they're in their 30s they want to have families聽

you know wife wants a bigger yard a bigger kitchen聽

there are actually more realtors in the聽
market than their houses in the market

you stop people from going to work if people can聽聽

stay home save on gas and car money people can be聽

now they want to buy a bigger more expensive house聽聽

because the rates are low but if you're a seller聽
inventory is low so it's magic for you as a seller聽聽

house and i'm thinking should i sell where am i聽聽

in the united states okay i'm showing you a chart聽聽

that goes from 1970 all the way to 2020 1970 to聽
2020 okay maybe even 2021. you can see this spiked聽聽

you know it spiked in 2005 678 right up聽
to all the way up to like maybe even 10聽聽

2010 the inventory was pretty high about eight聽
or nine million now the inventory is i don't聽聽

know four million or so and your house could be聽
one of them if it was in the market right now聽聽

do not sell in december please okay don't make聽
that mistake promise me you're not gonna do that聽聽

do not sell your house in december it's the worst聽
time to sell people are thinking about christmas聽聽

thanksgiving gravy stuffing all the stuff that i聽
talked about right now so don't sell your house聽聽

right now please okay so the house prices are聽
increasing are they going to keep increasing you聽聽

my advice to you is do not sell in december wait聽
a few months selling maybe march you can even go聽聽

inventory what's the inventory in the market like聽
right who are you competing with right you have a聽聽

right to know that so let's look at that so wow聽
the inventory and active listing have declined聽聽

all the way from 2017 till 2 june 2021 it took聽
a dip in early 2021 and start coming back up聽聽

so that tells me what it tells me that the聽
inventory of the market is coming back up聽聽

slowly but surely and it will start to come聽
back up even higher but you still have a chance聽聽

you want to you don't want to catch a聽
falling knife but right now it's the聽聽

uptrend okay the inventory will be a bit聽
more but that's okay you can still make your聽聽

money in april and may the median days on the聽
market so notice all the way from 2017 to 2021聽聽

in early 2021 okay the inventory was pretty聽
decent okay then it kind of declined in may聽聽

april may june this also confirms what i've聽
been telling you april may june would be a聽聽

great time to sell now in july here you can see聽
inventory starts to come back up a little bit so聽聽

what this is telling us right it's very simple聽
right guys it's a matter of supply and demand okay聽聽

the demand is still high the supply is low supply聽
is increasing slowly all across u.s folks this is聽聽

all across the u.s it's not just one place okay聽
now let's look at the actual chart and numbers and聽聽

hard facts of foreclosures why do you want to know聽
about foreclosures you want to sell the house are聽聽

you going to be asking me the same question okay聽
why aka why do i have to know about foreclosures聽聽

well you're competing with demand and supply聽
folks and you want to know what's in the market聽聽

and foreclosures would be in the market at聽
some point so let's look at the foreclosure聽聽

see if it's in our way from now till april may聽
timeline let's see that okay what i put on the聽聽

screen is you can see like 1222 foreclosures in聽
chicago 1 400 in new york that's nothing guys聽聽

on a place where you have millions of houses this聽
is in q3 of 2021 los angeles 1 000 foreclosures聽聽

well los angeles is a big city miami 900 i mean聽
this is nothing guys foreclosures is not a problem聽聽

right now so don't listen to these youtubers聽
scaring you and i saw this guy with the turban聽聽

talking about oh my god foreclosures are coming聽
everywhere we're going to have a tsunami of聽聽

people who can sell their houses and dump their聽
house so you can buy no no no i don't think so so聽聽

here's the thing folks now you know the market聽
now you know the foreclosures now you know the聽聽

inventory you know the median price so you can聽
price your house properly right plan to put your聽聽

house in the market around april may time next聽
year before you do that make sure you fix a lot of聽聽

can get you again more value for your house right聽聽
