and what actually allowed me to accelerate聽
my airbnb business to six figures a month聽聽

is the subleasing strategy i was able to go fast聽
because i didn't have to buy the properties and聽聽

put down large down payments all i had to do was聽
get permission in writing from the property owners聽聽
[37]
and we're about to go over just that subleasing聽
is a phenomenal way to start your first airbnb聽聽
[44]
but it can be illegal if you don't get permission聽
in writing from the property owner so here are聽聽
[52]
some things that you need to do in order to get聽
approval from the actual landlord the first thing聽聽
[58]
is that you want to be very transparent and in聽
the past i've tried the strategy where i first聽聽
[64]
go and look at the property and then i build聽
relationship and once we get to the application聽聽
[69]
process then i finally tell them that i'm聽
actually interested in using this property as a聽聽

short-term rental and that has worked but there's聽
a strategy that i've learned over the years that聽聽

has also helped me help hundreds of my students聽
launch these subleases and that is speaking to聽聽
[88]
property owners being completely transparent and聽
mentioning the short-term rental strategy directly聽聽

on the first phone call at the beginning of聽
the first phone call and this way if they聽聽
[99]
are open to it now you get to go and look at a聽
property knowing that they're actually open to it聽聽

whereas if you pitch it over the phone and let's聽
say that no matter what they're not open to it聽聽

well now you just saved yourself the drive of聽
having to go over there so in my experience聽聽

it's better to be upfront be transparent and聽
honest right off the bat and mention it at the聽聽

beginning of the phone call so typically the聽
conversation might sound something like this聽聽

hello yes i'm calling in regards to a one two聽
three main street is that still available and then聽聽
[135]
typically they'll say yes because it was obviously聽
listed for rent i'll say great do you work with聽聽
[142]
short-term rentals and then they might say yes no聽
or how does that work your job during this part聽聽
[149]
of the conversation is one thing you want to make聽
sure that you educate them on exactly how it works聽聽
[157]
often i have found that sometimes when we're聽
talking about subleasing their property聽聽
[162]
they think that they're going to receive a聽
variable amount of rent depending on how your聽聽
[169]
business does when in fact that's not true聽
we're going to pay them the advertised rent聽聽
[175]
every single month for a whole year because we're聽
going to sign a lease agreement for 12 months聽聽

and we can even set up the payment on autopay days聽
early just to give them peace of mind and so what聽聽
[189]
you want to do is educate them on exactly how it聽
works often when a landlord or property manager聽聽
[196]
says no in my experience it is because we failed聽
to educate them enough about the business model聽聽

to say yes now if the landlord is open to it or聽
maybe they just had a couple of concerns that you聽聽
[212]
overcame which we'll talk about a few objections聽
in a second but before we go into that i want to聽聽
[216]
talk about the three pieces of documentation聽
that you should absolutely bring when you are聽聽
[223]
looking at the property after they said yes number聽
one you want to of course complete the application聽聽
[229]
whether it was online or if you printed it聽
and you are providing it physically number聽聽
[235]
two is provide them your bank statements for the聽
last three months just so that they can see that聽聽
[241]
one you actually have the finances and you're聽
not someone that after paying the first month聽聽
[246]
in deposit you have no money left and then in聽
their mind they're thinking hey what if you don't聽聽
[251]
do well in your first month or your second聽
month you're not going to be able to pay me聽聽
[255]
so i recommend obviously the more money you have聽
in your bank account the better but at the minimum聽聽

i would recommend three to six months of rent聽
reserves in order to give them peace of mind that聽聽

you can actually afford to pay this property聽
in the event that you had to the third thing聽聽
[274]
that you want to bring is a copy of your credit聽
report which you can get at freecreditreport.com聽聽

reason for that is let's say you're going and聽
looking at three properties on a particular聽聽
[287]
weekend you don't want the property owner or the聽
manager to run your credit and then have your聽聽
[292]
credit run three times consecutively during that聽
24-48 hour period so instead i bring a copy of聽聽
[300]
my credit report and i say hey landlord here's my聽
credit report and let's say that after speaking to聽聽
[305]
them and seeing the property in person they like聽
me i like the property we want to move forward聽聽
[310]
then at that point i say hey landlord feel free聽
to actually run my credit and so again i only聽聽
[317]
let people to run my credit once i know聽
that we're actually going to move forward聽聽
[322]
and they're only going to run my credit聽
to validate that what i actually brought聽聽
[327]
is what's actually on my credit report so again聽
the application bank statements credit report聽聽
[333]
and as i mentioned you want to make sure that you聽
sign a 12 month lease with the option to renew聽聽
[341]
meaning that if after 12 months聽
everyone's happy and you want to continue聽聽
[346]
you should have the option to be able to renew聽
your lease so far i've been able to renew 100聽聽
[351]
of all these agreements and it's great because聽
look you'll see that when you actually launch聽聽
[356]
your property like it's going to take a lot of聽
work from assembling furniture decor pictures聽聽
[360]
creating the listing it's a lot of work up聽
front but once you set it up boom it could be聽聽
[366]
mostly an automated business so why would you want聽
to stop all that momentum after 12 months and then聽聽
[371]
go and start somewhere fresh no you want to just聽
let that baby roll over and just keep running it聽聽

for as many years as possible also the landlord聽
doesn't have to you know take the property聽聽
[382]
and start advertising and miss out on one or聽
two months of rent that they could have just聽聽
[388]
gotten from you so typically as long as everything聽
has been good they also want to be able to renew聽聽
[394]
that lease so make sure you put that verbage in聽
there that you have the option to renew as long聽聽
[399]
as both parties are happy another thing that聽
you want to have written in the actual lease聽聽
[404]
agreement is hey jorge contreras has permission聽
to use this property as a short-term rental聽聽
[411]
that now gives you the legal permission to use a聽
property as an airbnb the second thing that you聽聽
[417]
want in the contract in the lease agreement is hey聽
Jorge Contreras has permission to change the locks聽聽
[423]
why because typically in a lease agreement you are聽
not able to change the locks when you're actually聽聽
[429]
living there because a property owner typically聽
wants to have a copy maybe every three to six聽聽
[434]
months they want to do an inspection to make sure聽
that the property is taken care of but in this聽聽
[439]
case as airbnb hosts we're actually going to set聽
up a keyless entry to automate the entrance and聽聽
[447]
exit of each and every guest so you want to get聽
permission to change the locks to a keyless entry聽聽
[454]
now let's talk about three objections that聽
will likely come up in the conversation聽聽
[459]
not always but often you'll get one two or all聽
these three the first objection and just to get聽聽
[466]
everybody on the same page and objection is聽
typically like a concern that they might have聽聽
[471]
and you want to acknowledge and overcome and you聽
want to acknowledge and overcome these objections聽聽

by providing solutions the first objection might聽
be like jorge how do i know you're going to pay聽聽

me on time and one you could say hey landlord i'm聽
actually going to set up the property on autopay聽聽
[488]
days early so that you always get paid early or聽
on time the second objection that might come up聽聽

is jorge how do i know that you're going to make聽
sure that my property is taken care of and here's聽聽
[499]
how we answer that hey landlord well look in order聽
for us to provide a five-star experience for each聽聽
[505]
and every guest we need to make sure that the聽
property is in five-star condition after each聽聽
[510]
and every guest so if there's ever a small leak聽
or repair or a cosmetic thing that we need to fix聽聽
[518]
my team and i will fix it immediately before the聽
next guest checks in that means landlord that your聽聽
[524]
property will remain in for sale condition聽
exactly as when i took it over number three聽聽
[531]
they might say jorge i want to make sure that we聽
don't have any issues with the neighbors they're聽聽
[536]
going to see people coming in and out so how are聽
you going to make sure that there's no issues with聽聽

the neighbors and typically here's how we respond聽
to that hey landlord i totally understand how you聽聽
[546]
feel because you know i've worked with other聽
property owners and they have felt the same way聽聽

and here's what i found is that i'm actually聽
gonna go and introduce myself to the neighbors聽聽
[559]
to the right to the left in front and behind and聽
i'm gonna personally introduce myself give them聽聽
[565]
my business card share my personal contact and if聽
they ever hear or see anything they can contact me聽聽
[572]
directly and it is my commitment to make sure that聽
the neighborhood is comfortable and everyone's聽聽
[579]
happy and we don't have any issues because i know聽
that's going to actually help me run a successful聽聽

short-term rental business as well by keeping聽
everybody happy hey if you're finding value from聽聽

just as a bonus before we finish here what if you聽
don't have a job right now and you don't have the聽聽

income requirement to implement the subleasing聽
strategy where often they want you to make two聽聽

to three times the amount of rent meaning if the聽
rent is two thousand a month they often want you聽聽

to make four to six thousand a month just to make聽
sure that you can actually afford the property聽聽

and one way that i have found that will often聽
work is if you have those three to six months聽聽

of rent reserves it can often offset the income聽
requirement because at the end of the day it's聽聽
[633]
really about the property owner having peace of聽
mind that you will be responsible financially聽聽

to pay the property every single month hey i hope聽
