quick tips and tricks on using what I consider
to be the best Wilmington NC MLS tool available

on the region.

It also includes a Carolina Beach MLS, the
Wrightsville Beach MLS, et cetera.

So, in no particular order, let me go over
these with you, couple of disclaimers.

One, if you hear

some background disturbances it's because
I have seven kids and they're homeschooled

often there are disturbances.

Number two, don't you dare think that I'm
some super parent.

am just like you, every week I wonder when
am I going to get better at parenting.

And in fact,

today, my goal was not to sell any houses,
but just to go all day once without raising

my voice

to my children and as of 7:30 this morning,
sort of on that fine line of that goal.

And then three,

yeah, the power suit is on.

When you come to see homes I will be in flip-flops
and a

polo shirt at best.

So, first you get to Wilmington-Real-Estate.com,
click on Login, your login is your e-mail

address and the word "password."

A lot of people call me about Hoggard High
School homes for sale in Wilmington, so I

have

that as an example.

All right, here we have variables, house,
minimum price 550, max 1.15

million, 4 bedrooms, 3 bathrooms, Hoggard
High School and a minimum square feet is 3500,

so

you click on that and right away it will bring
it to listings with the most recent listings

on top, of
[126]
course.

All right, real quick, before I go into my
general overview of the tips and tricks in

the website, I

just want to show you how the map view works
because it's definitely a step above others.

Here

you get your basic map, you can also click
on Satellite and make sure there is not a

shopping
[146]
center right behind the house and then your
other trick is click on the orange man, drag
[152]
him

over to the street and just like the home
owner you get to scroll around, drag and drop

and see

exactly what the neighbors and the owners
are saying.

The house in question will be marked

by this little red dot and as you can see
it's a water view home, so that is a fantastic

mapping

trick to use.

Some of the other benefits of the property
details page has to do with the amount of

information.

You have immediately the details and you have
a big photo, not a little photo.

Much bigger photo then you find on other websites
and all the photos are all on the same page,

so there is not a bunch of clicking and backspacing
and it's also not on some auto play where
[199]
every second it moves on to the next photo,
meanwhile you haven't finished looking at
[203]
the
[204]
photo that you wanted to see in the first
place.

And the property details sets this apart from
[209]
other Wilmington NC MLS tools because it gives
you a ton of details that go on and on and
[215]
on.

Most agents have their websites set up to
only give you about these many details.

Their goal is

for you to have to call the agent and ask
questions so they can connect with you.

I was on the

cutting edge of real estate technology going
back to 2005 and my goal is for you to have

as much

information about each listing, that way you
don't have to call me.

And when you want to see

a property, you do call me and I'll meet you
at the door.

Some examples that most websites
[245]
do not have are room dimensions.

Here you have the kitchen 15x12, the master
bedroom is

20x14 on the upper level, there are three
stories, the dining room dimensions, down
[257]
here HOA
[259]
fees.
[260]
Almost no websites give you the HOA fees,
so here it is $76 a month.

Those are two good

examples of how this website is set apart
for helping you finding the home that you're

interested
[271]
in.

Now, a couple of quick search tools.

I put a link here on the right sidebar, that
way no matter

where you are on the website; you can always
do a quick Advanced Search.

So let's say you're

interested in Hoggard High School; however,
you grew up in Arizona, so you're wanting
[288]
to

have a swimming pool and you don't want some
community swimming pool, you want a

real swimming pool in your own backyard and
I use that as an example because I grew up

in

Phoenix, Arizona, so you click on House, you
want to be in Hoggard so you go type Hoggard
[305]
in the high school, in the school and instead
of clicking pool view go up here to keywords,
[312]
type

in "in ground pool" and your max price is
$600,000, so instead, if that's what you're
[325]
approved
[326]
for look in the $625,000 range and click the
Submit.

Right away, literally it took one second.

You have eight houses show up on the map and
the reason it's showing the map view is because

that's the last view we looked at.
[340]
It defaults to the previous view that you
were looking at.

So, if you want to the quick curb
[345]
appeal of each home Gallery format is great
and if you want to read immediately the first
[351]
few
[352]
lines of each listing then the List view is
great.

And, again, you click on any of these and
all the

details are there.

If you want to save it as a favorite listing,
you may go ahead and click the Save

Property and make any comments because you
may want to send a note to your significant

other

about the property and they'd want to be able
to read the notes that you saved as well.

And, of

course, like I've introduced to you before,
if you want to see what's going on in the

street, just

drag the little orange man and start dragging
and dropping and seeing what's on the street

and

there is the house in question.

If you want you can move the little orange
man over, click the

X and start over because I didn't take it
all the way there, maybe dropped it a little

bit closer.

There, we're more centered up now.

Okay.

Now, so, let me just use another example of
an

Advanced Search because there are all sorts
of examples.

On that pool search, you also might

type in "in-ground pool" because some agents
list it both ways and that could make a difference

of two extra listings.

All right.

Let me give you another example of the same
niche type search because you're a big

tennis player, you type in Wilmington, but
you don't to be like right up next to your
[441]
neighbor,

you want some space so here on acreage I'm
selecting a half acre, 0.5 acres.

I typed in the word

here "tennis" and at least 1,500 square feet,
that will eliminate some property, so click

on Revise

and I end up still with $550,000 a home, some
of them right away on Landfall, Marsh Oaks

and based on the curb appeal I can decide
to see some or not see some.

I may want to get more

narrow than that and just look at the homes
that are closest to Wrightsville Beach.

These two are

obviously way closer than down here so let
me pan in a little bit and see which home

m talking

about.

This is a home in Landfall and another one.

So, my point is, you can look for niche searches
based on the acreage you want and features

want and that will really help you a lot and
then you can save a search, so when another

home

comes up, that has excess to tennis courts
or Country Club, you'll be notified of it.

That way you

don't have to be notified of stuff you don't
want.

I will say this though.

As you get closer to

where you're ready to buy, we should switch
you to the MLS tool itself because nothing

beats it,

you get a client portal like this in which
there are newly matched listing that go out

and the agent

can recommend particular listing to you.

When your agent goes that one time with you,
they get

a great feel for what you're interested in,
so they will only recommend a portion of these

new

listings to you based on them knowing you
even better than, of course, the MLS automated

tool.

You can save listing favorites for yourself
like this lady has saved 11 homes and you

can actually

reject homes, get them out of your system
and your agent can learn from this as well.

They can see your saved favorites, they can
look at your rejected ones, you can post comments

on each listing and that way your agent can
read your observations on it or the significant

other

who is also on the same portal as you can
read your comments on the listing, it sort

of makes

for a lot of teamwork and this is what we
call a client portal and if you're going to

get to that

last stage of looking at homes, than I would
love for you to be on this system as it is
