How to find off-market commercial real聽
estate deals. I have some tips that聽聽

I've been using for the last 10 years.

In today's episode, we're going to be going聽
over why properties are sold off-market,聽聽

what are the benefits of buying off-market聽
and finding off-market commercial properties聽聽

and at the end. I'm going to share a bonus tip with聽
you that might surprise you. Off-market properties聽聽

are properties that just aren't listed yet on聽
the MLS. There could be pocket listings or just聽聽

listings that are properties that are intended to聽
be sold but they just don't want them on the MLS.

for certain reasons. So, pocket listing is a big one聽
where commercial real estate agents will get the聽聽

listing but not actually list the property. They'll聽
use a small network to get the word out so that聽聽

if you're in that network, you have the opportunity聽
to buy that property or it could simply be just聽聽

a property that's just not listed yet. Why聽
are properties sold off-market? One reason is聽聽

maybe the seller doesn't want to disrupt their聽
business, they don't want to cause chaos inside聽聽

of their business or any sort of rumor mill stuff.聽
They'll do an off-market sale so they don't draw聽聽

so much attention from the public or maybe even聽
an employee from seeing it listed somewhere. The聽聽

property could be in distress and the seller could聽
be very private and not want to disclose what's聽聽

going on, that's very common actually. Creates聽
exclusivity, so sometimes if something's listed,

less people want it but let's say it's a,聽
you know, pocket listing or listing that doesn't...

hasn't hit yet, now it's something not everybody聽
has. It actually can, from a marketing standpoint,

draw more people in and create that聽
sense of urgency. The other thing is聽聽

typically on a off-market deal there's less聽
commissions paid. What are the benefits of buying聽聽

off-market? Typically there's less competition so聽
you could actually get in there and I like to have聽聽

a conversation with the seller. This allows that聽
without a lot of interaction from other potential聽聽

buyers. So, one of the benefits to the seller is聽
there's more privacy so less people know about it.

What I like best about it is it allows me to have聽
better negotiations when there's less competition聽聽

and I could interact with the seller. Before we get聽

can do cold-calling, which I've done, direct mail聽
as well, networking, online sites like Connected聽聽

Investor, you can also get on commercial buyers聽
list and let other commercial real estate agents

know that you're looking to buy a specific type聽
of asset. This involves you working or connecting聽聽

and networking with commercial real estate brokers. At
the end of the day if I'm a commercial real estate聽聽

investor, who am I going to call when I'm ready to聽
sell? I'm going to call a commercial real estate聽聽

agent to list my property or give them a pocket聽
listing or put the word out that my building's聽聽

for sale. So, the better networked you are in聽
this area, the more likely you are to see deals.

Here's one thing that's worked for me. So, if you're聽
a residential real estate investor looking to make聽聽

the move into commercial, one thing that you'll聽
want to pay attention to is the relationship聽聽

that you have with your real estate... commercial聽
real estate broker. It's slightly different than聽聽

in residential. Residential you have deals coming聽
from you all different directions and maybe you聽聽

work with different agents and different brokers,聽
in commercial I try to bring my commercial broker聽聽

into every deal and in return, every off-market聽
opportunity that he finds, he brings it to me first.

It's a give and take. So, here's my bonus tip, it's聽
worked well for me, it's worked phenomenally well聽聽

and I think it would work for you as well聽
and that is to find one real estate... commercial聽聽

real estate broker that you could work with and聽
hone that or foster that relationship if you will聽聽

because if you're bringing them deals and聽
they're bringing new deals, it's just going聽聽

to be a give and take. Right now, I have a great聽
relationship with my commercial real estate broker.

He brings me every off-market opportunity and聽
even on-market opportunity that maybe people聽聽

aren't seeing the opportunity but he knows聽
what I'm looking for so he sees that asset聽聽

the way that I would see it and brings聽
me that opportunity to take down. Anyways,聽

it's different than residential. Commercial real聽
estate is a smaller industry, it's well networked.

I recommend you get in, find someone that you聽
could work well with and blow up聽聽
