in a prime location in Chelsea today

Sheryl Eisen and her team are going to

stage it and turn the blank canvas into

something completely new this is exactly

what we're looking for

Sheryl is the go-to luxury apartment

stager in New York for this project

she's hoping to create a space with a
[46]
Scandinavian look and feel this is a

minimalist light airy design style it
[52]
uses raw natural materials natural wood
[56]
tones monochromatic colors think I can
[60]
but way upscale once she's done she's
[64]
hoping the space will convince potential
[66]
buyers to well by

this apartment is one of seven
[76]
three-bedroom units and one duplex

penthouse in this new boutique

development that was put on the market

at the end of October but before a unit
[84]
like this is ready to be put on the
[85]
market

the developers need an actual place they
[89]
can show a buyer that's where a model
[91]
unit comes in so because this giant
[97]
space hosts the dining room living room
[99]
and the kitchen we have to delineate the
[101]
three spaces very clearly so to achieve
[103]
this we do three things one is we use a
[106]
large area rug to create the space that
[109]
is the living room so then we have the
[111]
dining table which has its own space and
[113]
its chairs and then thirdly to delineate
[116]
the kitchen area we have the stools and
[118]
now we've got three different functions
[120]
in one large room that creates three
[122]
separate spaces once we have the
[126]
furniture in it actually gives the
[127]
buyers a very good sense of how the
[129]
space feels with furniture how the space
[131]
flows with furniture that's Michael
[134]
Kurtzman he's the architect and
[136]
developer for this building and is the
[138]
one who has enlisted the help of Cheryl
[139]
Eisen and the staging team at interior
[141]
Marketing Group to get a project like

this done in a timely manner because

time is money in this industry there are
[148]
a few key players

Alexandra Newman the art department

manager we the casada the textiles and

fabrication manager and Marissa elecci贸n

the project manager who will be

overlooking the design in progress on

location we want to create a

Scandinavian sort of clean-lined

style and we're gonna search the
[172]
warehouse today for pieces that speak to

that style somewhere in this section

these are a little too colorful but very
[180]
cool sort of also Scandinavian
[182]
definitely Scandinavian this is the one

I've been thinking about okay so we've
[186]
got the blue clay fabric which we put on
[188]
and this chair is just so simple and
[191]
clean and classically Scandinavian I

think Michael's really gonna love this

one

so now dining tables

follow me what we're looking for is
[202]
seating for 8 this is a three bedroom
[205]
apartment you'd think how many guests
[207]
how many kids and you sort of get eight
[209]
but also eight actually is the max you
[211]
can fit in this space so we're limited
[214]
there this is a 79 inch table so now I
[218]
need a base for this so I saw once on
[221]
the cover of a magazine when they paired
[224]
a wood top table with the Saarinen base
[227]
which is usually a round marble tabletop
[230]
I think they're gonna look really neat
[231]
together and just sort of make it a
[233]
little more authentic less matchy-matchy
[235]
which is always nice right it adds a
[237]
little touch of who knew now we're going
[241]
to art and I'm really excited to pick
[243]
some pieces

all right Alex show me what we're doing

for this space all right so come on over

here our artist Pat and Carolla are

working on what we call a diptych which
[258]
is gonna be a double paneled piece it's
[260]
gonna be five feet high by 10 feet long

which is just gonna accentuate the
[264]
massive wall that it's gonna be living
[266]
on Marissa I just wanted to find out
[270]
what has been going on while we've been
[272]
gone show me what the progress yeah

absolutely let's go so first we are here
[279]
in kind of our main living space and we
[281]
have this beautiful dining area we
[283]
wanted to bring this like gorgeous
[285]
live-edge table with these really cool
[289]
chairs that we like custom upholstered
[291]
so next we're hearing kind of like the
[293]
main living room space and it was a bit
[296]
challenging because it's kind of tight
[298]
right so the challenge is like this is
[300]
such a small living room and it's right
[302]
next to the dining room which is right
[303]
next to the kitchen so define the spaces
[306]
individually you use this big rug we
[310]
created this really cool custom media
[313]
wall and it's making this space feel
[315]
very useful and just like very welcoming
[318]
to come sit here
[319]
the furniture is moved in and
[321]
reevaluated by michael and the team in
[323]
the actual space sometimes things don't
[326]
look as planned and the team works
[328]
quickly to make the changes I know tell
[331]
me the bed is because my idea about the
[333]
Saarinen vases Michael didn't love I
[337]
mean you know sometimes we try something
[339]
and sometimes it's great and successful
[341]
jesus said we're gonna do a nice
[344]
burnished brass classic leg which I
[347]
think will just show off the the table
[349]
just as nicely
[352]
next betting we want to stay in beiges
[357]
and whites and black is the only sort of
[360]
color in there and I'm gonna choose a
[362]
couple of pillows that I think are gonna
[364]
look nice on bedding and is
[365]
accessorizing so the reason I like to
[368]
choose these very neutral calming tones
[373]
and colors is because we don't want to
[375]
compete with what's really selling the
[377]
homes which is the architecture and the
[380]
finishes and the windows and the views
[383]
we want to make sure that we honor that
[384]
and speak to it gently but we don't want
[387]
to compete with it that's the star of
[389]
the show now we're gonna head over to
[392]
fabrication and check out some fabric so
[395]
we're gonna use in the space we are what
[402]
are we doing today for Michael here
[403]
we've chosen to make curtains for these
[405]
two rooms out of these two fabrics this
[407]
one will be light and airy and then this
[409]
one will be nice and crisp but it'll
[411]
both hang really nice and gave us a
[412]
cheap look that we want it's nice to
[414]
have like a curtain like this as the
[416]
light comes through but you're not
[417]
necessarily looking at what's outside
[419]
the window if it's not the greatest view
[420]
in the world here we are it's the final
[428]
walkthrough they just want to get some
[430]
of your feedback and see what you think
[432]
about what we've done but I think the
[434]
original brief was to come up with uh
[436]
sort of a scanned a modern type of look
[438]
lots of soft tones I think what you've
[440]
done is great we have all the ochre
[443]
colors the light sofas so I think all in
[445]
all its come together quite nicely

awesome I'm so glad you're happy with it

we just walk through the space with

Michael and now we're gonna have Cheryl

come by to add her finishing touches

wanna start by putting this warm throw

on the sofa it adds some texture and
[477]
warmth and coziness we added this great

light fixture which pulls in the black
[483]
color which is very dramatic so moving

into the dining room from the living
[490]
room we've got this gigantic wall so

again what we did was we chose this art
[494]
which is filling the wall the scale
[496]
super important and we're also bringing
[499]
you into the dining room by using these
[501]
horizontal lines again even the art
[503]
speaks to the Scandinavian style by the
[505]
color palette which is very neutral and
[508]
black the dining room here we changed
[511]
the table base and these legs look
[513]
fantastic I think it was a good call and
[516]
I think this really again speaks to the
[519]
minimalist Nordic Scandinavian style so

now we're going to come into the kitchen
[524]
and when you're staging a kitchen here's
[527]
the important thing to think about you
[529]
don't want to compete with this
[530]
beautiful marble or the finishes you
[533]
just want to be very subtle in the way
[534]
you staged it use just simple little
[538]
accents here nothing that's going to
[540]
distract the eye from the real selling
[542]
points

okay so here we are in the master we're
[548]
just doing some finishing touches I'm
[550]
actually adding extra pillows in this
[553]
master bed just because when you layer a
[555]
few layers it actually feels way more
[558]
plush way more inviting alright so now
[565]
I'm going to go over here with the
[566]
drapes which are now installed they look
[569]
great they're adding light to the trick
[571]
to draperies it's and hang them as high
[573]
as you possibly can and then have them
[576]
just kiss the floor it makes your eye go
[578]
up and it makes the ceilings look taller

so now here we are in the guest room

which is really sophisticated and
[589]
beautiful this really speaks to the
[591]
Nordic style now because of the warm
[593]
deep tone here which really adds drama
[595]
but also because of the natural woods
[597]
you know sort of the neutral fabric it's
[600]
the natural wood element here but really
[602]
my favorite part of this whole room is
[603]
the cool rug it's a really thick
[607]
recycled woven rug got like depth and
[610]
texture really is a WoW statement in a
[613]
model apartment that you wouldn't see in
[614]
other places
[615]
so when staging in a new development
[617]
also it's important to consider dual
[619]
functionality or as much functionality
[621]
as you can in a small room so even in a
[624]
bedroom we make space for a desk and
[626]
chair so you can imagine anything else
[628]
than just sitting in a bed in a room so
[631]
when you're designing for new
[632]
development it's important to keep in
[634]
mind not to have the design be too
[636]
personalized and to taste specific this
[638]
could possibly alienate a large
[640]
percentage of your buyer demographic and
[642]
that's why especially for this branded
[644]
unit when we stick to the minimalist
[646]
neutralised Scandinavian style so now
[651]
I'm going into the youth slash guest
[653]
room and I'm taking a look this looks so
[656]
great one of the best things about this
[658]
room I think now is the dual paint color
[660]
it just adds a little wow factor and
[662]
it's a little unexpected and it
[664]
differentiates this room from the other
[666]
room so now that the model unit is
[670]
complete hopefully it will strike a
[672]
chord with the right buyer
