes

that's also tax deductible and the last

eye that's just insurance that's just

the insurance policy you have to have so

unlike rent

there are big payment big benefits in

making that mortgage payment which might

be higher remember that principle it's

not really an expense you're investing

it in yourself and then the interest

portion of it or in the tax deductible

portion of it that's huge and i know it

hardly seems fair but people who own

homes pay considerably less income taxes

than people who rent because they get

those big tax benefits so when you

factor in those advantages even though

your mortgage the check you write each

month might be more expensive it's

actually cheaper to rent

and of course that's going to be fixed

for you in in most cases for the life of

your loan and so it's never going to go

up and you were talking in our last

segment about reds going up maybe as

much as 15 percent in this coming year

and there's nothing you can do about

that nope no just keep going up forever

all right so um one of the things that i
