just to kind of show you the psychology

and a different way to look at pulling

lists and how to find lists within any

all right so we're going to go ahead and

get started with batch leads and i'm

going to show you how to pull these
[38]
niche lists of motivated sellers in any
[41]
given market nationwide so first thing
[43]
we're going to log in to our batch leads
[45]
account

and need to make sure you have the list
[48]
search activated so we're going to click
[51]
here and then you're just going to put
[52]
your market and what's really great is
[55]
you can totally virtually wholesale
[57]
through here

so

we'll save that for another video but we

are going to pull a niche list from
[65]
phoenix arizona so our first list is
[69]
going to be
[70]
high equity tired landlords now tired
[74]
landlords are basically properties that
[77]
have been owned for 10 or more years and
[79]
they're built before 1990 so the
[81]
psychology behind that is they probably
[84]
have a lot of equity within their home
[86]
they've owned it for a very long time
[88]
and they probably need a lot of work
[91]
done to it as well so that definitely is
[93]
a motivation and a pain point uh so
[95]
we're going to go ahead and dive in

so we are going to go up to the filter
[101]
and again we're in the phoenix arizona
[103]
area if i want to here i'll change it to
[107]
the map version

but let's zoom out really quick i'm

going to show you how to use the
[111]
boundary tool

so right now it's just kind of picking
[115]
up

these properties in phoenix but maybe i

want some of the metro surrounding area

i can just zoom in here and we can kind

of grab maybe

this section

so i'm getting a little bit of

scottsdale and tempe in here you can

also search by zip codes so if you have

a very specific market you have very
[135]
specific zip codes you're looking for go

ahead and plug those into the search bar

and it'll just pull up properties within
[142]
that specific boundary of zip codes

so i'm going to grab this and then now

we're going to go up to filter

and we are going to

go to

classification i want to make sure that
[159]
these are residential properties okay
[161]
you can even
[163]
you know if you just want single family
[164]
homes you can just make sure that you're
[166]
pulling those guys

we are going to go to ownership info

and i am going to put 10 years

10 or more years owned

and then we are going to go to valuation
[180]
and equity

and i'm going to make sure that it's 40
[185]
or higher equity that's kind of the
[187]
sweet spot there because you want to
[189]
make sure that these properties have
[191]
enough equity so that way you can make a
[192]
deal happen with them so if it's too low
[195]
of equity then it's a little too tight

there's not much motivation there for
[199]
that seller so 40 tends to be that sweet
[202]
spot all right so high equity what that
[205]
means if you're brand new to wholesaling
[206]
basically that means if they bought a
[209]
property for a hundred grand and they
[211]
have 40 equity that's how much cash they
[214]
would walk away from so if they sold
[216]
that property that seller would have 40
[219]
grand in their pocket after selling that
[222]
property so that's equity it's just the
[224]
amount of cash flow that that person
[226]
makes after
[228]
selling their property
[229]
so we put 40 in here uh next step is
[233]
just to make sure that this is
[235]
individually owned because we want to
[237]
exclude any potential cash buyers or
[239]
investors
[240]
so i put individually owned here and
[243]
then the last filter i'm going to place
[245]
on this list is to make sure that it's
[247]
off the market there's no point in
[250]
really messing with any active listings
[253]
you know because they're trying to get
[254]
top dollar for it so and we want
[256]
discounted properties so we're going to
[258]
put off market and we're going to go
[260]
ahead and click apply

now one thing is if this list is a
[264]
little bit too big like i still have 32
[267]
000 properties we're just gonna keep
[269]
adjusting the years owned and then maybe
[272]
we'll keep up upping the equity as well

so i'm so right now this is a little too
[277]
big for me so we're just gonna go ahead
[279]
and keep upping that ownership info okay

let's see here let's go let's try 15

and just think the longer it's been

owned the more work it probably needs

done

valuation equity let's maybe go up to 45

and we'll just keep dwindling that down

perfect so now another thing that we can

do is we can use some of these quick

filters down below to add just another
[311]
layer of motivation or another pain

point

so we could

let's see here we have out of these 20

000 tired landlords with high equity we

also have 2700 absentee owners in this
[325]
list and then we have 141 vacant
[328]
properties so let's go ahead and
[332]
put

absentee owners on top of it and then
[335]
we'll go ahead and grab this list so if

you're brand new to wholesaling absentee
[339]
owner just means that the owner of the
[340]
property lives somewhere else so
[343]
you know if you're thinking behind that
[345]
filter
[346]
this is obviously an extra property for
[348]
them right that they have a ton of
[351]
equity in they've owned it for a long
[353]
time 15 or more years
[355]
so it probably has a lot of work they
[356]
have money that they can cash in on and
[359]
maybe they're just ready to get rid of
[360]
that extra property
[362]
so we're going to go ahead and select
[364]
all and we're going to add this into our
[366]
database so that is list number one is
[369]
tired landlords with high equity okay so

we're going to go ahead and select this
[373]
list i'm very happy with it so i'm just
[375]
going to select all okay and then we're
[379]
going to click add
[380]
and i'm going to add it to my tired
[383]
landlord list

and then i'm going to create a tag which
[388]
is essentially just a file folder that
[389]
holds all 2700 of these properties
[394]
so i'm going to say where it's from so
[396]
this is phoenix arizona
[398]
metro area
[400]
and then i'm just going to put the
[403]
filters that i put on top of this list
[405]
so it was high equity
[408]
tired landlords
[410]
and absentee owners
[413]
and then today's dates
[417]
and then i'm just going to save it and
[418]
download all of those properties
[420]
straight into my database

all right so list number two for you
[427]
guys this is going to be 65 and older
[431]
high equity
[432]
so we again are just going to pick a
[435]
location
[437]
so i'm just going to put in again
[439]
phoenix arizona just to keep this nice
[441]
and easy
[442]
click search

and we have pulled up all of our
[447]
properties
[448]
so now i'm going to go to the filter and

we're going to go down to demographics
[454]
and we are going to make the minimum age
[456]
65.
[458]
so the idea behind this list is we are
[462]
looking for people who are getting ready
[464]
to retire and we're not only going to
[466]
choose 65 and older we're also going to
[470]
change the square footage and we're also
[471]
going to change the amount of stories
[474]
and then obviously high equity as well
[476]
so

we are going to put that on there and
[479]
then i'm going to go up to property
[481]
characteristics
[482]
and make sure that it is residential
[487]
single family
[490]
and then square footage i'm going to put
[492]
minimum of 2 000
[496]
and then minimum of two stories
[501]
and then we'll go to high equity
[504]
and we'll put
[506]
40

high equity there

so

maybe they're wanting to downsize

they're getting ready to retire they
[513]
want to cash in on their equity on their
[515]
property these are all

really great ways to really niche down a
[520]
list and find those motivated sellers in
[523]
any given market all right i almost
[525]
forgot two other filters so we are gonna
[527]
go back and edit this list so we are
[530]
going to make sure that it's off market
[533]
and then we are also going to make sure
[536]
that it's individually owned
[539]
so

just to recap we have 65 and older 40
[545]
higher equity it's individually owned so
[547]
that way we can you know we make sure
[549]
that we're not pulling any potential
[551]
investors things like that it's off
[553]
market so it's not an active listing
[555]
they're not actively trying to sell it
[558]
over 2 000 square feet and over two
[560]
stories and then we're making sure that
[562]
it's single family
[564]
so i'm gonna go ahead and apply these
[565]
guys and again we're just niching down
[568]
these lists so this is a wonderful size

so we've got about two thousand
[572]
properties
[573]
and then out of these two 2000
[575]
properties i can see that i'm also going
[577]
to get 50 expired listings 169 absentee
[582]
owners five pre-foreclosures
[585]
eight vacants one tax default and so on
[588]
so i am very excited i'm just going to
[590]
go ahead and select all of this and then
[592]
add it to my database just like we did
[594]
with the first list and then just
[596]
organize it
[598]
all right so our third list is going to
[600]
be unknown equity so everybody focuses
[603]
on high equity and sometimes it'll be a
[606]
very overused list so unknown equity
[610]
what that is is it means that it's been
[611]
owned for so long usually it was
[614]
recorded back in the 1900s that um it's
[617]
paid off by now and but nobody really
[619]
knows how much equity is in it they
[621]
don't really know how much they bought
[623]
it for because it was so long ago so
[625]
we're going to go ahead and dive into
[626]
batch leads and i'm going to show you
[628]
how to pull that list
[630]
so you're just again going to search
[632]
whichever market
[634]
we're in phoenix arizona
[636]
and
[637]
we are going to go up to the filter and
[640]
we're just going to put our basic
[642]
filters on first so
[645]
we are going to make sure that it's
[647]
individually owned
[648]
that it's off market
[651]
and then i'm just going to go ahead and
[653]
click apply
[656]
and one other thing too when people are
[658]
searching for high equity it actually
[660]
excludes all unknown equity from that
[663]
search so like i mentioned earlier these
[665]
are
[666]
hardly ever hit as much as the high
[668]
equity ones so as you can see here
[671]
we have made this off market it's
[674]
individually owned we clicked apply and
[676]
now we have 290 000 properties we're
[679]
going to go to this unknown equity
[681]
filter
[682]
and this is still a little bit big for a
[684]
list so we're just going to add some
[686]
more motivation and just kind of niche
[688]
it down a little bit so i'm going to go
[690]
back up to the filters and let's go
[692]
ahead and see if we can find any
[694]
absentee owner unknown equity so i'm
[697]
going to go up to occupancy status i'm
[699]
going to click absentee owner that lives
[702]
in state
[703]
and then i also want the out of state
[705]
absentee owners too so let's see what
[707]
this does

okay so that changed our unknown equity
[712]
to about 4 400
[714]
so that's pretty good so we can go ahead

and select this list and if you'd like
[719]
you can keep on adding even more

motivation or filters through here

but um just keep in mind unknown equity

is an incredible list again it gets
[728]
overlooked all the time because when
[730]
people put in any sort of equity like 40
[734]
or 30 or whatever um it's going to
[736]
exclude all of those unknowns from those
[739]
