In today's video we will be learning how to聽 create a CMA report in the CRMLS Flexmls system.聽聽

Once you have completed the first step of聽 searching for comparables, we're then going to go聽聽

to our second step of creating the CMA report.聽 So once we're done with our search here, we're聽聽

going to go to list. Again, you will have already聽 selected the comparables that you wish to choose聽聽

to add to your CMA report. So we're going to go聽 to the very top and select the 'CMA' option. Once聽聽

we click here, you have several options when聽 it comes to creating a CMA report. You can聽聽

either choose the selected, in which you'll聽 be creating a report within the Flex system.聽聽

You can do a one-line CMA report, or you can use聽 the product Cloud CMA to create your CMA report.聽聽

In this example, we'll be creating the report聽 in the Flex system by going to 'Use Selected.'

Here I'm going to click on that option, and we聽 have three different options to choose from.聽聽

You can either do a full CMA, which聽 is going to be useful for sellers - it聽聽

includes options such as the cover page,聽 property information comps, and so on.聽聽

If you want more of a quick CMA, which is going聽 to be listings without the subject property,聽聽

then you're going to use this one for聽 a side-by-side comparison. And lastly,聽聽

if you're just looking for a statistical CMA, this聽 is going to be a table of information broken down聽聽

by listing status and other fields of choice. In聽 this example we'll be doing a full CMA report.聽聽

You'll also be asked which statistical聽 average field would you like to use.聽聽

We're going to be using square聽 footage and going to 'Next Step.'聽聽

We're then going to go through the聽 top fields when it comes to creating聽聽

our CMA report. So again we're going to go聽 step-by-step through these different tabs;聽聽

the first one being our Cover Page. Here聽 it's going to automatically default to聽聽

'Comparative Market Analysis' for your title,聽 but you can always change that if you'd like.

Here you can put the client name,

'As of' date, and who it is by. If you want to聽 shorten this -I'm going to go ahead and just聽聽

put my name. If you want any comments on聽 your cover page feel free to include those聽聽

here in the comments section. Once we're聽 done we're going to go to 'Next Step.'

Here this is our subject page, so we need to聽 include the subject property address information.聽聽

So I'm going to go ahead and grab that here,聽 type or paste in, and gonna put the address.

You can ask to Show Map Location, Auto-Populate聽 Fields from Existing Listing - so if this listing聽聽

has previously been in the MLS system before,聽 you can go ahead and click on this option here,聽聽

and then you're going to type in the listing聽 number that it was previously associated with.聽聽

So I'm going to go ahead and try to聽 include that right now and hit 'Submit.'

Here it has found that previous listing,聽 so I'm lucky that it's able to pull聽聽

in the subject photo from the previous聽 listing along with the information here.聽聽

If it is not able to pull for you that is fine;聽 maybe it has not been in the MLS system before,聽聽

so go ahead and upload your own cover photo by聽 selecting upload photo here, and grabbing it聽聽

from your computer wherever it is located and then聽 go ahead and put in these fields of information.聽聽

At the very least you should try to include聽 bed/bath count, living area, and year built, just聽聽

because it's going to do a cross-comparison to the聽 comparables with at least this basic information.聽聽

If you need to add any new items go ahead and聽 choose from the drop-down menu. And maybe you聽聽

want to cross-reference exclusions, directions,聽 and so on. You really have limitless capabilities聽聽

in terms of what you're trying to cross-reference聽 when it comes to your CMA report. But at the very聽聽

least, we have these fields here for you. If you聽 want to remove anything, such as track number,聽聽

you can go ahead and remove that here by hitting聽 on the 'x' located on the right-hand side. If you聽聽

want to go ahead and move any of these, you have聽 the action by clicking on the up and down arrow,聽聽

and you can move these to wherever you want. So in聽 this example I'll go ahead and remove the garage,聽聽

and maybe I want 'Year Built' to be above lot size聽 dimensions. So I'll go ahead and click on here,聽聽

hit the plus or, excuse me, the up arrow; move聽 up and now I've moved 'Year Built' above there聽聽

for lot square footage. I know that it happens to聽 be 6,200 so I'm going to plug that in right there.聽聽

I can always save this as a聽 template so if i like how this聽聽

looks in terms of what fields I've included,聽 I can go ahead and save the template here.

'Standard CMA.' And click 'Yes' for 'This is聽 my default CMA template' and save template.聽聽

Again it's showing you the fields in which you聽 have selected. So this is going to be helpful聽聽

for those of you who are continuously creating聽 CMA reports and you don't want to have to keep聽聽

updating this. Okay, I'm going to go ahead and聽 hit this 'x' one more time. I'm happy I have all聽聽

my subject information, so now we're going to go聽 to our next step by clicking on this button here.

Here you have your comps that you've previously聽 included when you were doing those searching for聽聽

comparables. I highly recommend that you have it聽 organized by status and again here are the actions聽聽

that you can take: if I would like to remove聽 one of these comparables that I no longer need,聽聽

I can hit the 'x.' If I need to report a聽 location for this listing I can do that here.聽聽

If I need to rearrange, I can drag and drop them聽 so maybe you want to have it not only organized by聽聽

status but maybe price as well you can go ahead聽 and do that. If you're missing any comparables聽聽

and you need to add another one, or additional,聽 you can go ahead and select add comparables.聽聽

Okay - you can also deselect the聽 comparables and select 'Show Only聽聽

Selected,' but once you're good with the comps聽 you've included, go ahead and go to 'Next Step.'

Once here, if you need to make any聽 adjustments when it comes to your comparables聽聽

in terms of price or any other聽 fields, go ahead and do that here.

You can also add new adjustments for a聽 particular comparable by selecting 'New聽聽

Adjustment,' typing in the description - say,聽 for example, 'Pool value,' go ahead and do聽聽

plus or minus and add the value there. Because I'm聽 not familiar with adjustments I'm not going to go聽聽

ahead and add any for this particular report, but聽 if you are here is the page that you can do so.聽聽

I'm going to go ahead and remove this and聽 we're going to go straight to the next step.

Okay this page is simply a summary聽 of the price analysis giving us,聽聽

based on our summary of closed listings, pending聽 listings, active under contract listings.聽聽

Because I was not able to find any active聽 listings, it's not going to show that聽聽

sub-type here. It's also giving me low,聽 average, median, and high comparisons

and then overall market analysis in this menu聽 bar here. So this is more of a preview page聽聽

for yourself. Once you're done reviewing聽 this go ahead and click on 'Next Step.'

From here we have our price recommendation聽 page. So when you're getting ready for the聽聽

end of your CMA report and you want to go to聽 your seller and make that price recommendation,聽聽

you can do it based on a low, giving you a high,聽 as well as a recommended price. So again you have聽聽

the options to plug in these values if you聽 would like to have that printed on a page.聽聽

Again, you can do your low, high聽 average, and recommended price.聽聽

If you choose to do no price recommendation,聽 you can always go ahead and remove this,聽聽

but know that you have the option to change these聽 values. So say in this example I recommend the聽聽

price of $630,000 for their home. Here聽 are the listing price recommendation聽聽

options where you can recalculate, and once you're聽 happy with this, you can go to the next step.

Now when it comes to finishing your report,聽 you're going to have the options to choose聽聽

these different pages. Now the only way you're聽 going to be able to preview them is by selecting聽聽

and clicking 'Download,' so I highly recommend聽 selecting everything, going to your download -聽聽

you're then going to go to the bottom of wherever聽 you're previewing this, and you're going to be聽聽

able to pull up that PDF and review those pages.聽 So currently it's doing the thinking for us;聽聽

here it's going to pull the CMA report. I'm going聽 to click on that download and then I can review聽聽

the 21 pages. Now again I highly recommend you go聽 through these pages. Here I have my cover page,聽聽

and then I can go ahead and review. Okay so go聽 ahead go through these different 21 pages decide聽聽

what you like and then you can always go back here聽 and remove some of these. Here I have cover page,聽聽

my map so that my client can see where I'm聽 locating these comps from. I can remove subject聽聽

property description if i find that I no longer聽 need it. I have search parameters. I've included聽聽

statistical summaries. Here i have a default聽 color scheme but you can always change that if you聽聽

like. I can remove the individual adjustment page聽 if I want - again, go ahead and decide what works聽聽

best for you. Again at the end we can go ahead聽 and download it in case I made any changes,聽聽

because of course I want to preview this聽 before I go ahead and send it out to my client.聽聽

So I'm always going to recommend that you聽 select the pages you want; hit download.聽聽

Once again we're previewing it. I've only taken聽 off one page. I can go back. Once I'm happy with聽聽

the way this report looks, we're going to go聽 ahead and we can email it out from the system

and you have the option to do so here. We'll聽 return to our CMA or we can hit 'Save,' which聽聽

I'm going to recommend every time you create聽 a CMA report so you can go back in the future聽聽

to your previous CMAs. You're going to go ahead聽 and hit 'Save' and go to CMA name; I'm going to do聽聽

'CMA Report for Kevin.' Once I'm done I'm going聽 to hit 'Save,' and here I have my saved CMAs.聽聽

So as of right now I don't have any other ones,聽 but if I did they would all be under this section.聽聽

I can create a new CMA. I can edit聽 this previous CMA ,or if I highlight it聽聽

you can edit, rename, or remove in the future聽 to access this page. Again what you're going聽聽

to do if you don't have it already saved in聽 your favorites bar, go ahead and go to 'Menu,'

type in 'CMA,' and click on 'CMA,' and it's聽 going to take you to the Save CMA page.聽聽

And that's how you're going to create a聽 CMA report in the CRMLS Flexmls system.
