and today we're going to talk about roof

claims generally that's wind or hail
[7]
damage to your roof we've got a ton of
[9]
it going on in my area right now I deal
[11]
with clients every day that are
[13]
experiencing these kinds of claims so I
[15]
wanted to create a video that just
[16]
walked through it for you and helped you
[18]
to understand your insurance policy and
[20]
how it would respond whether you're
[23]
experiencing a roof claim right now
[24]
or whether you just want to be prepared
[26]
for when one happens so let's get this
[29]
going here let's talk about first what
[31]
we will learn so we're going to talk
[33]
first about why insurance companies have
[35]
different rules for your roof than for
[38]
the rest of your house it's actually set
[40]
up in kind of a different way and then
[42]
we'll talk about the three types of roof
[44]
coverage the first being the best and
[46]
that's replacement cost the second a
[49]
little bit lesser is actual cash value
[51]
in the third that you really hope you
[53]
don't have is no roof coverage at all
[56]
we'll kind of look at all those let's
[58]
start with a little known fact more than
[60]
40% of all homeowners insurance claims
[63]
involve wind or hail damage to the
[65]
exterior of your house that could be
[67]
your siding that could be your gutters
[69]
but the vast majority of those claims
[71]
involve your roof so insurance companies
[75]
are motivated to limit their risk with
[78]
specific coverage options for your roof
[81]
insurance companies know that they're
[83]
going to spend a lot of money in claims
[85]
for roofs and that's going to increase
[88]
your premium our premium for how much we
[92]
pay for homeowners insurance and so
[93]
sometimes they'll create a different
[96]
kind of coverage that specifically for
[98]
the roof to try and mitigate their risk
[101]
in the situation so they've created a
[105]
completely different name for the kind
[107]
of damage that usually happens to your
[108]
roof and that name is right here it's
[111]
wind hail coverage so if you look at
[114]
your homeowners policy there should be
[116]
some reference to wind hail coverage
[119]
specifically and if it's not you need to
[121]
figure out what that is and where it is
[124]
because almost every policy has wind
[126]
hail coverage separate it out on the
[129]
policy so let's start with wind that is
[131]
heavy movement of
[133]
air like wind gusts tornadoes hurricanes
[137]
etc so especially if you live in Florida
[139]
or somewhere like that wind coverage
[142]
super important because that includes
[144]
hurricanes the Midwest we have tornadoes
[146]
and things of that nature but it can
[148]
even be just high wind gusts that cause
[151]
damage to your home those do not include
[154]
by the way by the way your drunk uncle
[156]
talking politics that might be a lot of
[159]
wind but not included on your homeowners
[163]
policy the second part of that is hail
[165]
and those are frozen ice balls falling
[168]
from the sky they could be the size of
[170]
pennies they could be the size of golf
[172]
balls they could even be the size of
[175]
grapefruit Texas had some of that
[176]
recently hail is frozen ice balls
[179]
falling from the sky so wind hail
[181]
coverage is what's going to specifically
[183]
cover those two things all right so
[186]
let's start with a roof claim example a
[189]
storm comes rolling in and oh no there's
[193]
hail coming hitting your house it's
[195]
starting to cause damage to your roof
[197]
look at that damage that's terrible I've
[200]
never really seen a roof turn quite that
[202]
bad but a wind hail storm comes through
[205]
and suddenly you have a claim situation
[208]
you have a roof that is damaged in this
[210]
case by a hail possibly by wind as well
[213]
but you clearly have a situation so
[216]
let's talk about who's going to become
[218]
involved in this situation the first
[221]
person is you you the homeowner are
[224]
going to be in the center of the claim
[226]
situation making many decisions figuring
[229]
out how to solve this problems to take
[231]
your roof from damaged to completely
[234]
fixed the second one is the roofer the
[237]
contractor who's going to take care of
[239]
your roof and actually do the work to
[241]
fix your roof up and the third is the
[243]
insurance adjuster the insurance company
[246]
will put someone in charge of figuring
[249]
out how to pay the claim for you and
[252]
that's the insurance adjuster so that's
[255]
the individual who represents the
[257]
insurance company in this situation so
[260]
let's talk about the steps you're going
[261]
to walk through step one in my opinion
[264]
is to call a roofer roofers are the
[267]
spell
[267]
lists and they're going to be the one
[269]
who can tell you what damage you're
[271]
actually dealing with so to me I would
[273]
call a local well-known roofer that has
[277]
a reputation in your town they're
[279]
absolutely fly-by-night roofers that
[281]
roll in and knock on doors after Hale
[283]
claims are hail storms and tell people
[286]
they're happy to take care of it those
[288]
are not the people you want to work with
[290]
they often don't use quality products
[293]
there's nothing you can do if three
[295]
months down the line you realize they
[297]
didn't do the job well now they've
[299]
disappeared and you can't find them so
[300]
call a local reputable roofer and have
[304]
them come out and take a look now they
[306]
might say one of a few things they might
[308]
come out and say you know I don't see
[309]
any damage to your roof I don't think
[312]
you have hail damage or wind Hamet
[315]
damage in this situation they may say
[317]
yeah I see some hail damage it's really
[320]
bad like the roof in this example
[322]
clearly we've got major problems going
[323]
on here and it will likely need to be
[326]
replaced or they could say yeah there's
[329]
a small amount of damage I see it
[331]
they're likely we're going to repair it
[334]
so we might replace a few shingles or
[336]
deal with a smaller repair rather than a
[339]
complete replacement of your roof
[341]
so the roofer could give you a sense
[343]
right off of is there any damage at all
[345]
is it a limited amount of damage or is
[348]
it likely that we're going to have to
[349]
replace your roof so step one is getting
[352]
that estimate from your roofer step two
[355]
is starting the claim so this is kind of
[357]
the parallel line you've got the
[359]
contractor the roofer involved the
[361]
roofer is saying there's some damage
[363]
that needs to be dealt with and so step
[365]
two is you're going to start an
[366]
insurance claim you may call your
[368]
insurance company directly you may call
[371]
your local independent agent like I am
[373]
and tell them the situation and make
[376]
sure you have that claim what's going to
[378]
happen first is they're going to give
[379]
you a claim number which is what you
[381]
refer to throughout throughout the
[383]
process so that's an important bit of
[385]
information to have and they will likely
[388]
schedule an insurance adjuster to come
[391]
to your home that adjuster is going to
[393]
come out and take a look for themselves
[395]
at the damage what the extent of the
[397]
damage is and what needs to be dealt
[400]
with so
[401]
that should happen second and then step
[403]
three you're going to have the insurance
[405]
adjuster come out so let me give you a
[407]
pro tip right here super important will
[411]
help the process immensely and it's
[413]
really simply just be nice to your
[416]
insurance adjuster this is a person who
[418]
has serious power in the scenario most
[422]
insurance adjusters are great people
[424]
have your best interests in mind and are
[426]
going to take good care of you but in
[428]
all things if we treat people nicely
[431]
they are more likely to treat us nicely
[433]
as well if we are combative with that
[436]
person or treat them as if we distrust
[438]
them we could have a different kind of
[440]
experience so my advice be nice to your
[444]
insurance adjustor throughout the
[445]
process even if you disagree with
[447]
something they say okay so you're
[449]
definitely be nice to this adjuster
[451]
let's talk about what the possibilities
[453]
are that the adjuster could say the
[456]
adjuster is first going to look at the
[458]
damage to the roof and deem whether he
[461]
or she agrees with the roofer oftentimes
[464]
the roofer and the adjuster don't agree
[466]
and so you have to work through that but
[468]
in this case let's just say that the
[470]
adjuster agrees with the roofer it's
[472]
going to cost $8,000 to replace your
[475]
roof now I need to throw in real quickly
[477]
a part of your insurance policy that
[479]
we're going to talk about as we go
[481]
through the different options and that
[483]
is your deductible and all insurance
[486]
policies have deductibles and a
[489]
deductible is the portion of damage that
[492]
you agree to pay to fix so you're
[496]
agreeing that I will pay X amount and
[500]
the most common homeowner's deductible
[502]
is $1,000 and that's the example we're
[504]
going to use here I agreed to pay a
[506]
thousand dollars of the damage and you
[509]
as the insurance company are going to
[511]
pay then what your responsibility is
[513]
above and beyond that amount so
[516]
deductibles are incredibly important to
[518]
understand as you're trying to
[520]
understand your roof coverage so let's
[522]
start with the worst coverage well that
[524]
would just be no wind hail coverage at
[526]
all your policy does not have coverage
[528]
for wind or hail damage very common in
[531]
high hurricane areas like Florida but
[534]
in other places as well so it's super
[536]
important that you check out your
[538]
insurance policy and make sure that you
[539]
actually do have wind hail coverage if
[542]
you don't have wind hail coverage the
[544]
cost to replace your roof is eight
[546]
thousand dollars insurance company
[548]
obviously is going to pay zero you are
[550]
going to pay $8,000
[552]
it's kind of a bummer hopefully you have
[554]
some coverage so let's talk about the
[556]
two different kinds of coverage that are
[558]
there when you do have it and the first
[560]
one is called a CV or actual cash value
[563]
coverage a CV coverage says your policy
[566]
does have wind or hail coverage but the
[569]
insurance company is going to factor in
[572]
the age of your roof and subtract the
[575]
amount they pay out based on the age of
[578]
the roof so in this example we have an
[581]
$8,000 fix we've the roofers say it's
[584]
going to cost $8,000 to fix your roof
[586]
but let's say it's 10 years old the
[589]
insurance company is going to say well
[590]
that 10-year old roof is only actually
[593]
worth $6,000 not the $8,000 it's going
[597]
to cost to replace and so they're only
[599]
going to figure based on that $6,000
[602]
plus they'll subtract your deductible
[604]
from what they pay out a thousand dollar
[606]
deductible is the example we're using
[607]
here and in the end you end up paying 3
[610]
of that $8,000 out of your own pocket to
[614]
fix your roof so a CV coverage has
[617]
coverage and that's good in this example
[619]
you still got $5,000 paid out from the
[622]
insurance company but it doesn't pay the
[624]
entire replacement cost of the roof and
[627]
so that's that can be a surprise to
[629]
people in a real negative for folks now
[632]
replacement cost coverage is what you
[634]
want to see on your insurance policy
[636]
this says your policy has wind hail
[638]
coverage and the insurance company pays
[640]
to replace it of course minus the
[642]
deductible which we've talked about
[644]
already so in our example the cost to
[647]
replace the roof is $8,000 the insurance
[650]
company is going to pay $8,000 minus
[653]
your thousand dollar deductible so
[655]
they're going to pay $7,000 you're going
[658]
to pay $1000 which is the best version
[661]
of coverage for you replacement cost
[664]
coverage is what you want to have
[665]
because they're going to pay to replace
[667]
the roof
[668]
no matter the age of your roof so check
[671]
your insurance policy out and make sure
[673]
it has replacement cost coverage now how
[676]
is going how is this going to happen
[678]
step four is actually fixing the roof
[680]
you've had the roofer come out they said
[682]
you had damage you had the adjuster come
[683]
out they talked about your insurance
[684]
policy told you exactly what kind of
[687]
coverage you have and hopefully you had
[689]
replacement cost coverage and so we're
[690]
going to get things fixed and so we're
[692]
going to talk about how this gets paid
[695]
out because it can be confusing to
[697]
people and kind of you feel like ah
[699]
what's going on here so I'm going to
[700]
make it real easy for you and lay it out
[702]
when the claim first starts the adjuster
[705]
is going to give you money a check for
[708]
the AC V value if you have AC V coverage
[713]
that's all you're going to get but if
[714]
you have replacement cost coverage you
[716]
say wait a minute the whole point of
[717]
having replacement cost coverage is to
[720]
get the full amount to replace your roof
[723]
minus the deductible but I got this AC V
[725]
check what gives well the insurance
[727]
company is trying to make sure that you
[729]
actually use the money to replace the
[732]
roof so they're incentivizing that
[734]
process by holding back some of that
[736]
replacement cost money and giving it to
[738]
you after the roof is fixed so you're
[741]
going to give the money to the roofer
[743]
and then the roofer is going to go and
[745]
they're going to get that work done so
[747]
they're going to do some work and get
[749]
rid of that damage fix the roof on that
[750]
side then fix the roof on that side and
[752]
the roof is completely fixed everything
[755]
is done at that point either you or the
[758]
roofer is going to send the final tally
[761]
to the insurance company and the
[763]
insurance company is going to write you
[765]
a second check they're going to write a
[767]
check for the rest of the replacement
[769]
cost of the roof and then you're going
[771]
to pass that on to the roofer plus your
[773]
deductible generally a thousand dollars
[776]
and the situation will be resolved now
[778]
one last little piece about fixing your
[780]
roof sometimes those checks from the
[782]
insurance company include the mortgage
[785]
company's name on the check and that
[787]
could be kind of a pain because you've
[789]
got to work that out well they're
[790]
protecting the interest of the mortgage
[792]
company in your house they've got a
[794]
mortgage on the house they're using that
[795]
house as collateral if you don't fix
[798]
your roof and you've got a beat-up roof
[799]
then their collateral isn't
[801]
good so the mortgage companies want to
[803]
know that they're taken care of and
[805]
that's why their name sometimes is on a
[807]
claim check all right so your roof is
[810]
all fixed everything's taken care of the
[812]
claim is over
[813]
finally our rookie mistake and this is
[815]
an obvious one not paying attention to
[818]
wind hail coverage on your policy take a
[820]
look at your policy right now pause this
[822]
video go look at it figure out what kind
[825]
of wind hail coverage you have so you
[827]
know in a claim situation what will
[829]
happen and if you don't like the
[830]
coverage that you have you can fix it
[832]
now instead of after the damage has
[835]
happened all right
[836]
that was it what do we learn today why
[838]
insurance companies have different rules
[840]
for your roof and that's simply because
[842]
there's such a high amount of claims
[844]
that happen on roofs that insurance
[845]
companies are trying to mitigate their
[847]
risk
[848]
we also learned replacement cost the
[850]
best kind of coverage for your roof ACV
[853]
coverage for your roof - depreciation
[856]
for age and finally the worst no roof
[860]
