[Flexmls How-To] Create a CMA Report - YouTube

In today's video we will be learning how to  create a CMA report in the CRMLS Flexmls system.  

Once you have completed the first step of  searching for comparables, we're then going to go  

to our second step of creating the CMA report.  So once we're done with our search here, we're  

going to go to list. Again, you will have already  selected the comparables that you wish to choose  

to add to your CMA report. So we're going to go  to the very top and select the 'CMA' option. Once  

we click here, you have several options when  it comes to creating a CMA report. You can  

either choose the selected, in which you'll  be creating a report within the Flex system.  

You can do a one-line CMA report, or you can use  the product Cloud CMA to create your CMA report.  

In this example, we'll be creating the report  in the Flex system by going to 'Use Selected.'

Here I'm going to click on that option, and we  have three different options to choose from.  

You can either do a full CMA, which  is going to be useful for sellers - it  

includes options such as the cover page,  property information comps, and so on.  

If you want more of a quick CMA, which is going  to be listings without the subject property,  

then you're going to use this one for  a side-by-side comparison. And lastly,  

if you're just looking for a statistical CMA, this  is going to be a table of information broken down  

by listing status and other fields of choice. In  this example we'll be doing a full CMA report.  

You'll also be asked which statistical  average field would you like to use.  

We're going to be using square  footage and going to 'Next Step.'  

We're then going to go through the  top fields when it comes to creating  

our CMA report. So again we're going to go  step-by-step through these different tabs;  

the first one being our Cover Page. Here  it's going to automatically default to  

'Comparative Market Analysis' for your title,  but you can always change that if you'd like.

Here you can put the client name,

'As of' date, and who it is by. If you want to  shorten this -I'm going to go ahead and just  

put my name. If you want any comments on  your cover page feel free to include those  

here in the comments section. Once we're  done we're going to go to 'Next Step.'

Here this is our subject page, so we need to  include the subject property address information.  

So I'm going to go ahead and grab that here,  type or paste in, and gonna put the address.

You can ask to Show Map Location, Auto-Populate  Fields from Existing Listing - so if this listing  

has previously been in the MLS system before,  you can go ahead and click on this option here,  

and then you're going to type in the listing  number that it was previously associated with.  

So I'm going to go ahead and try to  include that right now and hit 'Submit.'

Here it has found that previous listing,  so I'm lucky that it's able to pull  

in the subject photo from the previous  listing along with the information here.  

If it is not able to pull for you that is fine;  maybe it has not been in the MLS system before,  

so go ahead and upload your own cover photo by  selecting upload photo here, and grabbing it  

from your computer wherever it is located and then  go ahead and put in these fields of information.  

At the very least you should try to include  bed/bath count, living area, and year built, just  

because it's going to do a cross-comparison to the  comparables with at least this basic information.  

If you need to add any new items go ahead and  choose from the drop-down menu. And maybe you  

want to cross-reference exclusions, directions,  and so on. You really have limitless capabilities  

in terms of what you're trying to cross-reference  when it comes to your CMA report. But at the very  

least, we have these fields here for you. If you  want to remove anything, such as track number,  

you can go ahead and remove that here by hitting  on the 'x' located on the right-hand side. If you  

want to go ahead and move any of these, you have  the action by clicking on the up and down arrow,  

and you can move these to wherever you want. So in  this example I'll go ahead and remove the garage,  

and maybe I want 'Year Built' to be above lot size  dimensions. So I'll go ahead and click on here,  

hit the plus or, excuse me, the up arrow; move  up and now I've moved 'Year Built' above there  

for lot square footage. I know that it happens to  be 6,200 so I'm going to plug that in right there.  

I can always save this as a  template so if i like how this  

looks in terms of what fields I've included,  I can go ahead and save the template here.

And I'm going to have a template title:  

'Standard CMA.' And click 'Yes' for 'This is  my default CMA template' and save template.  

Again it's showing you the fields in which you  have selected. So this is going to be helpful  

for those of you who are continuously creating  CMA reports and you don't want to have to keep  

updating this. Okay, I'm going to go ahead and  hit this 'x' one more time. I'm happy I have all  

my subject information, so now we're going to go  to our next step by clicking on this button here.

Here you have your comps that you've previously  included when you were doing those searching for  

comparables. I highly recommend that you have it  organized by status and again here are the actions  

that you can take: if I would like to remove  one of these comparables that I no longer need,  

I can hit the 'x.' If I need to report a  location for this listing I can do that here.  

If I need to rearrange, I can drag and drop them  so maybe you want to have it not only organized by  

status but maybe price as well you can go ahead  and do that. If you're missing any comparables  

and you need to add another one, or additional,  you can go ahead and select add comparables.  

Okay - you can also deselect the  comparables and select 'Show Only  

Selected,' but once you're good with the comps  you've included, go ahead and go to 'Next Step.'

Once here, if you need to make any  adjustments when it comes to your comparables  

in terms of price or any other  fields, go ahead and do that here.

You can also add new adjustments for a  particular comparable by selecting 'New  

Adjustment,' typing in the description - say,  for example, 'Pool value,' go ahead and do  

plus or minus and add the value there. Because I'm  not familiar with adjustments I'm not going to go  

ahead and add any for this particular report, but  if you are here is the page that you can do so.  

I'm going to go ahead and remove this and  we're going to go straight to the next step.

Okay this page is simply a summary  of the price analysis giving us,  

based on our summary of closed listings, pending  listings, active under contract listings.  

Because I was not able to find any active  listings, it's not going to show that  

sub-type here. It's also giving me low,  average, median, and high comparisons

and then overall market analysis in this menu  bar here. So this is more of a preview page  

for yourself. Once you're done reviewing  this go ahead and click on 'Next Step.'

From here we have our price recommendation  page. So when you're getting ready for the  

end of your CMA report and you want to go to  your seller and make that price recommendation,  

you can do it based on a low, giving you a high,  as well as a recommended price. So again you have  

the options to plug in these values if you  would like to have that printed on a page.  

Again, you can do your low, high  average, and recommended price.  

If you choose to do no price recommendation,  you can always go ahead and remove this,  

but know that you have the option to change these  values. So say in this example I recommend the  

price of $630,000 for their home. Here  are the listing price recommendation  

options where you can recalculate, and once you're  happy with this, you can go to the next step.

Now when it comes to finishing your report,  you're going to have the options to choose  

these different pages. Now the only way you're  going to be able to preview them is by selecting  

and clicking 'Download,' so I highly recommend  selecting everything, going to your download -  

you're then going to go to the bottom of wherever  you're previewing this, and you're going to be  

able to pull up that PDF and review those pages.  So currently it's doing the thinking for us;  

here it's going to pull the CMA report. I'm going  to click on that download and then I can review  

the 21 pages. Now again I highly recommend you go  through these pages. Here I have my cover page,  

and then I can go ahead and review. Okay so go  ahead go through these different 21 pages decide  

what you like and then you can always go back here  and remove some of these. Here I have cover page,  

my map so that my client can see where I'm  locating these comps from. I can remove subject  

property description if i find that I no longer  need it. I have search parameters. I've included  

statistical summaries. Here i have a default  color scheme but you can always change that if you  

like. I can remove the individual adjustment page  if I want - again, go ahead and decide what works  

best for you. Again at the end we can go ahead  and download it in case I made any changes,  

because of course I want to preview this  before I go ahead and send it out to my client.  

So I'm always going to recommend that you  select the pages you want; hit download.  

Once again we're previewing it. I've only taken  off one page. I can go back. Once I'm happy with  

the way this report looks, we're going to go  ahead and we can email it out from the system

and you have the option to do so here. We'll  return to our CMA or we can hit 'Save,' which  

I'm going to recommend every time you create  a CMA report so you can go back in the future  

to your previous CMAs. You're going to go ahead  and hit 'Save' and go to CMA name; I'm going to do  

'CMA Report for Kevin.' Once I'm done I'm going  to hit 'Save,' and here I have my saved CMAs.  

So as of right now I don't have any other ones,  but if I did they would all be under this section.  

Here's the drafts of what I've created  so far during those different steps.  

I can create a new CMA. I can edit  this previous CMA ,or if I highlight it  

you can edit, rename, or remove in the future  to access this page. Again what you're going  

to do if you don't have it already saved in  your favorites bar, go ahead and go to 'Menu,'

type in 'CMA,' and click on 'CMA,' and it's  going to take you to the Save CMA page.  

And that's how you're going to create a  CMA report in the CRMLS Flexmls system.
