prices, where to buy a home

And every single time I do, I get requests

about doing a video about rent
prices in the United States.

Housing costs vary from state to state.
[21]
Rent prices across the
United States are increasing
[23]
as the economy gets back on its feet
[25]
and more people have jobs.
[27]
The US rental market has
seen an increase in demand
[30]
for apartments and house
rentals over the last decade.
[33]
Renting is often seen as more
affordable than buying a home.
[36]
Rent prices in major
cities and metro areas
[39]
around the US are becoming
increasingly expensive.
[42]
Millennials in general, aren't
as big into buying houses,
[45]
as let's say the baby boomers and gen Xer.
[48]
They just would rather rent it seems like.
[50]
Anyway, things have been
increasing until COVID hit.

That sort of dropped
rental prices a little bit,
[55]
but now they're starting to increase again
[57]
as we come out of the pandemic.

The average monthly rent
[60]
for a one bedroom
apartment in 2021 is $1098.
[65]
That was the very beginning of 2021
[66]
and it should increase
as the year goes on.

Today's list is from the
US census community survey.
[72]
It detailed the average
rent prices in each state.
[74]
If you're living in a major
city in one of these states
[77]
it might seem a little bit off.
[79]
Remember, this is the state's average.

Today we're going to look at the states
[82]
with the cheapest rent on
average in the country for 2021.

All right, let's take a look.

Number 10, Oklahoma.
[90]
The Sooner State is one of only 20 states
[93]
in the country that have an average rent
[95]
for one bedroom that is under $1000.
[98]
Not sure how much longer this will be
[100]
as Oklahoma and Oklahoma city become more
[102]
and more popular with
Californians fleeing California
[105]
which always makes the locals excited.
[108]
When you get more Californians
in, everyone's excited.
[110]
They bring in more money and new ideas.
[113]
And we all know how
Oklahoma likes new ideas.
[115]
The average rent for a
one bedroom apartment
[117]
in Oklahoma is $815 a month.
[120]
If you get out of the
big cities like Tulsa
[122]
and Oklahoma city, you
start seeing rent on average
[125]
around $674 a month.
[128]
35% of the population rents in Oklahoma.

Number nine, Montana.
[134]
Montana is a fairly inexpensive
state all the way around.
[137]
Renting or buying is
considered very affordable.
[140]
And only about 17% of the residents
[143]
in Montana actually rent.
[144]
Not a lot of apartments are there to rent
[146]
but the entire state must've found a sale
[148]
on double-wide trailers
[149]
and they got plenty of them for rent.

The average rent for
Montana is $810 a month.

But when you get outside
[156]
of what they consider bigger cities,
[158]
Billings, Missoula, Bozeman,
you start seeing rents get
[162]
somewhere around $700 a month
[164]
for a one bedroom apartment.

This is another state that
is starting to see a lot
[168]
of Californians show up at the front door.

So prices are bound to go up.

Number eight, Ohio.

The Buckeye State doesn't have
the problem a lot of states
[178]
on this list have, which is
Californians moving in there
[181]
and raising the prices.
[182]
Actually, they don't have
anyone moving in there.

There's like an exit only type
[186]
of situation going on in Ohio.
[187]
It's almost like they
took away the welcome sign
[190]
as you enter Ohio and just put
a big middle finger up there

or something like that and give people
[194]
the idea we don't want you here.

Reality is they do want you there.

It's just, no one's going to Ohio.

I shouldn't say no one.

I'll be going there October 31st.

And that's only for a couple of days.

So I could see the
Pittsburgh Steelers play

the Cleveland Browns, but
trust me, within hours after

the game I will be on a
plane heading back home.

The average rent in Ohio is $808 a month

for a one bedroom
apartment that is not bad.

That's from the census.

I did see other reports
where it was a lot lower.

So it's kind of weird.

I did see one report that
said the average rent

for a one bedroom
apartment in Ohio is $675.

So I don't know.

I'm going with the census at their 808.

Number seven, Alabama.

I give the Hart of Dixie a hard time
[235]
on my channel quite often,
and maybe it's unfair

but they got a lot of backwoods
places that need some help

and they need their politicians
to do the right things.

Some of their cities are amazing though.
[246]
Huntsville, Mobile, parts of
Birmingham and Montgomery,
[250]
they all have nice things.
[251]
It's just some of their backwoods towns
[253]
are a little too backwoods
for most people's liking.

But like most of the states on this list,

it's a very affordable place to live.
[259]
Not just in housing,
everything, their cost
[261]
of living is pretty low.

For a one bedroom apartment in Alabama,
[265]
you're looking at $792 a month.
[268]
I looked up Huntsville on apartments.com
[270]
and you could find nice places
[271]
for about 852 thousand bucks.
[275]
Somewhere in there, you get
a really nice place to live
[277]
but their average is 792.

Number six, Iowa.

Not a lot of people are
moving to the Hawkeye State
[285]
even though it's really inexpensive.
[287]
I've said before, if you want
a quiet life, Iowa is great.

If you're looking for a nightlife
[292]
or a lot of things to do look elsewhere.

The hardest part about
moving to Iowa is actually
[297]
telling your family you're moving to Iowa.
[298]
They'll all give you that look
[299]
like you got a really bad haircut
[300]
and they just kind of
look at you for a second.

They don't want to say anything
[303]
but you could tell in
their eyes, they're all,
[304]
"Are you off your medication?"
[306]
If you do decide to move to Iowa,
[307]
I would suggest bringing a job
[309]
like a remote worker
or something like that.

This is a great place for that.

You got a low cost living
and low rent prices.

If you want a one bedroom
apartment in Iowa,

you're looking at $789 on average.

I looked at Des Moines, Iowa
just kind of get a grasp

of what's going on
there on apartments.com.

They've got a lot of really
nice apartment complexes
[329]
that have sprung up I'd say
[330]
within the last five or six years.

Those can get a little above
the average, but not terrible.

I mean, I was looking at,
most of them were right
[337]
around 850 to $950 a month.

That was in the newer places.

Number five, Mississippi.

The Magnolia State is
definitely a state you want
[348]
to have a job lined up
or be able to bring a job
[350]
with you before you actually move here.
[352]
They don't have many jobs to go around.
[354]
Now that helps out with a
couple of different things
[356]
low housing prices and a low cost living.
[359]
There's so much that
goes into Mississippi.
[360]
That's just part of it.

Poverty is one of the
other things that goes
[363]
into Mississippi and they
got a lot of that too.

31.8% of the residents in
Mississippi actually rent
[369]
where they live which
is a very high number

when you consider how
cheap housing is here

both rent and owning a home.

The average rent for a
one bedroom apartment

in Mississippi is $780 a month.

Number four, Kentucky.

Not a lot of people are moving
[387]
to the Bluegrass State these days.

So it doesn't matter how low the rent is.

Well, maybe it does.

It just hasn't got so low
[393]
that people actually moved to Kentucky.

The only states that show
any really good migration
[398]
into Kentucky are border states.
[400]
States that surround
Kentucky are pretty much
[402]
the only people moving in there.
[404]
I mean, sure, from other
states too, but not that many.

A couple of months ago,
I was doing a video

on states that are losing population.
[410]
And while I was researching
that I came across a study
[413]
where they asked people
why they were leaving
[415]
the state they were in and it
always went the same thing.
[418]
Job, cost of living, traffic and taxes.
[422]
Kentucky was only one of two states
[424]
where the residents said
politics or politicians
[428]
in their top four.
[429]
Kentucky is the third worst
when it comes to jobs.
[431]
They also have some of the lowest
[433]
on average wages in the nation.
[435]
So obviously it's going
to be cheap to live here
[438]
and it definitely shows
that by their rent prices.

The average rent in
Kentucky is $763 a month

for a one bedroom.

Number three, South Dakota.

This one was the first one
that kind of surprised me.

South Dakota has become
a very popular state
[454]
in the last five or seven years.
[455]
A lot of people are moving in there.
[457]
They don't have an
incredible amount of crime,
[459]
decent cost of living.
[460]
They do have an
uncomfortably high percentage
[463]
of fathers wanting DNA tests at delivery.

I thought that was weird.
[467]
South Dakota isn't
knocking it out of the park
[469]
with really good jobs so
if you're a remote worker,
[472]
this might be a good option.

You know, you might have to worry
[474]
about some pretty cold winters.

They get cold there but other than that,

South Dakota is not a bad state.

The average rent in South
Dakota is $747 a month.

Number two, Arkansas.

I think we all knew this
gem was going to be here.

You know, there's a rule of life.
[491]
South Dakota kind of broke
that rule on this list

but the cheaper you are the more you suck.

That's just how the world works
and Arkansas is very cheap.

They got tons of crime
and tons of poverty.

They don't have a lot
of good jobs other than
[504]
the northwest corner of the state.

So of course, things are going

to be a little bit cheap here.

Their cost of living is
pretty low and their rent
[510]
and houses are really low too.

The average rent for one bedroom

in Arkansas is $745 a month.

And number one, West Virginia.

That's right.

The great state of West
Virginia or the Mountain State,

whatever you want to call it
is the cheapest place for rent

in the United States.

I love West Virginia.

Been there a few times.

Charleston's one of my
favorite cities to go to,

have a beer, relax, hang out with friends.
[548]
I love Charleston and
I love West Virginia.

They do have some problems
don't get me wrong
[552]
and I brought them up
many times on other videos
[554]
that West Virginia has been in bad shape
[556]
for a very long time because
the loss of coal industry
[559]
the opioid crisis, and
just so many other things.
[562]
They have so many backwoods little towns.
[564]
That helps bring down
just about every stat
[567]
that West Virginia has.
[568]
Let me put it to you this way.

If you could buy backwood
towns, West Virginia is
[572]
where you'd go to buy them in bulk.
[574]
They've got that many, but
the cities like Huntington,
[577]
Morgantown and Charleston are great places
[580]
to visit or live I'd say.

Harper's Ferry is pretty
nice place to visit also
[584]
that's a very historic little town.

But with all its problems,
[588]
West Virginia has an
extremely low cost of living
[591]
and even lower property and rental costs.

The average rent in West
Virginia is $725 a month.

$20 drop from Arkansas.

I thought Arkansas was cheap,
but I looked at apartments.com

for Charleston, their most expensive city.

And honestly you can get
really nice apartments
[609]
that have been built
within the last 10 years,

cool that whole bit and
it might run you 850.

It goes up to about a
thousand in most cases,
[616]
the really nice ones but it's
not bad, very inexpensive.
